First and foremost let me say that I am not a disgruntled tenant that stays in The Zone. The things I'm about to state are FACTS and facts only. I'm not gonna get on here and throw my OPINIONS around because if I did nobody would risk even coming here. Now to start off, The Zone is one of the oldest and run down apartment complexes in College Station. All you have to do is come and take a look and then compare it to other apartment complexes in College Station. Second, DO NOT BELIEVE THE MODEL THEY SHOW YOU!! It is classic bait and switch. The model will look very comfy and "homey" and very clean, new and fresh, but in reality you are getting a dusty, dirty cell. The actual apartments aren't near as clean and or look anything like the model. The furniture is stained. The desk in the room is broken. The front of the rack on the bottom of the stove is hanging list goes on. Then the property itself? The gate breaks CONSTANTLY( cars have been vandalized more than once), they need new a/c units, but won't replace them because they would rather have maintenance come fix it over and over. My a/c had problems 2-3 times since I've been here and I've only been here 6 months and yet and still I have the same unit. The maintenance man that came and fixed it the first 2 times told me flat out they needed new a/c units and various appliances all throughout the complex, but says the PM told them "they couldn't afford it right now". I won't deviate on hear say so I will get back to FACTS. The Zone is charging 499$mo( although I got a deal, or THOUGHT I got a deal at 449$mo) and we were told that if we didn't "lock in" at that rate it rent would be going up. At that price you will get way more bang for your buck somewhere else in College Station. This complex isn't worth anywhere near 500$ or the 449 I'm even paying right now. I am moving to a new complex and I was told by the Property Manager that EVEN THOUGH I AGREED TO FINISH PAYING OUT MY LEASE I would still be charged a 300 sub letting fee which made no sense. However, I got in touch with the Property Owner, and he said that they were in fact wrong. If I continued to pay my rent every month I didn't owe them ANY fees. So one of two things: Either A) They knew that and tried to beat me out of 300$, or B) They didn't know that and as a Property Manager and staff that quote, "has been here for years", how don't they know the policies in which they are LEGALLY supposed to uphold? Either of those shows poor management and/or total disregard for their tenants well being. They also have a policy in which they combine the utilities with the rent, which isn't unheard of. However, for the month of December, I was gone home for the Holidays for a bit shy of a month and my roommate was gone for a good while himself. I asked why my utility bill is still the same and I was told to contact the Aggieland Utilities by the office staff and said they "had no control". Rent was published to be paid on the 1st, and since I am disputing my wattage bill that THEY had the brightest of ideas to combine with rent I can't pay rent without paying the disputed utility bill. Today is SATURDAY the 4th and it has already went up from 568$ to 619$!! I have NEVER been late on rent since being here and they added a tax for taking the time TO DO WHAT THEY TOLD ME TO DO, which was contact the Aggieland Utilities and get it straight with them. I've tried being cordial with them, but now I have to let potential customers know and be privy to the FACTS of my living situation here at the zone. Read moreWe have been living in The Zone Apartments for almost 7 months. Within this period, they towed my car from my parking spot that we pay for monthly. This happened in December at 10pm: my car sticker was there but they did not see it and towed my car. I had to pay $364.00 to get my car back itself, and then I had to spend $64 for an Uber to go to the towing company office and pick my car up. After I got my car I sent an email to the Zone Manager/leasing office to solve this problem, but they never replied to me.
It was so frustrating for me when I saw that my car was not there. I was going to pick up my daughter from University, and she had to wait almost an hour for me in the night because of this. I feel truly violated of my rights as a resident.
I thought everything was fine until it happened again today (04/06/2025) at 9.30 p.m. Fortunately, this time I was coming downstairs to pick up my stuff from my car. I saw a guy towing my car and asked him why he was taking my car. He was telling me that this is not my parking spot, and that I do not have a sticker. I clearly have a sticker on the back of my car, where the leasing office specifically told me to put it.
I got really mad after hearing this and showed him the sticker, which he should have been able to see if he used his brain. Only then was he saying sorry, but for some reason he was saying what was happening was not his fault.
Honestly, it feels like harassment as a resident, and it really is very frustrating to live here. Where is the parking fee I pay every month going if they just tow my car whenever they want? It truly just seems like it’s their business model to tow cars intentionally, as I have seen other people have similar experiences at this place.
These events are my last straw for staying at the Zone, but there are so many other problems as well. There is absolutely no maintenance or cleanliness both inside and outside the apartments. When we first moved in, there were roaches on the bed, in the fridge, and in the bathroom. Even now, I am honestly scared to go to the kitchen at night. When I do, all I see are multiple generations of roaches, from babies to gargantuan adults. It is genuinely terrifying to live in my own place because of the poor pest control and inspections.
Additionally, we have had to call maintenance many times because of broken things and water leaks, but the maintenance team is not timely with it at all. Once, our water was leaking and we called someone. He took a look and casually said that he would have to turn the water off for the whole night, like it was nothing. When I told him and his boss that we still had to shower and cook, they were very judgmental. The guy also said he does not know what to do because he’s the “AC guy” and doesn’t know much about water. So, he was going to get someone else to fix the problem, but 30 minutes later he came and turned the water off anyway. What was the point of all the fuss and telling us there was a solution when you would just turn off the water?
There were also many instances where the water would sputter and/or just not work, and when we called to ask about it, they would just casually say that they turned off the water. If I hadn’t called to ask, I wouldn’t have even known: why wasn’t there an email or notification notifying everyone of this when it very clearly affects everyone?
Overall, the Zone is not worth neither your time nor money. We got it as a last minute option but we truly regret it now. Please do your research and find a better place because this is not a good place at all. I hope I could help you...
Read moreJust two days ago when I arrived for the fall semester, I received everything they gave me in the morning. However, I forgot to immediately put my reserved parking permit sticker on my windshield. My reason for not doing so was because they clearly mentioned "towing starts September 1st" when we got here. But, what they forgot to tell me was that towing under reserved parking spaces would be in effect immediately starting Monday, 24/7.
When I woke up this morning and saw the email that was sent at 11am about towing taking effect immediately under reserved parking, I went outside to find my car gone. I went to the office to ask about it, and they explained that during the moving-in weekend, it was okay to park in the reserved spots anywhere, given the circumstances. I agreed that made sense, but I wished they had informed me about the 24/7 towing under reserved parking starting Monday. I should have been more prepared for that possibility. Adding to the frustration, I asked them what time my car was towed, and they said it was around 2am, but I only received the email about reserved parking being towed at 11am.
Now, let's talk about why my vehicle was towed. Someone parked in my reserved spot yesterday, the office was closed, and there's now assigned parking. I didn't even think about using visitor parking or calling a towing company because it was a late Sunday night and in which anyone could've parked anywhere at the time. So, with no available parking and the assumption that towing would take place on the 1st of September, I ended up willingly parking in the spot next to mine and I didn't pay it much notice assuming it was fine since someone took my reserved parking space. Since staff failed to inform me that towing would take place immediately for reserved parking once the move in weekend was over, maybe it was in fine print or something when signing. That's why my car got towed, in addition to not having the parking sticker on my windshield because I thought I had the morning to put it on. Should've just put it on as soon as I received it.
There was a lot of miscommunication between management and myself. That miscommunication had a $327 price tag so just to put this out there for anyone reading reviews, I'd just be really cautious with the information you're told. While the staff and management are incredibly nice and I love the community here, prices are increasing and the move in to my apartment was terrible. The price to room comparison was definitely not worth it. It has been a hard negative experience one after another. There was an ungodly amount of dust everywhere in general which I had to clean up, my toilet leaked on flush, lots of dirty outlets, broken disposal, and one of the first things that caught my attention was the rather neglected state of the ceiling fan. Covered in layers of dust and grime, it seemed like a daunting task to restore it to its former glory. Lots of things I could list with my experience moving in, but this review is getting long.
