There is no reason whatsoever to live here. While they are friendly and helpful when you're moving in, this company is entirely trying to make money and does not care about the people living there. Everything is the cheapest possible thing they could get. 1.) the dryer does not work. You have to dry things for sixty minutes twice with a small load to get dry clothes. And they still don't come out warm and dry, just mostly dry. Maintenance just basically has to apologize that the dryer is so bad. 2.) There is little to no insulation. We had to purchase insulation stuff for the windows and door because there is so much cold air let in. We put duct tape around the seams on the cute little window outcrop because they were, and I'm not kidding, blowing freezing air in, and occasionally snow. 3.) my backdoor never locked. I put in several maintenance requests for this and while the people always showed up in a timely manner, the wrong parts were ordered and then just never dealt with. 4.) The walls are thin so you can hear things going on next door. 5.) I was one day late on rent because I was in the hospital and they tried to charge me an extra $100. Which is EXTREME. And the only reason they didn't end up charging that was because it was a first time offense. But told me that in the future, no matter the reason for it being late, I would be charged.
My biggest problem has been during move out. I knew in January that I would be moving when my lease was up in June. I called to ask when the actual day of my lease was up and told them I would be moving out in June. I also exchanged emails (though I can't find them... typical) that I would be leaving at the end of my lease. Apparently, these were not communicated with whomever was in charge of my lease. I moved out, turned in my keys on a Wednesday, my last roommate went to turn in her keys today (Saturday), and we are just now being informed that I needed to provide a sixty day notice that I would be vacating this property (apparently it was in the lease, but forgive me for not having that memorized). I am already in Pennsylvania and they still want me to get a signed document to them informing them that I'm leaving... even though I turned in my keys days ago... and no one mentioned it to me then. Or in my previous communications. They want me to pay for July when I moved out in the middle of June. I don't mean to sound callous, but I didn't have neighbors on either side of me by the time I moved out... so it's not as though they are losing money because they can't move someone in on July first. I understand the letter of the law situation here, but as I said, this company doesn't give a flying you-know-what about the people living there, they only care about making as much money as possible. Clearly, this was a misunderstanding and instead of both parties taking responsibility for the faults, it all falls on me. I'll be paying for an apartment IN A DIFFERENT STATE because of this. I understand that I should've checked the lease, but I really think someone could've told me this when we turned in our keys at the very least... then I could've done something about it while I was in Ohio. Instead, I have to fax things back and forth (more money) and I just paid money for my move and for the new place and I don't have an extra thousand dollars to shell out. Especially not when there are two identical apartments on either side of mine that aren't being rented... it's not like they're losing money. It is little surprise to me that they don't have many people living there. They do not put forward the "caring about the customer" experience... they care about making money. I wasn't even going to write a google review until this happened.
In essence, the place is cheap as f* and you'll end up paying a shitload more in electric trying to heat/cool the place or do your laundry than just the rent.

Read moreI moved into the Exchange in July of 2017. I signed a lease for an apartment away from major roads to keep the noise to a minimum. While I was on vacation, about a week before my move in date, I found out that they had rented the apartment I signed a lease for to another group of people. Although I had signed the lease first, I was told to choose another location as the other group had already moved in. I had very limited choices for a new location and ended up on the corner of the entrance to the community, which was very busy and noisy. I was compensated with about a week's worth of rent, but had I not accepted, I would be without a place to live. The street noise throughout my time in the Exchange was not worth the week of rent. It didn’t help that a large road construction project to build a roundabout started about 2 months before I moved out that went on a few feet from my front door.
The unit itself was nice. You could tell that quantity was prioritized over quality when building the units as there seemed to be slightly different shades of grey paint on the walls, gaps in the flooring, and issues with water breaching the exterior of the unit, and a leaky toilet that still dripped water on the floor after 3 maintenance requests. Overall, it was nothing serious and I didn’t give it a second thought.
For a few months, I never had a neighbor to the side of my unit. Once they moved in, I could hear conversations, television, footsteps, music, and all of the sex they had. I expected some noise, but I could hear just about everything my neighbors did, which was extremely irritating, especially since they liked to come home at 2 or 3 in the morning on the weekends, waking me up constantly.
The parking situation was not ideal. For the first few months, it was a free for all and there would be no spots available at the end of the day. I even had people block my garage because of the lack of parking spaces. They implemented parking rules after a couple of months which seemed to help, but there were still people who completely ignored the rules who continued to do so through the day I moved out. There were also issues with people not picking up after their pets. You could tell where they lived because of the pet waste all over the grass and mulch next to their units. This never changed while I lived in the Exchange. In addition, the trash/recycling service used in the Exchange picked up a couple of my packages from Amazon, even though they were on the opposite side of the garage from my trash. I’m not sure if they stole them on purpose or they just didn’t care enough about their job to pay any attention.
Utilities are paid through Nationwide Energy Partners. I don't think I had a bill under $200 for any month, including the winter when I keep the indoor temperature set to 63 degrees. My average monthly bill for a 2BR/2.5Bath was about $225.
The provided washer/dryer combo is also very poor. The washer has torn my clothes, the dryer has stained some with a black soot-like material, and the dryer takes 2-3 cycles to dry clothes. If you're doing a load of laundry, plan on 2-3 hours to finish.
During my move-out walk through, I pointed out a couple of holes in the carpet caused by my puppy. I was told it should only cost about $250 to remedy, and I realize this wasn’t an official estimate. After moving out, I received a final bill for just under $1,000. I was told the entire carpet was dirty and stained, which I completely disagree with. Beside the two holes, there was nothing I would consider anything other than normal wear and tear, especially on carpet of that quality. I ended up being charged to replace the carpet throughout the unit which seems to be a theme when reading through other reviews.
If you don’t mind noise, can deal with pet waste on the ground, a crowded parking situation, and are prepared to owe money after moving out, you should consider this community. Knowing what I do now, I would not have...
Read moreI moved in back in January and have been here in the stansbury town exc townhome for about 5 months . I haven’t really had issues I really live the apartment and the area aside from ridiculous electric bills with me not even being home half the time. About 3 months into my lease my father had became mentally ill really bad and had to be hospitalized. I ended up having to miss work for a couple weeks to make sure my dad was ok and also was helping him pay his rent in addition to mine. The whole time the situation is occurring I kept the leasing office informed and notified them that my rent would be late and was told that it was perfectly fine. The next month in around April I communicated with the leasing office about transferring apartments just due to the fact of my dads illness and having to help him out , I was told that in order to transfer apartments to the one bedroom I would have to be 6 months into my lease. I then said ok that’s fine but I definitely do want to transfer around that time just given the situation with my dad and how it’s really hitting me financially. So this month (May) comes around and obviously my rent is late again but I send an email and add notes to my account even given that the office already knows my situation , I then see that an apartment at another LC community in Sunbury opened up availability for July so I reach out and try to get it locked in and make sure that I’m allowed to transfer between sites and was told I was able to . A few weeks later I get in contact with Sunbury to reserve the apartment and was told I’m not eligible to transfer per my leasing office (LC new Albany) mind you I spent two months getting my stuff packed up and planning this move out even making plans with my two year old and my work. So now I reach back out the the leasing office here in New Albany and ask what’s going on like why am I told I’m not eligible and they tell me because I had late rent payments. Then I email again and tell them this makes no sense , now all of a sudden there’s a problem I wasn’t even notified or anything like hey if your late again you won’t be able to transfer or none of that . I was completely left in the dark. I’ve sold most of my furniture and everything! The fact that I was in contact with them every month making sure I knew the qualifications this was never brought up , I just think it sounds a little odd . I can see if my rent is just late every month and I don’t say anything but they clearly knew my situation and aside from that even after me being late once they knew my interest in transferring ! I still haven’t been notified by the LC New Albany leasing office . I had to hear it from the LC Sunbury office which I was trying to transfer to, that I wasn’t approved for the transfer . I really am just disappointed at this point because I was strung along especially on top of everything I’m going through at the moment and on top of that the apartment I wanted was literally 1000$ less than what I have now , it just makes no sense to me why I can’t transfer like I’m literally being honest about my situation saying hey this is what’s going on . I could see if I’m trying to upgrade apartments but that’s not the case. Anyways now I’m left without furniture and have to figure something out because of the unprofessionalism ! I genuinely appreciated the understanding and letting me pay my rent late for the times I needed and this whole process of my father being hospitalized , but I also feel like I paid the price with paying my late fees of 250$ each time .
