My initial review of the trailer Park is not the current review. At the beginning it was fine. I was told a certain amount of my yard was mine and as they moved trailers that was not the case, so my yard is smaller than it originally was shown to me which was a legitimate selling point. However as you live in the park a few things you will learn are this. They run the park like a HOA, so if you are against that don't move here immediately. They will tell you any late fees are due on the 15th, this is major as I've previously been a tenant with businesses and people who work with you and move rent on the next yearly lease, they don't. If you tell them you will be late they immediately will change the late date+add another late fee even if you aren't late they raise your rent every year. They will say something about court fees if you are too late and I've apparently paid these repeatedly because im told I will pay them after a date but then again they control that too and leave you out of the loop. However they want it or decide. They advertised as maintaining everything however they do not maintain the play park or the lake at all even after raising your lot rent which is intended to be low, even in fully gated communities that I've seen. They will raise rent every year regardless if you own or rent your trailer (tried to talk to them about raising rent every year, was told I could talk about it via phone call. This never happened and they went ahead and raised my rent again) they have criminals living here who have broken into my car, broken into neighboring trailers and the Delhi police do nothing about it. Recently a neighbor stole my other neighbors bike just down the road. It's essentially extortion as none of this money goes back to the community at all and unless you are breaking one of their fake HOA rules, they essentially will not talk to you other than to harass you about the HOA rules that literally no one follows. People will park on grass, leave their dogs out with no supervision, light fireworks off literally in front of their trailers. Which is all against HoA here but no one bats an eye until it's your turn essentially. I advise anyone considering to move here to check out Arthur's court or the surrounding non-yes! communities trailer park. (Also the number they leave is meaningless it routes back to your park and as clearly stated prior they aren't helpful. Move anywhere but here! This place is a complete joke they expect all this money for a trailer 😂 for the most part I didn’t mind the staff up until the beginning of this year, rent increase that was already ungodly high when I signed in the first place, staff has a completely unprofessional most the time. Honestly this place thinks it’s a gated community and it’s far from it! Don’t waste your time or money move anywhere else but here! Each month my rent increases for whatever “new reason” office staff is a joke idk why Jody is still in charge she is completely unprofessional and will try and rip you off for a shitty TRAILER! Please take your money and peace of mind and literally move...

Most unprofessional park under the worst management I’ve dealt with. Horrible with anything that had to do with money, refunds, or any simple request. Super rude unless/until you give them money and even then your watched and monitored and constantly picked on wether it be by the obnoxious neighbors (who you can hear through your own walls) or by management (who you can barley reach until they need something from YOU) it’s unsanitary to the point of bugs(which came from the park) that they had a hassle taking responsibility for despite them being there before and after living there....
