If I could give negative stars I probably would, I moved in around October and it has easily been the absolute worst living conditions I could find. I feel my roommate was really the only good out of the place, glad I could meet them. Here's a simple list that may be leaving some things out:
There was immediate water damage that could easily be seen in the kitchen area and the bathroom that was simply brushed off.
the AC didn't work at all and was broken for several months before magically coming back to life again and there was no hot water at all. The only real excuse I got was everything was running on a boiler chiller system they were too lazy to service.
The apartment was basically open to the outdoors with the amount of cracks everywhere so spiders, sugar ants, and even cockroaches just ran rampant in there.
Their office hours are laughably bad especially when you consider they've cut their phone lines completely for no reason making it incredibly hard to reach them at all. Even if you manage to get a voicemail through, they don't check it. Even if you start emailing cooperate they just brush you off every single time.
They put in a laundromat sort of setup in one of the apartments and it didn't take long before that was out of service, I can't remember exactly what the note on the window said but it was something along the lines of "The apartment complex won't service these machines" and the washers and dryers "have been shutdown until further notice."
Our neighbor arrangement was also incredibly bad, we had a narcissistic grandma who tried to use younger kids to do different things like buying cigars for them, an old man who got evicted and the upstairs neighbors blasted loud music to the point I tried to file a noise complaint which, of course, got nowhere.
In short, ABSOLUTELY DO NOT MOVE HERE AND DO NOT EVEN CONSIDER MOVING HERE.
There are cheaper apartments that actually cater to students and give two cents about the condition and safety of their buildings construction. I would not be surprised if I saw this place on the local news channels again.

   Read morei currently live at a complex managed by denton student apartments. over the past year of my lease, my complex alone has faced: rampant cockroach infestations with deleted requests for treatment by management, going without hot water for as long as 6 days with the office ignoring calls and messages, and now more notably a devastating flood that has left me without housing for a month now.
on june 3rd of this year a storm caused flooding throughout 40 units at my complex, including my own unit. i was fortunate enough to be able to evacuate, but that is not the case for most residents. itâs heartbreaking to see the conditions management is forcing us to live in. i have not been able to live in my apartment for a MONTH because of the extensive mold that formed in my unit quickly after the storm. i brought this issue up to the regional manager of DSAâs parent company the day after the flood (june 4th) and she dismissed the idea immediately- even after showing her the mold in person.
since then, i have shown up to DSAâs office, called several times, sent emails to everyone in the office with evidence of the growing mold over the past month, with absolutely no response as to what they plan to do about the damage. not even a âiâm so sorry, we will contact you soon with our plan to fix thisâ. just nothing.
the mold would not be in its current state if they just sent in professional teams like ive asked them several times to do since the beginning. honestly very concerning that many people, including myself, who live at these apartments are low income students and even families, and management so willingly ignores our literal calls for help.
your job as management is to see that you are upholding not only the law in terms of what you owe your renters, but also ensuring that your residents are taken care of and that their concerns are listened to.

Not only were they overcharging utilities by three times what the city of Denton charges but when I tried to call them out on it, I was put in a loop of trying to contact the manager for three months. Finally talked to her and she gave me no answers except that I would have proof of utilities within a week. She couldnât tell me what my meter read when they charged me?? Interesting sounds like youâre overcharging to me. Also emailed her several times after and was told she doesnât work there anymore after two months of no one answering then magically our utilities were always at least $25 cheaper, like amazing when you charge people correctly. Also they have a major bug issue. It seems to be at every location they have. Instead of just chalking the holes they will just put a treatment in. And within two weeks they all come back. Interesting why not try to get rid of the place where theyâre coming also?? Oh and when we moved in, the place wasnât cleaned, wasnât painted as promised so during our first two weeks of living there we couldnât unpack our things because they told us cleaning and painting would come within 48 hours. What a joke. And the cleaning lady didnât even do anything. She wiped our kitchen counters and thatâs about it. Not only did they act surprised when I signed the form to not resign they asked me why and I said you donât even want to get me freaking started. Oh and to my surprise, I move out and they just had to screw me one last time by not giving me my deposit back. My room was spotless. I will be updating this review as soon as they answer me.
