Checked in Saturday 09/14 04:15 pm – we received notification that the home was ready before this time (text received at 3:34pm), the pool cleaners were still there just getting started on cleaning the pool.
When we went into the home for the first time a few things were very noticeable. There was a broken/hanging recessed light on the 2nd floor. The right King bedroom’s light switch did not work. There were hanging cob webs all along the ceiling. There was visible dust in the vents. There were spiders all along the windows outside the home on the porch. There was some type of blue sand on the windows by the fireplace. We had placed our son on the floor to crawl around and after 20 minutes his knees were very dirty and dark in color. Made it seem like the floor weren’t even mopped for several weeks.
That evening we unpacked our dry food into the pantry and within an hour they were covered in ants. We also found numerous ants around the couch area (assuming its from the lack of mopping/cleaning that was very apparent). A pest control person came out and treated the areas. They told us to wait a few hours and it would be fine. The next day, we still had ants in the pantry, and several that had found their way into our sealed food. We had to throw out a handful of items due to the ants. We texted again and were told there was nothing else to be done as pest control was already out there. So we had to keep our items in bags for the remainder of the week. This was very much not ideal and extremely inconvenient.
Monday, the kids attempted to play basketball at the hoop and discovered it was swarmed with wasps. The volleyball area was also overgrown with grass, mushrooms, and was completely unusable. There was also a safety hazard on the steps to the pool with one of the wood board being loose and raised, one of the kids almost tripped.
Tuesday we woke up to water all over the dining room area due to the window leaking. The harder it rained, the more the water dripped inside. Please refer to the before section where we had to keep our food in bags and away from the pantry, as this caused the boxes and bags to get wet as well as we had to find towels to mop and keep the area dry. Someone came up and put a band aid fix and caulked the seam of the window. This helped for maybe 3 hours, and then the water started coming through the seems of the other window. And then the ceiling starting to fall and started leaking as well.
I had sent an email on Tuesday 09/19 laying out all the issues, the ones we reported along with the minor ones we did not report right away. Almost 24 hours later on Wednesday we received a response from the realty company stating that we should have said something soon as they had emailed us the day after check-in to see how things were going, and that they did NOT have a phone number on file. First of all, we are fairly easy going people and were trying to NOT let the little things bother us. Second of all, we did report the bigger issues as soon as they became apparent. We can’t report something we don’t know exists. Third of all, I think it’s a complete crock of crap that the excuse was made “we did not have a phone number on file”. How were we able to send issues via text then? Our file on the portal showed a phone number? The excuses that were made in that reply email and not evening acknowledging the realty company’s lack of upkeep or housekeeping was appalling.
We received an email asking about a review of our stay. We had to make the best of our time in a home that was very poorly maintained. I don’t think we will be using this realty company again for our next trip as we were very displeased with the service that was given and the condition on the home we rented. When someone vacations to another home, the expectation is that the home should be clean and well maintained. This was not the case. Read moreThis is the 2nd year we have stayed at High Adventure 807 in Corolla. We originally rented the house on our stay last year for 2025 through Vacasa. The management was transferred to Village Realty. During the transfer process, we were given a lower rate, signed a new contract for the lower rate, which Village Realty sent a couple of days before our vacation stating they needed a new signed contract. The amount we paid last year when we reserved the house was significantly higher. My husband spent hours before our trip sending documentation, emailing back and forth regarding the price difference and was unable to resolve the issue. No one would respond to his emails. When we arrived, we visited the office and were told that not everything had transferred and the price was what we originally paid. As a Realtor, I would have made sure the rental costs matched the original contract verses sending a new that needed to be signed with a lower rate and causing confusion and MANY hours spent trying to resolve the issue. We had received an email a few months ago stating we would receive a partial refund due to the owner not being able to complete all of the upgrades they were anticipating when they increased the rental rate from last year over $1200. My husband is currently working on getting this refund. We love the location of the house and for the most part, everything was clean when we arrived. There were two issues we encountered with the house. The biggest issue cost us $400 in a visit to Martin’s Point Vet Hospital! Our husky started experiencing constant diarrhea starting Wednesday. On Friday, we took him to the vet, he was very dehydrated, received fluids, a shot for the diarrhea and 2 medications. We had no idea what was causing the issue. When we got back, we were sitting on the upper deck and heard him drinking something. We found a trash can in the corner on the side deck that was full of very stagnant water along with debris that was left in the can. When my husband poured it out over the railing, it smelled HORRIBLE! This can had obviously been sitting there a while to smell so bad. This should have been found and removed by the cleaning crew. I heard Red drinking something previously but thought my husband had put a water bowl down for him, not realizing this was there. Thankfully, Red is recovering and feeling better. The second issue, which I mentioned on our office visit, was the black surface mold on the bedroom vent and ceiling, as well as a small amount on other vents through the house. It was very obvious and would think the cleaning crew would have reported it. No one seemed to know it was an issue. I spent the first night and next day with sinus issues and purchased a cleaner from ACE to at least clean off the surface of the vent and ceiling. I realize there is a limited amount of time to flip houses but I would think checking the ceilings for any potential issues would be on a checklist, if there is a checklist. I suggest this is added. Last year we dealt with a small roach issue in the house which appears to have been taken care of. With this, the issues this year and probably another year with a really high increase in the rental rate, we will be renting elsewhere. Read moreVillage realty used to be amazing, but they have fallen so far over the last few years. We have been renting a beach house in Currituck Club from them for a week every summer for almost 15 years. Booking this past year was a mess. Our rental history and phone number was somehow associated with some random person, so basically our personal info and another clients was mixed together. Data security fail, but whatever. We rented a home for this summer and arrived to find two different sets of workers inside. One set patching and repairing a hole in a closet in one of the upstairs bedrooms, and another separate crew working in the garage. House was not ready for rental. The home had water spots on the walls and mold on the kitchen ceiling, and the carpets all throughout the upstairs of the home were stained with what looked like food and drinks. The house was not rented the week before our visit according to the booking calendar on Village Realty's website. Keep in mind this is a 4300sq ft beach house that rents for 4-8k per week depending on time of year. If there are major issues like a water/roof leak, the owners have the expectation that the management company fix it immediately, as it impacts their summer rental season revenues. The management company sells the service to owners promising prompt maintenance repairs and quick turnaround to keep the rental revenue flowing. The hot water was sporadic and I managed 2 hot showers out of 7 days. We called and emailed the office staff photos of the condition of the home and they didn't even send out a staff member to check out the issues or offer resolution. I do not blame the owners of the home and im hesitant to post photos, because the owners pay village realty to manage and maintain the property. I dont want to negatively impact the owners ability to rent their home by posting pics, as im sure as soon as the owners of the home see it's condition they will make repairs as it's a $1+ million dollar rental property. They will probably be shocked when they see their home after paying the property management company +/-20% of the rental income to manage and maintain it. This is the first year we have had an experience so bad that we didn't opt to rent the home again next year. We've had issues in the past, and the past management (now gone) has corrected the issue immediately and we were very understanding: understandable issue #1: Checkout is 10am and early check in is 1pm, so 3 hrs to clean a 4k square ft house for the next renters is an understandable challenge, and we were fine with it. Issue # 2: 2 zone AC and the lower floors ac broke. They fixed it within a 12 hours. Anyone who owns a home knows this happens, management of the past responded appropriately for the situation. This year the staff basically showed zero care or response to mold and water damage to what I would guess was a major roof leak (im not a contractor, just a homeowner who has had to maintain my own home).
