I should have read the reviews on here before I rented from this place. They have no attention to detail in completing work orders. For the rent price, the quality is subpar to say the least. I had more problems than I can probably remember now. Both bathroom sinks had handles that were loose. They were loose when I moved in at the beginning of April 2017. I submitted a service request for it to be fixed, and I got a message stating that it had been fixed.
It wasn't fixed at first. I had to submit another request. Finally they were fixed.
I had to submit another one after that for the kitchen sink. Seems like they could have fixed those too while they were in there, but they don't put that level of attention to detail into their repairs.
I had to have numerous things fixed in this apartment:
The dryer constantly has issues. It doesn't rotate and I constantly have to try restarting it. I thought this would be an issue since the dryer is outside, and I was right.
The bathroom sink and tub have major clogging issues. I have short hair, so it isn't me.
Ok, now the big one. The AC unit in the apartment above mine leaked into my apartment. The ceiling and walls in my hallway had major water staining damage. I asked them for a dehumidifier because I have allergies and I didn't want to breathe mold. She said she thought they had one, but after a couple calls they never sent one over.
They instead told me to wait for it to dry, and they would paint over it with an oil-based paint. Yeah, that's what they did. There are still stain spots on the popcorn ceiling, and the places where they painted are CLEARLY visible. It looks terrible. The paint job in the entire apartment is unprofessional: splotches, runs, etc. But in the hallway it just looks like someone covered up water damage, because that's what they did. They finally repainted this, after several months. This is an unprofessional way to do business.
One of the electrical outlets didn't work. I put in a work order. He came to fix it, but it still didn't work. After the second work order, it still didn't work. Finally, after the third one it worked. I don't even use it, but for this price of an apartment EVERYTHING should work.
The shelf in the bedroom closet fell off the wall. There were spots on the wall where the shelf was previously attached, so it had fallen off before. Even worse, the maintenance guy just put some spackle over the holes and didn't bother sanding or painting it. So I had to put in another service request for him to finish the job.
After the second work order, he covered up the spackle below the shelf but not above the shelf. There was even a hold still uncovered. After I talked with the new property manager and told him I was going to be moving out, THEN it was painted and finished the right way. As soon as he was interested in getting my answer on staying, THEN he was worried about ensuring quality.
As of now, I can't recommend this place to anybody. It's under new management, and I thought maybe that the new management would turn this place around. They haven't. I sent an email to the property manager right after they took over explaining how unsatisfied I am with the quality and value of my apartment. He never responded. Eventually, after I requested that my filthy and old carpet be replaced, he called me asking if I would be renewing my lease or else they would not replace the carpet.
I don't recommend this place to anybody. This apartment complex preys on people moving from other states who are used to paying high rental prices. There is nothing premium about this apartment complex. I can see value in this place if the rent is about $200 less than it is. Otherwise, there are other places with better value in the area.

Read moreWhere to start.... To start, I lived in the townhomes and not the gated community. When we first moved in, we were promised hardwood flooring but we got stuck with carpet. At the time, I needed a place live, so we agreed willing not knowing the experience to come. We moved in with bedbugs. When we moved in, we found evidence of bedbugs but assumed it was from prior treatments. Management refused to heat treat the unit. Three times we had to bag up our clothes and move furniture from the wall. This was a period of months. When the spraying did not work, they made it seem as if it was our fault. After the third treatment, it worked but this was after drying all of our clothes and hours of searching for them in cracks of our furniture. When we moved in the master bed room reeked of cigarette smoke. After a year of living there the smell was still lingering. The first couple months the A/C broke multiple times. We had to spend multiple summer nights without A/C. When the "maintenance" crew showed up they would fix it the best way they could which often included fixing the problem the most inexpensive way. Eventually it was fixed, from then on it only broke several times the following year. We had a security system but it never worked. We were being charged for it in our rent. Also, the outlets in our bathrooms did not work. When entering a maintenance request, the maintenance crew was there in a reasonable amount of time. The general theme with Delray Verana is that they will cut corners and fix everything as cheap as possible. While living here, one of the shelves broke and all of my plates fell and broke. The brackets were made of plastic. When telling management about this, they ask, “Well what are they supposed to be made of”? Maybe I am wrong but I responded metal not plastic. Whenever it rained, our back patio flooded. There were several times we were concerned that our living room would flood. The community is terrible. There was a car parked outside our place six months. We did not tell the office based on how long it take for management to notice. There was never enough parking. My neighbors across the street openly sold drugs. I know this because I have been waved down multiple times at night. I had other neighbors who partied every night, playing loud music about every night. The majority of community have substance abuse issues and are actively using narcotics. One morning my roommate saw a S.W.A.T truck entering a unit with multiple sheriffs. It was not uncommon to see multiple police officers enter the community to arrest someone for domestic violence or any drug related offenses. If you take a walk around the community it is not uncommon to see empty baggies or suboxone wrappers. There is dog poop everywhere. You have to watch were you walk and the smell is noticeable. The gym they have isn't bad. The one day I was working out and others who were working out started to run into the kitchen. Confused, I looked out and saw a Haitian man trying to open the gym door with multiple police officers with their guns out shouting for him to get down on the ground. Several people in the gym were distraught .Because it is not a gated community, there is often people who do not live in the community at the pool. The pool is not locked. When entering the bathrooms at the pool and gym, I was often scared to see what I would find. A month before moving out, my roommates and I put in hours of work. Cleaning carpets, sanding door frames, and scrubbing floors were just a couple tasks we completed before moving out. We left the place nicer than when we moved out. A week after our move out date, management tried to charge us to have the carpets replaces. They tried to squeeze as much money out of me before leaving. Overall, living here was a nightmare. They bandaid everything and nothing ever gets fixed. There is no sense of community, and it is basically section 8 housing. I would highly suggest...

After a couple of failed attempts to reach the number you responded with in my Google review, and multiple emails, I am writing to formally express my concerns regarding the leasing process my sister and I recently experienced at Axis Delray, as well as to request a full refund of all application and administrative fees due to the community’s failure to honor the terms we agreed upon. We toured Axis Delray on February 27, 2025. After some difficulty communicating with the leasing agent, we eventually signed a lease for a renovated Bishop unit with a move-in date of May 17, 2025. The leasing agent personally assured us that our unit would be identical to the model we toured. We specifically chose a second-floor unit in a quieter building based on these assurances. Shortly after signing, we were informed that Axis does not permit weekend move-ins, leaving us unexpectedly without housing for two days. On April 17, the leasing agent called to tell us that the unit we signed for would not be renovated. Despite our clear agreement for a renovated unit, the only proposed solution over the phone was to transfer us to a townhome. When I explained the townhome floor plan would not meet our needs, the leasing agent became increasingly rude and told me she "didn’t have time to speak" with me. Following this call, my sister attempted to get clarification. The leasing agent argued with her, switched our paperwork without consent to the townhome unit, and demanded we complete a walkthrough of a maintenance employee's residence the next day — warning that otherwise, the unit would be placed back on the market. Later that same day, the leasing agent called again stating they had found another Bishop unit — a first-floor unit in a different building — and urged us to tour it. When we arrived, she was unprepared, rushed us through the showing, refused to answer questions, and repeatedly stated she didn’t "have time. The unit she showed us was still under construction, making it impossible to properly evaluate. When we asked reasonable questions — showing her videos of the original model unit — she assured us everything would be identical. However, upon closer inspection, major differences were clear: the flooring was different (wood tile instead of carpet in the bedrooms) and closets were incomplete. When we pointed out these discrepancies, the leasing agent began yelling at us, demanding to know if we were signing or not. She then left us unattended inside a construction zone and slammed the door. She later walked us through a finished model unit (located next door), but when we again questioned the clear differences between the model and the new unit being offered, she dismissed our concerns, telling us we were "crazy" for caring and that “finishes aren’t her problem.” She then gave us 24 hours to make a decision, saying she had "another appointment" and needed to leave. When we asked about the possibility of canceling our lease and receiving a refund for our fees, the leasing agent bluntly stated, "You don’t have to live here. The fees are nonrefundable." She then left us at our vehicle without any further communication.
The entire process has been not only unprofessional but also demeaning and disheartening. The leasing agent’s conduct was aggressive, dismissive, and completely inappropriate for someone representing Axis Delray and your corporate brand. Additionally, Axis Delray failed to provide the specific, renovated unit we agreed to when signing our lease, breaching the terms under which we entered the agreement.
