I am a homeowner of a new Megatel home in SoHo Square. I would like to express my upmost disappointment with Megatel as a company as a whole. I would not recommend buying in the neighborhood. The building quality is poor, and Megatel does not follow through on all of my countless warranty claims. I have had endless issues with my house as soon as I moved it. I was out of my master bathroom for six months due to a water leak caused by nailing a PVC AC pipe. My main frustration is with the timeliness of warranty claims. I have been in my house close to two years now and several of the warranty claims that I put in last summer were just addressed in the past two months. I know Covid-19 has delayed things, but most all of these requests were put in before the pandemic. There is a statement in the home warranty contact that states that repairs should be performed within 60 days. That almost never happened.
I have had three different companies come out to diagnose my AC, and all of them said it should have never been put in the cubby at the side of the houses. Where it is located there, it does not get enough airflow, causing it to run inefficiently. I own a brand new house, and it cannot keep the house cool any time the outside temperature is above 95 degrees. The recommendation by the AC companies was to move the AC to the backyard, but Megatel closed out my warranty request stating that my house is cooling fine. Nothing could be further from the truth.
The ovens are also not installed correctly and are too close to the floor causing the floor to reach temperatures above 160 degrees when the oven is on. This will damage our floor over time, but Megatel refuses to correct the problem.
Lastly, I had a big problem with warranty technicians coming out to fix an issue and then the repair making the issue worse. Currently, they sent a technician from flooring services out to repair dents in my stairs caused by another vendor’s repair. However, they did not put enough polyurethane on the stairs causing them to feel rough. They also dinged up all of my walls and removed the caulking as part of the repair. They sent an inspector out from flooring services to inspect the work, and he agreed that it was done incorrectly. However, now they are saying they need Megatel’s approval to come back out there, and Megatel is refusing to do that. So now I have to pay another contractor over $1,000 to redone the stairs correctly and then perform all of the touch-ups when Megatel should be responsible for this. If part of the repair is damaging something else, then Megatel should be responsible for repairing the damage they caused. If part of the repair is dinging up walls and removing caulk, then Megatel should be responsible for sending painters out there to put everything...

The building quality is poor, which is excepted when you use shade tree, unlicensed vendors. Megatel does not follow through on anything. We signed our contract 10/2020 but didn’t close until 4/2022. Megatel staff was very unorganized, the quality of the work is horrible, the contractors are young & inexperienced, vendors hardly ever show up on time or even at all. We closed on our home April 18, with a punch list of items still needing repair. As we’ve been in the home the list has grown. It’s been over a year and a half, there should be minimal work that’s needed. The painting on the inside of the house is HORRIBLE, (the entire house needs repainting) there are holes in the ceiling STILL! A lot of the vendors expressed how they’re not being paid properly, maybe that is the reasoning behind less than subpar work. Since we’ve been here (4/18) I’ve requested the vendor's numbers. I have gotten more accomplished in a week than the builder in the last 4 months. I can honestly say that every vendor I’ve been in contact with personally (via phone) has either shown up or told me they need payment first or they’re not coming back out for Megatel. There are still to date (8/20) things that need addressed. The house as a whole has a horrible paint job to be honest. Our electric bill has increased from $98-$900! The HVAC was installed poorly, with little to no access to dampers. The outside ACs are not installed correctly. They need to all be moved to the backyards. Anytime the temperature gets over 100 outside, they cannot keep up. I have had an independent company come out and tell me that if I keep them where they are, not only will they cause very high electric bills but they will also likely burn up the motor in a few years, causing us to have to completely replace the unit every few years. Read moreThings break all the time here and do not get repaired. Like hot tub, doors, bowling alley. Also many homes currently have water damage as the have leaky roofs and windows. AC units poorly designed inside coves in the building allow no air flow for unit. Lagoon articles promised completion years ago. Not even started. Only reason I post this is that I saw new potential buyers getting shown around. Hope they know what they are getting into.
Pictures are of homes with tarps due water leaks and damage. I know our place is having to have the entire concrete rooftop patio destroyed so they can repair it. At least two rooms will have drywall and insulation ripped out and carpets as well.
Great location if you work downtown but press the builder on everything to make sure you don’t get a lemon.
Update 11/29- they have just started doing demo on the houses with the water leaks. Black mold is all over. This was expected because they took forever to do anything to rectify the issue. When the damage was reported, they didn’t supply fans or anything. They will have to completely destroy and redo the concrete roof top patio decks. We have been in the house for just over three months. It was a new build. Again, I don’t want to discourage anyone from living here as you might be able to get a good deal. Just do your homework and get things addressed before you sign the contracts if you buy here. As a previous reviewer said, the AC units need to be moved to the backyard. Horrible design. Inspect all the paint and sealant. The didn’t seal the stairs and tracked black paint all over the floors. That had to be fixed after we moved in. Paint is sloppy at junctions. I don’t normally post reviews like this but I feel like I have to when I see potential home buyers touring and I doubt they are getting the full story. Hope this is helpful. Praying things...
