DO NOT LIVE HERE! I am usually not the type to write reviews, especially negative ones.... but my experience leasing at campus village for the 2024-2025 year has been AWFUL. The first day of move in in august, our entire townhouses air conditioning did not work. Maintenance came to "fix it" but ironically a few days after they came, the air conditioning to my room completely broke. Also not to mention the fact that they do not clean the homes in-between tenants. When I first moved in, everything was covered in dust and dirt and my bathroom shower was DISCUSTING. The first 3 MONTHS of me living there my bedroom had no air-conditioning in the 90 degree weather. Maintenance came at least 3-4 times to "fix'' my air conditioning, but it would remain broken. Also, the entire year I have lived here, I've had to air dry my clothes because our dryer has been broken. Once again maintenance came MULTIPLE times to "fix it" but it still doesn't work, so my roommates and I just gave up trying to get it fixed. On multiple occasions, the smoke alarms go off in the middle of the night. And its not a low battery chirp... full on blaring at 1:00 in the morning. Once again since maintenance did not fix the fire alarms the first time, so we called the fire department instead. The pool and lazy river during warm months are GROSS! Always empty beer cans everywhere, dried throw up that nobody cleans up (even when requested) and just all around not taken care of. I also got matched with a random roommate that runs a full on nail salon out of my house. The house constantly has random clients in it, always smells like alcohol and acrylic, and i get woken up to the sound of a nail drill constantly. Management is aware of the business being run out of my house, but continue to let it happen because once again, THEY DONT CARE! Also the location of campus village is not very good... every night I hear cars racing on the highway and the train tracks. Also, the surrounding apartments are not very nice (there's been multiple drug busts at apartments 2 minutes away from campus village) there's constantly the sound of police sirens and I've watched so many people get arrested on Southwest pkwy while driving home. I feel bad leaving such a harsh review, but I have never experienced such unprofessionalism while leasing a townhome. Hopefully once management sees this review, they will put effort in to make peoples stay enjoyable. NO PERSON SHOULD BE PAYING $700 A MONTH TO LIVE IN A HOUSE WITH NO AIRCONDITIONING IN THE TEXAS HEAT!!!!!!!!!!!!!!! When I asked for any form of discount off rent or utilities I was told no..... Cons: Management and office staff is typically a rotating door. I will say that Whitney was helpful if you could get a hold of her. The roommate 'matching' is horrible. Don't sign here unless you have a full apartment lined up. I did random roommates 3 years and every single year it was a mess. The questionnaire they have you fill out prior to assignments plays no role in who you get. In addition, they will change the roommates on you at least two times before move in. If you want something done here you have to be persistent. You cannot count on the staff to get it done. I complained one summer for at least two months of a beeping sound coming from the electrical room next to me and they kept pushing it off. Turned out a fire alarm wire had been tripped and it took them two months to address it regardless of me and my roommates complaining several times. I have had countless packages 'lost' only to be found a couple hours later by a different staff member. Mail is put in the mailboxes by staff and not the actual post office which means it can take several days for it to be sorted and actually put in your box. If you go in and ask for your mail they won't let you take it.
Pros: the prices are amazing. You can almost always expect rent to lower if you resign and the flash deals they have are worth it. It is worth noting that you get what you pay for. This isn't a super luxury place but it is a nice place to live in college. The amenities are great. The gym is really nice, fitness on demand is so much fun, and I cannot talk enough about the pool. The pool was by far the best part of the complex. Maintenance is really fast with getting things fixed and the guys are always really nice. Only issue we ever had was that we needed a new washer and that took a while but it was understandable. They are very pet friendly and when I got an ESA they were more than accommodating and kind. There are always resident appreciation events with great food.
I think the biggest issue is that because of how fast people are in and out of the office it is really impossible to get much done. Most of the staff are students which means this isn't their priority or their career and it is obvious that they feel that way. Management is not horrible but it is difficult to get ahold of them and they very rarely respond if you manage to actually get a message across. If you are a big go with the flow person this is not a bad place for you, however if you want to have a say at all in your living experience I would recommend...

They initally told us it was dust and we had to spend $500 on mold testing to scare them enough to actually pursue vent cleaning. They're creating uninhabitable spaces and completely dropped the ball with handling this issue. Awful management.
I lived at Campus Village for multiple years during my undergraduate and honestly I would recommend running far away from this place. When I moved in the apartment was absolutely FILTHY and the carpet was covered in smoke stains and torn everywhere. We spent the entire move in day cleaning it ourselves. Unbeknownst to me, the apartment was infested with mold and it significantly impacted my health. I had trouble breathing and felt sick for YEARS and when I brought it up with management, it took almost 6 months to get anything done about it. I had to spend $500 to have a professional mold testing company do a microscopic analysis as the management claimed it was "just dust". They sent someone to clean the ducts, but honestly they need to be completely ripped out and replaced because the duct cleaning did absolutely nothing. The main AC unit sits right above the shower, and a lot of other units around me seem to have the same issues with mold. Also, be careful of the reviews you read here. I've known multiple people on staff at the front office (some of my friends) and they were incentivized to write 5 star reviews by management. Finally, the management here is honestly some of the worst I've had to deal with in my time living in apartments. Hunter and Whitney are unreachable, unprofessional and do not care about your experience living here. Hunter even lied about scheduling the duct cleaning, so I had sedated and moved my cats for nobody to show up. Whitney is also unreachable despite responding to multiple reviews to her phone number (only 5-stars that is) and just won't respond. I wish I could've said I had a good experience here but I didn't and honestly I'm grateful I had the ability to move out early.
Edit: as you can see the managers are not interested in rectifying these types of situations as they reply to every 5-star review and run and hide when someone speaks up. Every single neighbor I've had has noted feeling sick and having mold. If you live here PLEASE check your vents and take care of...
