We stayed at Mesa Sunset Rv Resort for 3 months and we want to share what we felt were pros and cons. We hope that this will allow others to make a choice on whether this is the place for them to stay in the future. We liked that it was an all age park because most rv parks in Mesa and surrounding areas are 55+. Which makes it very difficult to find a spot if you're under 55. Yes, we know that they're supposed to take a certain percentage of people under 55 years old. However, we book 1 year in advance and they wouldn't let us book 55+ at our age that far in advance. Their facilities had some great amenities such as a large rec room with tvs to play cards or host parties, it had a shuffle board (that needed more sand), chairs, couches, tvs and tables. It also has a large kitchen area that they use for parties. They also have a small gym, laundry facility (the chairs inside were gross), bathrooms inside and outside, a heated pool which was slightly cool and we were told "we can't make everyone happy", when we asked if they'd turn it up, a hot tub (that was broke for 3 weeks and then once it was back up seemed as though it wasn't being maintained....the water was getting mucky and there was a pile of sand on the bottom). It is across the street from a grocery store, which is nice, but can also be considered a con since it created a traffic jam usually. It is a gated community, which we preferred since this is a high traffic area and had a good number of homeless that hung out nearby. What we considered cons... Most of the residents were full time. Which isn't a bad thing so much as we rarely had people to mingle with when we'd be at the pool, because the residents were usually working. It is an all ages park and a big chunk of the kids there are latch key kids. We rarely saw their parents but frequently saw/heard them. Although they were just kids being kids, it wasn't really a big deal. There weren't as many activities hosted by the park as there are at 55+ communities. We had to fill out a large rental contract upon arrival that did not seem to be enforced. They had RATS that most all of the residents were being plagued by and when we asked management why there were not bait boxes, we were told that that's not something they do....and if they did put out bait boxes (which they didnt) it would only be around the clubhouse. We do not have animals, but the dog "park" was at the very end of the rv park, so residents that lived up front would take their dogs to use the bathroom at the gravel near the clibhouse...where kids played. The dog park usually had poo all around too. They installed mail boxes before we left, but still had not handed out keys to residents. So everything you needed to get mail, you were greeted with an annoyed office manager that had to sort through all the mail to give you yours. And you better be aware if you're getting mail, because they do not call you to let you know that you have mail. And the final con was that it was LOUD! Not the park itself, but the 2 busy streets it is on and the extremely lively bowling alley next door. We did not sleep well for 3 months. Between car racing at 1am and bar fights every single weekend, and then hearing rats destroy our belongings at 3am, there was little sleep to be had. #mesa #arizona #rv #rvlife #rvpark #rvliving

The positive: It's one of very few all ages RV resorts in the valley. A few of the staff were genuinely friendly made you feel welcome. At the beginning of our long-term stay, there was a maintenance worker who would go above and beyond to make residents feel welcome, even their dogs. Sites were cleaned/groomed daily, and the dog run areas were up kept. They even did a great job at parking the RVs as they came in. Then one day, they were gone. The negative: Scheduling seemed to be a nightmare. Tenants were moved three and four times to different sites... Sometimes for no reason at all. The renovation (or rather lack thereof) of the clubhouse left unsightly chain-link fencing strewn around everything that COULD be appealing to the eye. It also cut most of the amenities offered in half. To bed as kid friendly as they claimed, there is only the wonky pool for entertainment (more on that in a bit). The park model additions (or lack thereof) left many sites vacant for months (which could have otherwise been utilized). There are no water shut off valves to isolate portions of the park. So, if someone backs over a water spigot, or of there's any other maintenance (like a park model being hooked up), be prepared to be without water (and oftentimes without prior notice). Speaking about water, the laundry facility was without hot water for at least a month, showing a pure lack of urgency to get that remedied. I don't know how deep the clubhouse renovations are going, but they sure have a LONG way to go. Also, despite signs posted of video surveillance, there IS NO video surveillance except a single trail camera on the back gate looking at the dog area. I've noticed individual tenants had their own camera systems set up. Sad that they even had to do that. On a few occasions I personally had to call police and even take matters into my own hands to run off vagrants who wandered in to either camp out in the shower house, or slink around the campground looking for unlocked car doors or bikes to steal. I didn't feel safe here. Upon signing the long term rental agreement, I noticed there were a LOT of rules. However, it seems like many of the semi-permanent and even family of the management broke these rules. Rules like "no window AC units," or "no foil window coverings." Even this one, "RVs must kept in good order and consistent with other RVs in the park." I couldn't count how many ripped up awnings (with supports hanging off the sides), window AC units, foiled windows, and downright dilapidated RVs in this park. Our neighbors had been there for 6 years and their camper looked like a wreck. After the first maintenance person was gone, their replacements were very lackluster. Sites weren't groomed/cleaned when RVs pulled out, the pool started growing black algae and always had leaves and bugs floating in it.

Review from a long-term resident: It's really difficult to find a good RV park in the east valley! From our experience most other all ages parks around here have 1 of the following: reliable/working utilities, friendly/supportive park managers, or a reasonable price. This park has all 3! We couldn't recommend this park enough! From our experience the utilities are quite reliable for an RV park of this size. As far as utility outages, most parks tend to have outages due to poor maintenance. But the outages in this park are often due to system upgrades or minor, concentrated outages from residential mis-use. As other people have noted there has been construction at this park, they recently re-did all of their community spaces. The shower room is very nice: clean, bright, with nice cold AC in the hot summer months, with private showers that are ADA friendly. The pool was also recently remodeled and is larger and quite clean and family friendly as well. Pool deck features large (5 ft max depth) pool, 3 foot depth hot tub (hot year around), numerous lounge chairs, end tables, table & chairs, misters, and cool decking throughout. The clubhouse now features a very well lit and cleanly community spaces with games, a fully functional community kitchen (really nice, full sized oven & ice maker too). There's also large amount of tables/chairs for gathering and community wide events. They also have a large smart TV with couches and lounging area, as well as a laundry room. Music is often playing in the clubhouse throughout the day for residents enjoyment. Inside the clubhouse a small gym with 2 treadmills, stationary bike, an elliptical, and multi-use weight machine, bench with free weights & weighted medicine balls. Community spaces around the outside of the clubhouse and pool areas include: corn hole, propane fire pits, propane grills, table tennis/ping pong table, foosball table with ample tables & chairs for outdoor gatherings. On site management (Angel & Michelle) are very friendly, respectful, and low drama. Both Angel and Michelle take community & park safety concerns very seriously.

The quick synopsis of this review is that this place has been great all the way around for our family of 5. We played in the pool and hot tube everyday for a week, and enjoyed the beautiful new club house. You and your family will enjoy your stay here. Read on for the long version..

We got forced back to the phoenix area by colder than normal temps across the rest of the country. I was very surprised by how few family friendly rv resorts there are in this town. Most of the family friendly resorts in town are rough looking and or lacking the pool and hot tub required by my wife and 3 year old. I found Mesa Sunset and the pictures looked incredible so I booked one of only 2 sites that would fit our rig for 5 nights. My wife later read a bunch of reviews and we were worried about what our stay was going to be like but did not have many other options so proceeded. We ended up enjoying it so much that we extended our stay for 2 additional days.

The sites are plenty big enough for a rig the size stated on the website plus some, plus a tow behind or trailer and still have space for playing with the kids, and lawn furniture. We were in a 40' exterior site with a 37' super C, and had 8 or 10 feet to spare. We have stayed in more spacious sites, but also much, much tighter sites that were rated for bigger rigs.

The pool and hot tub were both very, very clean, and at a very comfortable temperature, even though night time temperatures were in the low 30s every night and days were in the mid 60s. My wife and I, along with our 2 little kids enjoyed the pool area every single day for a week. We also enjoyed spending time in the brand new and absolutly beautiful new lodge which is where the managers office is. Diana, the manager, was around much of the time, was welcoming, pleasant, accommodating and professional. She never gave any of us any hard time at all. I am guessing the kids in question in some of the other reviews gave good reason to be addressed. There are lots of kids around the park, in and around the club house, and I never saw anyone harass them.

Over all the park was very clean, well maintained, and organized. The bathrooms were all brand new, the landscape stone was raked, the club house is nicer than any other we have seen in our extensive travels. I don't know what it was like prior to the renovations, but this park deserves a much higher score than the current 3.7 stars. I don't do a lot of reviews, but when I think a place really stands out, our deserves a really great, or really bad review I take the time to do so.

The only negitives I could come up with, are that the main road is pretty noisy, and the dog walks could be better. Our site was just one away from the main rd and it still didn't cause us to lose any sleep. The dog walk was at the far end of the park and is long and narrow, with two separate sections and a pet washing station in between. It's totally sufficient, was picked up pretty well with only a couple piles on one isolated visit. It smelled like a dog walk area, but I don't know what people in some other reviews expect. You have dozens of dogs using it to pee and poop several times a day. Iv smelled a lot worse.

If we visit the phoenix area again we will stay here again. Disregard the negitive reviews, you will enjoy your time at...

Also, despite signs posted of video surveillance, there IS NO video surveillance except a single trail camera on the back gate looking at the dog area. I've noticed individual tenants had their own camera systems set up. Sad that they even had to do that. On a few occasions I personally had to call police and even take matters into my own hands to run off vagrants who wandered in to either camp out in the shower house, or slink around the campground looking for unlocked car doors or bikes to steal. I didn't feel safe here.

Upon signing the long term rental agreement, I noticed there were a LOT of rules. However, it seems like many of the semi-permanent and even family of the management broke these rules. Rules like "no window AC units," or "no foil window coverings." Even this one, "RVs must kept in good order and consistent with other RVs in the park." I couldn't count how many ripped up awnings (with supports hanging off the sides), window AC units, foiled windows, and downright dilapidated RVs in this park. Our neighbors had been there for 6 years and their camper looked like a wreck.

After the first maintenance person was gone, their replacements were very lackluster. Sites weren't groomed/cleaned when RVs pulled out, the pool started growing black algae and always had leaves and bugs...

We did a full review of our thoughts in Mesa Sunset Rv Resort on YouTube. Here are our thoughts as full time RV travelers.

Pros: heated pool and hot tub, large clubhouse, most the neighbors are friendly, all ages, store across the street (but also a con because of traffic), it's gated

Cons: between 2 VERY busy and NOISY roads, would not recommend if you're a light sleepers we didn't sleep well for 3 months. Would not turn up pool by 2 degrees, even though others in the park did not seem to use the pool and we were in it every day. The hot tub had green dye in it at 1 point that dyed my swimsuit and our nails, after that was eventually dealt with and it was out of commission for 3 weeks, it did not seem to be cleaned. There was always loose sand (quite a bit) in the bottom and eventually got so dingy that we stopped using it. It does not cater to travelers, so don't expect daily activities. They do host a weekly after school type program for the kids and a fee other activities here and there, but it's mostly a full time resident park. The dog park is at the very end of the park and usually full of poo. Residents at the front of the park often take their dogs to do their business near the clubhouse in the traveled area where kids play (but at least they usually cleaned it up). They are butted up against a VERY popular and lively bowling alley. There were fights nearly every weekend around 1am and lots of car racing that went on around that time. They have RATS. We have never had a mouse or rat problem before or after there, but we got rats that took us a month to get rid of which cost us $100 in supplies, plus it ruined about $100 worth of our stuff. We were not the only one with rats, multiple other guests said they had RATS as well. When we asked the manager why there weren't bait boxes out to try and rid the park of the rats, we were told that that's not something they would do. I think this park has a management issue, mostly. We felt as though we were really inconveniencing her whenever we had to pick up our mail or asked a question. The park rules (which were included in the ridiculously long rental agreement) did not seem to be enforced.

I think if you're looking for a permanent residence, don't mind noise or rats that this could be a great option. There aren't a lot of all ages options around.
