My Experience at the Worst Apartment Ever – 9475 W Sam Houston Pkwy S, Houston, TX 77099 Living at this apartment complex was a complete nightmare from day one. If you’re considering moving here—don’t. This place is the definition of neglect, unsanitary conditions, and management indifference. Here's what I went through: Cockroach and Rat Infestation: The entire complex is crawling with pests. My unit was constantly invaded by cockroaches and rats. No matter how much I cleaned, the infestation never went away. Unlivable Kitchen Conditions: The kitchen was in horrible condition. The cabinets were falling apart and completely infested with cockroaches. Cooking in this space felt unsanitary and unsafe. Obsolete Refrigerator: The refrigerator was outdated and barely functioned. It couldn’t keep food cold, and yes—cockroaches had taken over the inside of it too. Deteriorating Bathroom: The bathroom was in terrible shape. The fixtures were obsolete, and just like the kitchen, the cabinets were full of cockroaches. No matter how much I tried to clean or spray, the problem persisted. Fraudulent Fumigation Charges: The property management charged residents for fumigation services, but never actually performed them. I never once saw a pest control technician come to my unit or the surrounding areas. No Cold Water for Months: For several months, I had only hot water. No access to cold water for showers or even basic use completely unacceptable living conditions. Out-of-Control Noise: Quiet hours are not enforced. Many neighbors played loud music well past 1:00 AM on a regular basis. Complaints went ignored, and management had no real authority to address the behavior. Disgusting Surroundings: The exterior of the buildings was filthy. People threw garbage everywhere. It stayed there for days, sometimes weeks, with no cleaning or maintenance. Stray Animals Everywhere: The complex was overrun with ownerless cats. They wandered the property day and night, multiplying with no effort to contain or address the issue. Pet Waste All Over: Residents didn’t bother cleaning up after their pets, and the result was animal waste everywhere sidewalks, grassy areas, even near entrances. Garbage Area Is Always a Mess: The designated trash area was constantly overflowing, with garbage spilling out onto the ground. The smell was horrible, and it only attracted more pests. Deposit and Lease: I paid a full deposit and made every rent payment on time throughout the entire lease. When I moved out, I returned the apartment in the exact condition I received it—clean and undamaged. I fully expect my deposit back. Unfortunately, this property is known for delaying refunds, sometimes for more than six months, which is totally unreasonable. Management Staff: I want to be clear I have no complaints about the manager, Mrs. Magaly, or her assistant, Stepfanie. They were both helpful, professional, and did what they could to support me. Unfortunately, they are not the owners of the property, and their hands are often tied when it comes to making real improvements or resolving serious issues. Final Thoughts: This apartment complex is plagued with neglect, infestations, and irresponsible property ownership. Even with helpful office staff, living here was a constant struggle. Si estás considerando mudarte aquí, no lo hagas. Este lugar es el ejemplo perfecto de abandono, condiciones insalubres y una administración sin poder real. Aquí está lo que viví: Infestación de cucarachas y ratas: Todo el complejo está infestado. Mi unidad estaba constantemente invadida por cucarachas y ratas. No importaba cuánto limpiara, la plaga nunca desapareció. Cocina inhabitable: La cocina estaba en condiciones terribles. Los gabinetes estaban deteriorados y completamente invadidos por cucarachas. Cocinar allí era insalubre y peligroso. Refrigerador obsoleto: El refrigerador estaba completamente viejo y casi no funcionaba. No enfriaba bien los alimentos, y sí, también estaba infestado de cucarachas. Baño deteriorado: El baño estaba en muy mal estado. Los muebles estaban obsoletos, y los gabinetes como en la cocina estaban llenos de cucarachas. Por más que limpiara o rociara insecticida, el problema continuaba. Cobros falsos por fumigación: La administración cobraba por servicios de fumigación que nunca se realizaron. Nunca vi que fumigaran mi unidad ni ninguna parte del complejo. Solo agua caliente durante meses: Durante varios meses, solo hubo agua caliente. No tener agua fría para ducharse o usar normalmente es inaceptable. Ruidos fuera de control: Las reglas de convivencia no existen aquí. Muchos vecinos ponían música a volumen altísimo hasta pasada la 1:00 a.m., y la administración no hacía nada para detenerlo. Entorno sucio y descuidado: Los alrededores del edificio estaban completamente sucios. La gente tiraba basura por todas partes, y nadie del personal la recogía. Invasión de gatos callejeros: El complejo estaba lleno de gatos sin dueño. Vagaban por todo el lugar día y noche, y nadie tomaba responsabilidad para controlarlos. Excremento de mascotas por todos lados: Los residentes no recogían los desechos de sus perros o gatos. I can't wait to move! Dirty apartment, they never come on time to fix anything unless you keep going to the office, even at that, they may end up not fixing it. Recently they closed off all the nearest gates now you have to go all the way to the other side to come in and exit out, so much inconvenience! The office people are so, so rude! Last year I had a bunch of my stuff stolen by someone that works as their staff because my apartment was never broken into but it was very noticeable that a bunch of my clothes, cheap jewerelies that I cherished, bags, and shoes were all stolen when I reported to the manager nothing was done at all! I really couldn't go to the police, after all what would they have done! My stuff were not really designer brand stuff but they were mine and they were new!
