A day in the life of our favorite Curve pup, Kylo!

As many reviewers have mentioned, the new management is night and day compared to the previous: and in the worst ways possible. First, beware of bait and switch tactics on the low pricing on their website. During renewal, quoted prices were in the ballpark of $300-400 over those listed on the site. When I requested that I was matched to those rates, the request was declined. The manager stated in their response, "Those are the competitive rates and cannot match them for existing tenants". Interesting! So let me get this straight. The number, quality, and variety of events that the residents had available under the previous management were reduced dramatically, the office is now closed on Sunday (previous management was 7 days a week), and the managers aren't actually in the office to make decisions on weekends. All of this points to lower operating costs, yet, the rates are here *increasing* when the properties surrounding this one were *reducing* their rates? When the property was taken over, everything changed overnight. The office management came off as cold/annoyed and you leave feeling like you've inconvenienced them with your presence. When issues were reported, there was virtually no follow-through, and if there was, you'd rarely, if at all, hear about it. Phone calls to the office and email were routinely ignored with calls going through their automated phone system and straight to voicemail and email, likewise, going unresponded to (In the ~20 emails sent to their office, 3 were deemed worthy of a response apparently). The silver lining of walking through the scorching heat to the office to get any response is that nice, crisp, cold reception waiting for you when you walk into the front office. In one story, my assigned parking space was blocked by a large vehicle. After two walking trips across the entire complex (you know, since they don't answer the phone), and waiting 20 minutes between trips, the issue had not been resolved. The response? Come back if the vehicle has not moved in 10 minutes (this is nearly 20 minutes after the initial issue was reported). Finally, there were rumors that random fees and charges were assigned during move-out and to be extremely cautious during that process. Given that information, I determined I should be present for the final walkthrough. When requesting a final walkthrough date and time in which I could attend, I was told that there was, and how convenient is this, PLANNED EMERGENCY MAINTENENCE during the last day of the lease! Tenants moving in and out just isn't a common occurrence and therefore is apparently a *luxury* service. Speaking of "luxury" apartments, you know what felt so luxurious? Having to search AZ Tenant Law on my Friday night on the weekend before my move out. Interestingly enough, it looks like we are entitled to be there for a final walkthrough after all. After citing a few relevant passages in AZ tenant law, MAGICALLY, a time slot opened up the following Monday bright and early! With all that stress, the back and forth, and the time it took to write the email to deny the walkthrough request, the ACTUAL walkthrough took less than 3 minutes. Putting residents through all of this garbage and nonsense for a walkthrough that took less time than making a cup of coffee is shameful and disturbing but is just a bit of insight into how this place is run. There's so much more to be said but there's a limit to these reviews so I cannot go into depth. Highlights include: the email addresses of every single resident being leaked to the entire community, the distinct fragrance of trash as trash bags can sit out throughout the day (and sometimes over weekends)in the sweltering AZ heat (for an extra fun time, go look at the yelp reviews where a resident has giant cockroaches and other bugs on sticky pads. Not sure if the trash and roaches are related but those videos made my skin crawl). Experience the luxury! My advice to anyone: run away, fast. Find any other community in the area (there are dozens). You'll be glad you did.

Liv built an amazing community with beautiful grounds, top notch amenities, fun events, and a community feel (they even had a waiting list to move in). Unfortunately, Curve at Gilbert took everything that was good about this community and turned it into a place where you pay more but get much less. When you choose this used to be luxury community you get: 1. Less availability- They are now closed on Sundays. Oh and don’t try calling because they don’t answer or return voicemails. Also, don’t expect a prompt email response…unless you CC a regional manager from Cushman & Wakefield. 2. Less urgency for resident violations- I hope you enjoy cigarette butts in your “smoke free community”. Also, if someone is parked in your spot, blocking your garage, or blocking the EV charging spots don’t bother calling towing or courtesy patrol since they can’t /won’t do anything about it. 3. Less events- Instead of biweekly food trucks, pancake breakfasts, and happy hours, you get…Bingo… 4. Less approachability- If you want to feel like an inconvenience or be treated like trash when you ask questions or bring up concerns then Curve is the place for you. To be fair, you do get more here in some respects since the takeover. You get: 1. More legal knowledge- Increase your legal skills by educating the staff on AZ tenant laws regarding the right to be at the final walkthrough (due to the numerous resident experiences with random charges upon moving out). 2. More creative writing practice- Due to the lack of urgency for resident violations, you get to leave notes on vehicles creatively expressing your frustration (pictured but unfortunately I cannot take the credit for writing it). 3. More practice with negotiating- Even if you’re unsuccessful, you can practice the art of negotiating your renewal price. Bonus…you also get experience with the technique of bait and switch because the price you see online (the “competitive” price) is about $500 less than what you are quoted at the time of renewal. There are many apartment communities in this area that are more welcoming and worth your time, money, and sanity. I recommend you check those places out and stay far away from Curve.

I’d like to preface this review by saying I’ve been at this apartment over three years. I’ve been here longer than “Curve” has been here so I remember when this place was actually nice Dear Curve, When can we expect to see the chairs by the pool to be deep cleaned? Pretty disgusting the state of them at this point. They used to be cleaned regularly and that was very nice, you could tell that it was cared for, that is not the case anymore. Super nasty having to bring an extra towel to just cover the chair because it’s that stained and dirty. Some of them just entirely covered in bird poop. I’m pretty sure this is supposed to be luxury living. Keeping the community clean is probably a good step at accomplishing that.

When we call the office you simply do not answer, this is the experience of many people in the complex. When we have an issue we have been treated as if it will be resolved and then simply nothing happens. Emails yield no response. Phone calls.. nothing. You have employees in the office sitting on laptops but I wouldn’t be surprised at all to find that if the laptops are flipped around they’re just watching YouTube. It feels as if no work gets done aside from the front desk people touring the units with new people. If the only goal is to get people in here without actually caring for their experience while they live here, what do you think will happen?

Satisfied residents? No…

Dog poop being left all over the community which is against the rules, people smoking weed left and right which is against the rules. Landscapers leaving weeds everywhere at this point, the weeds have outgrown the actual bushes next to my unit. Pool heater being off for basically entire winter just because the apartment wanted to save money. Trash not being picked up for so long that you can’t even walk into the trash area.

Different doors around the apartment broke often, making you have to walk a longer path because somebody is breaking stuff and it’s not being addressed. Different furniture with broken legs and bent around because people just don’t respect stuff here. Kids screaming and throwing food and trash around at the pool, basically little to no rules enforced and certainly no quiet hours being enforced. I’m pretty sure none of the cameras even work. The company that took over this apartment complex seems very cheap and shows very little regard for any real work being done, but large interest in collecting their fees/rent and doing the most basic apartment checks you can imagine. I don’t need them giving me a back massage but It does seem that they do enjoy sitting in the office collecting hourly pay though, it would be nice to see some actual maintenance and improvement going down.

I just hope people who truly care about this community come back around. I used to see people deep cleaning the pool area including every single chair with the pressure washer the maintenance people have. None of that is the case anymore.

I really like my unit that I live in but if I could I would transplant my unit to a different complex with different management because this company Curve is really just interested in collecting rent. They’ve shown me over the past year or two that they are not truly interested in caring for what was once an extremely clean complex. Doesn’t feel as much of that “luxury living” as it once did feel here. Average apartment complex that without proper employees and better management, will continue to go down hill fast until it’s trashed entirely someday.

EDIT THIS PLACE STILL SUCKS. Mikayla has to go. They sent me a 60 day lease renewal notice 52 days before my lease ended. And now trying to charge me $1,350 for not ending my lease before the 60 day notice. They just want money and they will look for any way to fine you / charge you. We can’t wait to be done here soon. Cushman and Wakefield destroyed it. Poor management, finished the job and killed it Edit they just towed my work vehicle away in the night. I move out in 2 weeks. Get me out of...
