Please be advise* think twice and maybe a third time before deciding to live here. What is advertised on the listing is not what is in real life. The experience of my room mates and I is all based on what we were sold. And we were not expecting it to be as bad as it was.
So here we go. I’ll begin with the cons because let’s be real that’s what you’re here for.
Cons, living here we experienced…: -Break of entry, some hoodlum tried to enter our apartment. Thanks to our two dogs they thought it twice and ran. (We were aware of who it was because our dogs barked at the person everytime they walked by from afar. And it was the only person they aggressively barked at.)
-there apartments are old so you will deal with MOLD. Regardless if they instruct you to keep in mind the cleanliness it will come.
-there second story apartments have carpet in the dinning room, living room, and all rooms.and if you have pets it will not workout for you. They will charge you for the carpet at the end of the lease no matter what (we paid around $1100-1500 estimating)
-there security of the apartment complex is not on point. Expect to see homeless walking around the complex and with homeless in the area then you know what other things attracts them. Connect the dots yourself.
-the complex is located next to a college so expect to see a lot students live around you. you will have to deal with the NOISE they make. (Kickbacks, parties, screaming, etc)
-you will get towed if you park on the red. I got towed on the last day of my lease moving out my stuff.( Be sure to put your blinkers on)
-NO GUEST PARKING. Limited to 6-7 spots on Fairview side of street.
-your things will be stolen. DO NOT LEAVE BIKES, Or anything valuable outside. It will be gone.
Costa Mesa is nice on the outside but these apartments are ghetto as it comes. Connect the dots as to what that means. One of my roommates had to square up and or deal with people coming up to him trying to start problems for no reason.
-you will constantly walk around checking your 6.
-this is not a family oriented apartment complex. If you have a family and looking for something, look else where and pay the same amount of money on a better situation. Even then I would recommended to students, but I would tell them to reconsider.
-it is extremely expensive for what you get.
-second story patios are small and they suck.
-only wall unit ac in the living room. It gets extremely humid on the upstairs units during summer.
-people have no respect for parking they will park in your spot.
-people are dirty, and leave a mess at the pool. Think twice before entering the pool and jacuzzi. Kids and all teens will be using it all day.
-you will constantly see cops, that should tell you something.
-laundry room is horrible. It doesn’t wash properly, dryer burns your clothes or blankets, and washer rips your clothes because the washers are old and they have damaged metal rips that clothes gets stuck on
This is as far as to what I saw and had to deal with at the complex. Now let me tell you about the minor pros.
Pros: -gym is decent and you will access to it 24/7 -youre a 2 minute walk from grocerie store, liquor stores, fast food, etc -designated parking -weather is perfect in Costa Mesa so you will get a breeze from the second story units -your close to the freeway -the units are spacious, regardless of the bedroom’s availability -they allow dogs -access to heater in every room -maintenance responds quickly
Like I said think it twice before choosing these apartments. This was our experience, it’s different for everybody. I’ll let you do what you will with it. I hope it helps...
Read moreI am a current resident counting the days I can leave this horrible place. The parking sucks. My girlfriends handicap van was wrongfully towed twice causing us to pay over $1,000. Cockroaches and spiders everywhere that they crawl out of the ac unit.Laundry room only takes a prepaid card and most of the time the closest machine (half way across the complex) is out of order with no sign. It's eaten at least $30 since I've lived here. Giant dogs are running all over even though in the leasing office there is a sign with pictures regarding dogs that are not allowed in the complex. Baby German Shepherds and Husky's walking around being noticed by maintenance people but nothing is ever done. They are lunging at other people and dogs with small children holding the lease being pulled behind them. The same cars will continue to be parked in the guest parking. Best believe all of them belong to residents of the complex and that is why you can never have friends or family over. I've watched people pull out of the complex in one vehicle, park it, back a vehicle up from the guest parking and trade cars to avoid breaking the complex's 72 hour rule. I can see the visitors parking from my bedroom and for the past 2 weeks the same black Volkswagen SUV has been parked in the same corner spot without moving once. Apparently purchasing a parking placard means that even then you also only have 72 hours in your own designated parking spot. You also pay for a gate clicker only to find out that the gate is either broken half the time or being blocked by non-residents waiting so close to the gate it looks like their cars are touching it waiting for someone that actually lives there to let them in. There are constantly people parking in the ONLY HANDICAP SPOT in the lot or they park right behind it, blocking in anyone who tries to park there. They have also provided dog waste bags for the front residents of the complex. I have not only never seen a dispenser for dog waste bags in my area of the complex but I have also never found a trash to throw my dogs waste away unless I walk to the dumpster, the laundry room, or take it home with me. Children are running and screaming all hours of the day. They ride their bikes in the middle of the walkway constantly causing other residents to walk through the grass and take a chance on stepping in dog poop that was left by another resident. The pool and gym are more than half way across the complex. Once you get there you are lucky if it's not crowded because of someone's party or you find a band-aid on the side or better yet a guy with a bloody nose in the Jacuzzi. The complex has also sent email regarding handrail installation. I have never seen anyone working on these handrails in my area of the complex but the more expensive apartments in the front of the complex have had the rails for at least 2 months. They deliver internal mail at very late hours of the night. With only myself, my girlfriend and our small dog living in the apartment, it was very nerve racking and worrisome. I've also had a drone fly right by my window for more than 20 minutes at a time just hovering right outside. It is also very unprofessional and irresponsible to have a FIRE break out in a laundry room and never explain it to the residents that saw it and/or were effected by it. I also think that when only 2 people live in the apartment in question it is not asking too much to address BOTH residents. They decided to use my girlfriends full name but addressed me as "All other occupants" which in reality is more letters and space on the paper than just using my name. All I really have to say is...

If you have any sort of self respect or value your peace and safety, DO NOT MOVE HERE.
We moved in to a unit that had German Cockroaches in it unbeknownst to us. We also discovered that they hadnt done proper cleaning because there were dead house roach carcasses under the fridge and stove when we moved them. Also, in the crevices of the cabinets. The German ones would come out of the vaulted ceilings(which had holes in it) at night. Sometimes, we'd wake up to find them in our bathrooms in the middle of the night or early morning. We told Property management only to be told all we have to do is pour draino down the drains. Problem is they weren't coming from the drains but the vaulted ceilings. The exterminator they use said that they didn't have any spray that works on them and that they die on their own if they are caught in sunlight. Not reasurring at all. It became too much to bear after just 2 months when one fell on us while watching a movie in the living room. We requested to change units since everything was documented and they charged us another deposit which is ridiculous considering we were moving at no fault of our own. We paid it and moved into a townhouse on the property. Within our first week we saw roaches in the kitchen to which we reported and they sprayed 3 times which requires us to leave the unit for 4 hours. My partner works from home so each time this was done she couldnt work.
Fast forward a few months and we got a letter regarding a class action someone was putting against them for unfair practices regarding deposits. Then our neighbors had their doors kicked in with what seemed like the entire Costa Mesa gang unit. You'll find gang graffiti all over this property. Then after that, as those neighbors were moving out, we started to see them on our screen on the outside of the apartment and on the stairs leading up to our building. Just everywhere. They eventually started popping up in our kitchen and in larger numbers than when we first moved in. This was in October 2024 and we have had the unit sprayed around 5 times since then. If you could see our apartment, you would not expect roaches because we keep it clean and don't allow food to sit out. On top of that, I had a identity theft issue where I had to protect all of my accounts and credit. Well one payment was blocked by the bank and they made us start using this cash payment system which costs more money to use. To make matter worse, the payment system sometimes rejects payments and then they send new links that continue to fail the payment attempts. Also, depending on where you go, there is a limit to what you can pay daily. Some places are $200 - $500, others are $800, others do upwards of $2000. So we have to go to at least 4 locations to make a full rent payment on top of taking the money out of the bank. They will purposefully make it difficult to pay rent because then it costs more and they can charge fees. We know they can turn on the online payments but they refuse to, making it difficult to just make a payment. I commute for work and me and my partner only have 1 vehicle right now l, which was broken into earlier this month in our own parking spot underneath our apartment.
If all of this sounds like a dream home worth $3000+ then by all means, go for it. Good...
