Today, October 11th, marks my move-in day at 3333 Bleecker St. I anticipated a smooth transition with The Billingsley Collection Management, but unfortunately, that hasn’t been the case. Upon entering the apartment, I found it was not cleaned, despite management assuring me they hired a professional cleaning service before my arrival. I've attached pictures of the unit from Day 1. Here are the issues I've encountered: 1. The bathroom cabinet shows signs of water damage. Management insists it's not mold but just water damage. 2. The windows in the bedroom and living room were left dirty, with a lot of debris present. I've included videos and pictures for reference. - I cleaned myself on 10/12. 3. The dishwasher is quite old. We requested a replacement, and while management agreed, I’m curious about how long that will take. - This is resolved on 1st week after my move in date. 4. There’s a large broken piece of wood under the kitchen sink, exposing the pipes and wires behind it. I've attached pictures of this issue as well. - This is resolved on 1st week after my move in date. 5. There's a small crack on the living room side wall, likely caused by either the previous tenant or the so-called professional cleaners who didn’t do their job. - This is resolved on 1st week after my move in date. 6. All cabinet doors are chipped, which management attributes to normal wear and tear due to the building's age. 7. The floors throughout the apartment are not clean; I can see dust everywhere. - I cleaned myself on 10/12. 8. The bottom of the patio door is damaged, and when I informed management, they acknowledged being aware of the issue. If they knew about it, why wasn't it addressed before my move-in? - This is resolved on 1st week after my move in date. After a lengthy discussion with management, I decided not to move into the apartment today due to the numerous issues. However, they refused to take back my keys and stated they would clean the apartment today. I'll come back and update my review if management resolves all the issues. As, I mentioned before I'm updating this review after 2 weeks i.e., on 10/26. I updated to 3 stars from 1 star because of immediate turn around of Maintenance people. I'll come back later and update my review again.

This isn't a review of the housing itself; I'm sure for most people, these apartments will feel like the Ritz. The problem is that they're advertised as urban living. Nothing about the developer's planning is urban at all. Instead, it's a by-the-numbers corporate development. Nothing about it seems like they actually hired urban planners to build a complete neighborhood. Part of what makes cities so attractive is that they're walkable and often commercial space is found on the first floors of buildings. Buildings don't seem to be mixed-use with street level commercial broken out into separate buildings and set away from living spaces instead of among them. There's also an overabundance of parking both in garages and lots, which is otherwise fine, but they end up dominating the landscape and it's an eyesore, even in Cypress Waters's renderings. There aren't any pedestal or underground garages here. Mockingbird Station in Dallas is a better example of a development that balances car use, walkability, and first floor retail. It's also set almost a mile away as the crow flies from the planned DART station near Belt Line. Worst of all, the development seems like a glorified office park. I know why they're building Cypress Waters like this: companies are starting to look for offices that are interspersed among housing rather than set aside from it into office parks. That's where the market is going. Even Facebook has taken that approach by adding housing to their Mountain View campus. However, plopping housing in the middle of office parks with little consideration for the experience of the residents is not a good solution. When developing mixed housing and office solutions, companies NEED to consult urban planners rather than build willy-nilly, otherwise their market rent is going to fall once other developers start getting smart. "Urban living" has less to do with amenities in your own living space and more to do with amenities in the landscape around you. Without them, the neighborhood ends up being devoid of context and a great way to measure that is by asking yourself "If I were to move tomorrow, would I be homesick? What about where I live would I miss?"

DO NOT RENT HERE, YOU WILL REGRET IT. I would give this place zero stars if I could.. we moved in knowing that it had issues but we tried to give it the benefit of the doubt because the location is amazing. Upon moving in we were instantly shocked to find out we had a family of roaches living under the dishwasher that would randomly come out and crawl around. According to the leasing office “it’s just that time of year” which is a pitiful way of handling the situation. If that wasn’t enough, in a three month span we had over 7 maintenance requests to have our air conditioning repaired because it would just randomly stop working for days at a time. Oh yeah and I can’t forget about how none of the buildings doors are locked ever.. and the garage door is inoperable and wide open almost always. Can’t forget how they never pick up the phone when you need to speak to someone. Lastly, you will most definitely get multiple packages stolen from the mailroom and from your door. It has happened to me 3 times and my fiancé 4 times. This place is just an overall mess and we will be running far away when our lease is up! One good thing I can say is their 2 maintenance guys are great at their job and they should run the place. And trust me when I say

UPDATE: This is a long post, but if you're considering moving here, please read this. After my review, Sabina contacted me and didn't help us at all besides telling us to what to write for delivery instructions. So I followed her exact instructions and got ANOTHER PACKAGE STOLEN. 3 packages stolen in 4.5 months? I reached out to her again regarding my safety and theft concerns, and was told they would look into it and would follow-up. Haven't heard anything back for over a week. I had to follow-up, twice (email and phone call) in order to get a response back. Willie, the apartment manager finally gave me a call. He stated that there wasn't a follow up because Sabina was out of office, then why when I called on Monday someone told me I would get a response that same day? He said what they did was check the parcel pending and the mailbox to see if the package is there. Well obviously it's not going to be there, because it was stolen lol. He said there's nothing they can do about it. He said they can't put camera's in the mailroom because people don't consent to being recorded? Yet they allow cameras in the garage and residents to have cameras outside their door to record people without consent? Make it make sense. He said they have camera's in the garage because non-residents can use the garage. The door from inside the garage to the apartment building is freely open, which means they allow non-residents to have access to the building. How is that safe? His solution was for me to file a police report and to get a p.o. box. So someone that pays 2 grand in rent, has to pay extra money to not get there stuff stolen? Don't be fooled by the good reviews, look at the one star reviews before deciding to move into a building that clearly doesn't care about theft or safety.

Old post: We have only been living here 4 months, and we had 2 packages stolen from us from the mailroom. There are no cameras in the mailroom, and it’s easily accessible to the public as they can just walk into the room without a key. We paid extra for parcel pending service, and still our packages get stolen. If the packages doesn’t fit in the lockers or the lockers are full, then they should be kept with the leasing office. Theses packages cost almost $1,000, and when we contacted the leasing office, Savina's response was there is nothing we can do. For an apartment that claims to be luxury and with how much the rent is, you would think they would have camera’s in the mailroom. Now we are stuck at this place for another 8 months, and we can’t send packages to our apartment. I was curious and looked at reviews of this apartment, and so many people have the same complaint. I don't usually write such reviews, but this apartment is an exception. Starting with the location and view. It is absolutely gorgeous!! This place is right next to a lake which makes it a great spot for people who like to go out for a walk. The owner of all the properties in this area are same and hence they have pretty cool events planned around the area. There's a sound stage, an amphitheater, an events lawn and a town hall right next to the lake. I've been looking for a good apartment for quite some time. I visited this apartment today to get tours of some of their 1 bedroom apartments. My leasing consultant, Mariah was amazing. She helped me narrow down the options based on my move in date and then showed me all the apartments that fulfilled all my expectations. It started raining in the middle of the tour but she was still showing me around the complex really well and making sure that we are not in the rain for long. I ended up putting an application in for one of the apartments that I liked. She was very informative and helpful throughout the process. But here's where I say this apartment and it's staff is wayyy better than any of the apartments that I've looked at recently. When I got back to my current place, I went through their website and saw all the apartments once again and I realized that I like another one more than the one I just filled an application for. Usually, any management won't allow you to change the application once it has been submitted(or they'll ask you to pay again for a new application). But when I called them, the staff told me that it can be changed one time for free even after the lease is signed as long as it is not too close to the move in date. This just proved that I made the right decision of leasing one of their apartments. Mariah again came to the rescue and said that she'll keep an eye out for the other apartment's availability as per my move-in date and will let me tour that one before I make any decision. I'll keep updating this post as I move ahead with their process and my experience post move-in.

Update (feb 16, 2024) I've been living here for quite some time now. And it is still a great experience to live here. The gym and other amenities are amazing! The maintenance staff, specially ken has been very helpful. I've never had such a great maintenance support in any other apartment community. "Luxury living" 🤔 It may seem that way from the exterior. Let's dive in and take a closer look.

Exterior doors and parking garage gate are always broken. Resident safety is not a priority of The Sound apartment staff.

Trash is often not picked up by trash valet. Trash valet has been reduced to MTWTH, instead of 7. And residents are required to pay for this service, yet the cost has not been reduced.

Pet waste is found scattered outside and inside the buildings. Parking garage and the stairwells are not maintained either. They usually have a foul odor, trash and pet waste.

Amenities - Gym has several machines that have broken signs. Pool is usually hogged by a certain group of middle-aged adults who invite 20 of their friends, blast their music all while being inconsiderate of others at the pool. The office created and stated residents are required to wear amenity bracelets, but this is not enforced. What a waste of money.

Weed can be smelled in the hallways and seeped into other apartments.

Courtesy officer is non-existent. Loud yelling and music late into the night means nothing to the apartment office staff. Again, no enforcement of "required" amenity bracelets.

Parcel locker has remained broken for several months. Resident packages are left in an open cubicle or on the mail room floor free for the taking. Not everyone believes in the honor system. No cameras to see who steals resident packages.

Leasing office may or may not respond to resident emails.

Most of the 5 star reviews are for maintenance service. Let that sink in. That's how the apartment is able to gain their 5 star ratings. It's not based on the actual living experience. Maintenance staff will do the bare minimum in repairs. Instead of fixing a wall they cut out, what did they do? Just stuck wallpaper over the site! Filter the reviews and you'll see what else the residents think of this "luxury" apartment.

Reading other reviews, (other than maintenance service) reveal that upon moving out, The Sound leasing office has multiple inappropriate fees charged to innocent residents. The Sound leasing office, be honest about wanting more money to meet your bottom line. Just tell the residents what the money really is for!
