I am a current resident here at Clairmont Reserve and planning to move because I've had enough. If I could give this apartment complex zero stars, I would give it a big fat zero! Just to give you a little history, I hate to say this but I've been a resident since October 2014. The leasing office staff has had several turnovers since 2014 and the staff haven't all been pleasant. There has been a few that I'm glad departed. However, there are several issues with this complex. Oftentimes you get too busy and overlook things. Well, when that happens, things start to brew and you get to a place of frustration. I'm in that space now. I'm frustrated and unsatisfied especially with the amount of money you pay in rent, etc., You would expect better quality and service.
As previous post have said, there is a horrible piping issue. The water is constantly shut off due to pulmbing. Well, the problem is they aren't fixing the root of the problem but only putting a bandage on the issue which continues to be an inconvenient for the tenants. Next, the piping inside the apartment is horrible. You hear a rattling/knocking noise throughout the day and night. Well, I've complain about the issue and as of today, 07/16/18 the issue is ongoing. Maintenance came by and put drainer cleaner down the pipes saying there is a clog. LOL. Really?!?! Okay. I told maintenance and the front office including Beth the executive manager there is a plumbing issue. I've even recorded the noise for maintenance to hear. The noise is so loud, it interrupts your sleep. Don't wait up in the middle of the night and try to go back to sleep. It's impossible with the noise. I've made several work orders regarding the issue. As I type this message, the pipes are rattling away.
The loud music being played is rediculous and it's played late nights into the early AM, weekend, and early weekday mornings. It is rediculous! You would think because of the location and the area these would be a pleasantly quiet place to live. Well, I got that wrong too. I understand some noise isn't preventable living in an older apartment such as people walking in the apartment above you, talking and laughing because the walls are extremely thin and occasionally dropping things. Blasting music is preventable! The latest tenants appear to be college students and/or grown unmature adults who have no sense of respect. I'm not sure of the tenants status. However, I've complain to the front office and the new tenants still continue with the loud music. Well the latest tenants that moved next door, was blasting their music this morning. Well I work from home for the Federal Government. I knocked on my neighbor's door several times with no response. The music still blasting.
I walked to the front office to complain. I've explained to Carolyn who is a manager also regarding the noise. Explain the new tenants probably doing this because the other tenants play there music loud. Frustrated and annoyed, I explained I've complain before. Then Carolyn ask me if I called the courtesy officer...what?!?!?! I explained to Carolyn no I didn't because in the past when I called the courtesy officer there was no response and no action. Then she continues to ask me a series of the same questions over and over. Yet it frustrated and angered me even the more. I said to her including other things, if you worked from home you would not like the music blasting! We went back and forth which was rediculous! I'm a tenant making a complaint again about the same issue and this is the attitude and behavior and response I received?!?! Unacceptable! Carolyn speaks to people in a condensing manner as if you're incompetent. In addition, as a manager you should know the technical skills to defuse an issue. Problems started in the FIRST WEEK of moving here. The refrigerator was broken when I arrived, without my knowledge. Ruined $300 worth of groceries, as I was stocking up during the pandemic. First maintenance guy insisted it wasn't broken, despite the rotting food I had JUST bought. Finally got it fixed by a different guy. The office credited me $40... for $300 worth of food.
Dishwasher flooded (I'm talking soapy water POURING from the dishwasher all over the floor), maintenance came and told me to just clean it up. Shower won't run hot for more than 10 minutes, TONS of gnats (recurring issue), almost WEEKLY water shut-offs, they lock our packages up at 11pm, so if you work late, your packages are stuck, even if they're time sensitive (had multiple packages with fresh fruit arrive, but since I couldn't pick them up by 11pm due to working late, they rotted). Apartment conditions are BAD- chipping paint, tape left from painting on doors, towel rack broke IMMEDIATELY, sink and bathtub both get stopped up SO quickly. Floor is NOT real hardwood, dryer takes over 80 minutes to dry pretty much anything. No lightbulbs or fixtures whatsoever in the bedroom, but a random lightswitch that does nothing?? I'm paying $1300/month plus utilities to live in a small broken box.
In terms of random "inspections" and "maintenance," there are people coming into the apartment pretty much every week (despite the pandemic and social distancing) with little to no notice. Much of the work that they do should have been completed BEFORE move-in. There were three random workers in my apartment at 8am drilling into my ceiling for THREE HOURS to create a vent for the dryer that should've been completed before move-in. Couldn't attend class that day because of the noise. I'm seriously upset about that incident because not having the vent is a major fire hazard and was completed just days before a mandatory state inspector came, leading me to believe that it was illegal and not up to code when I moved in.
There are ALWAYS issues and people banging on floors above me. The trash compactor has been broken for months. They told us they'd tow our cars at our expense if we parked in our spots for days because they needed to "pave," when in reality they poured cement in two small rectangles nearby (not even remotely close to parking spots). Toxic paint fumes wafting through the walls from "renovations" that literally give you a terrible headache. Currently, the tablet for the package room is broken (no email or notice, of course), so unless you find someone who works here, your packages are locked away.
My floors literally flooded, and they did not have maintenance come until around 2 days later. My desk is destroyed, and there 100% is mold under the carpet, but I highly doubt they're going to fix it once I move out.
Overall, this apartment is NOT worth the hefty rent prices, and with everything that breaks, I don't suggest living here unless you have your own water system, ALL of your own appliances, very good renter's insurance that will pay for water damage, and you're a handyman, plumber, and electrician (cause the power goes out sometimes too). Should've chosen Emory Point instead. Caroline's nice though. Lots of "temps" who don't know much working the front desk. Wish I had looked at the reviews...

I am a resident at Clairmont Reserve and paid for a parking pass sticker and the staff still towed my motorcycle. I had emailed the staff previously informing them that it was my vehicle, that I had purchased a parking pass, but did not want a sticker on the vehicle. The staff responded stating they would let it remain parked and would "take no further action" in towing it but then towed it anyway while I was out of town. When I asked them about it they claimed that they tried contacting someone named Jasmine about it, but didn't contact me because they couldn't remember my name. Do not live in an apartment complex where the staff is incapable of searching through their old emails. In addition, when trying to sort through this issue with the staff, they were extremely rude, condescending and unresponsive.
In addition to this incident, the maintenance system has also proven to be extremely disorganized. When you file a maintenance request, you can select an option stating that the maintenance team should call you before entering your home. I selected this option every time before filing a request. However, on multiple occasions, I stepped out of the shower to find them in my apartment. They stated that their failure to follow my instructions was an "oversight."
Also, speaking of maintenance requests, you will have to file a lot of them because nothing works. You have to run the dryer 3-4 times to fully dry a load of laundry which drives up your electricity bill by a lot. There is a ventilation issue that the maintenance team has been unable to fix. No matter how clean you keep the apartment you will have a roach problem which the staff will not consider a legitimate issue.
I initially moved to this apartment because of its proximity to Emory. However, there are many closer and cheaper apartments near Emory with a friendlier and more responsible staff.
