Landmark has been a complete nightmare! At the final check I told the job Foreman that my floor was lifting and needed fixing. They sent someone out to fix it before we moved in that afternoon. 10 months later I submitted a claim because the flooring was lifting up, their own flooring expert came out, confirming the whole floor would need to be ripped up to replace this spot. Then they sent another flooring company to assess it, and they agreed. A week later, the warranty department called and said they’d only fix the specific spot where the floor was lifting.
When the repair team showed up, they were shocked to find that the flooring had been glued together with wood glue — on plastic! And even worse, when they finished, the replacement flooring didn’t match at all. I called the warranty department, and they just told me that was the best they could do. Fast forward a year, and another flooring company came out to investigate why the floor was still buckling and separating. Turns out, Landmark installed fixed cabinets over a floating floor, preventing the floor from expanding and contracting properly. Now I have to have the entire floor ripped up and reinstalled correctly by another contractor.
As if that wasn't bad enough, two weeks later, the light in our laundry room stopped working. When I looked at it, I found that the drywall was covering the junction box. How did they get the wire through? They just hammered it into place. I work in construction, and after this experience, I will never recommend Landmark to anyone. To top it off, the company they hired to install our dishwasher did it wrong, causing water to flood the cabinet and leak into the basement. They "fixed" it by slapping a sheet of plywood over the damage. Landmark doesn’t care about making things right — they just let people who’ve spent hundreds of thousands of dollars suffer. Read moreI've owned a home in this community for 4 years now. I moved in when it was first starting development. Now the HOA is an abomination. If I were in a situation to move, I would be out of here in a heartbeat. I have pictures of people who drive around taking pictures of homes and reporting any minor rule violations. I was fined for hanging a political flag in my basement (which I understand politics don't need to be displayed), and as ridiculous as that is, because "it was visible" if you looked into my basement window, I removed it. I was then fined again for 2 more months after removing. I recently also just received a notice that my one pumpkin fall decoration on my porch is a violation, and I would be fined if it wasn't removed, because fall decorations cannot be displayed after Thanksgiving. These are just two instances of many. The HOA enforcement is worse than any other community I've ever seen. I've never felt more like a house I owned wasn't mine. Another issue that has since been fixed, was the online portal for HOA payment did not work, it denied all forms of payment that you tried to add. They then sent out civil law suits for not paying when they would not accept the payments on their end. I had to pay the legal fees on top of the actual outstanding payments once they finally switched to a new online portal that actually worked. The HOA collection fees are also just about as expensive as the HOA cost itself. So you basically are paying twice as much just for them to take the payments. And if you work until 5pm and then have to travel home, good luck making it to an HOA meeting because they are scheduled during the work...
Read moreIf it wasn't for the fact that our pizza place was super busy one night , and while waiting my wife drove through Home Towne Square, I wouldn't be counting the days until we build with Landmark Homes, simply THE BEST!! We built with another local builder in their Over 55 in 2015 and it was a horrible experience. Landmark, their sales people at each community are awesome, the colors selection staff are so knowledgeable and know what there talking about. We have looked at all three wonderful Over 55 Communities that they have and love all three, but we are overwhelmed with Home Towne Square. It's us, it reminds us of Cape May, which has special meaning and we know we are going to enjoy our final home stage of our lives building with Landmark Homes and living in Home Towne Square. We grew up in Lancaster County and know the area, but if anyone reading this from out of town or state and are looking to retire in this beautiful area. All I will say is look no further than Landmark Homes, THEY ARE THE BEST, no doubt in my mind and I grew up with a Dad that was an architect, and he would be very impressed!!
