After seven years of my husband living here and me living with him the last three, we are finally declining to renew our lease. What used to be a genuine luxury apartment is now an overpriced, mediocre living experience. I would not recommend anyone looking for an elevated apartment community live here when within the last 2-3 years there have been several new, modern apartments within walking distance of this one for comparable prices with newer facilities. There is an overwhelming lack of courtesy among residents of this complex, and a frustratingly really lax tolerance of it from apartment management. In summary, the biggest issues are:
Lack of security: It makes no sense to have an app that manages electronic keys for all the doors and elevators in the apartment if people leave the exterior doors propped open with rocks or other barriers. It allows anyone, resident or not, to simply walk onto the property and into the building. That is concerning and a huge safety risk. The âSecurityâ they have wandering the apartment at night can often be seen sitting on their phones in the parking garage, not monitoring anything.
Noise: for the past several months, we have had to deal with upstairs neighbors being completely inconsiderate, even after the âquiet hoursâ past 10 PM. While a certain level of noise is to be expected in apartment life, it is unacceptable that at 11 PM the sound of jumping and banging can be heard right above your head, making it unable to wind down to sleep. It is so bad that we can feel the banging actually vibrate our walls. After several back-and-forth emails (including recordings of the noise) with property management, I was essentially told that I would have to deal with it.
Stolen packages/mail: We donât even order important packages to the apartment anymore, instead opting for ordering them to familyâs homes for us to pick up. My husbandâs job sent brand new monitors for him to use at home and the packages were stolen right from the mail room. The leasing office refused to review the security cameras to see what happened. They tried to increase Security by installing doors on the mail room, but the result is that several Amazon or otherwise packages can often be seen left OUTSIDE of the building after hours, just sitting for the taking by anyone on the street. I even once have personally done the courtesy of moving boxes from outside of the building into the mail room to make sure peopleâs stuff donât get stolen. But thatâs not my job.
Overall, if you are a young professional looking for a luxury apartment, this isnât it. Yes, the location is good, but there are several other complexes along the Bayou that offer more for the same priceâ some brand new. If thereâs one positive I can say about this place, itâs that the maintenance team is A1. I can put in a request in the morning and without fail they will have it fixed within 24 hours, and usually by the close of business. Those guys work hard.

   Read moreI wish I could leave a 0-star review, but unfortunately, 1 star is the lowest option (just peep the amount of 1 star reviews before wasting your money.) I was so excited to move into this property on 12/30/2024, ready for a fresh start with my family after relocating from North Carolina. To my dismay, what was supposed to be an exciting new chapter turned into a nightmare.
The day after moving in, during our walkthrough, it became obvious that no one had properly inspected the apartment before we arrived. The unit smelled strongly of mildew, the carpets were filthy, the garbage disposal and dishwasher still had food residue, and light fixtures were falling off the walls. Despite these issues, all of our belongings were already moved in, leaving us stuck.
We immediately reported the problems to our leasing agent, who agreed that the apartment hadnât been walked. The property manager, Lyndsy Goodson, was notified, and we were promised that the carpets would be cleaned, and maintenance would address the issues. However, Lyndsy made no effort to personally inspect the apartment, instead offering empty reassurances from her office chair, saying she had just returned to work that Monday. Her dismissive attitude and lack of concern were infuriating. She was consistently rude and unhelpful, and it was clear she had no empathy for what we were going through.
After multiple attempts to resolve the issue and continued dismissive treatment, I involved my lawyer. Since then, communication from the property has all but ceased. Fast forward to 1/3/2025, and weâre still dealing with the same unresolved issues. The carpets were finally cleaned, but they remain soaking wet. Despite following instructions to keep the apartment at freezing temperatures to speed up drying, we woke up to carpets still wet enough to soak my socks as I walk through the unit.
Additionally, my lawyer reached out to the Knightvest lawyer 1/3/2025, but as of Monday 01/06/2025 close of business, they have yet to respond to my lawyer directly. However, according to Lyndsy, their lawyer has been in contact with her. This whole process is slack, unprofessional, and lacks any empathy for the residents involved.
To make matters worse, they are trying to renovate an entire apartment with tenants still inside. This feels not only unethical but potentially illegal.
This experience has been a complete disaster. Moving here was the worst decision Iâve made this year so far, and it sucks because this was the biggest decision Iâve made so far. I hope no one else has to endure this level of neglect and disregard. I donât want an apology response just have your lawyer reached out to mine.

   Read moreI feel that 3 stars is generous. The management team is quick to make excuses even though I make it clear I donât want or expect any, I just want action on issues I am having. I understand itâs a complex time manage an apartment complex, but I donât feel I am unreasonable in my expectations as a tenant.
Overall, the management team as been nice but barely responsive - only after an incredible amount of effort on my part was I able to get my issues addressed. Regardless of price, I would expect any apartment or leasing office to treat each resident as a valued CUSTOMER of the apartment. I expect: proactive communication, apartment to be move in ready, and timely service.
I toured San Simeon in July for an August move in. There was a ton of pressure to sign the lease for August 1 move in, even though I didnât need to move until August 15. I moved in August 6 and the apartment was nowhere near ready
Upon move in, one of the kitchen cabinets was missing, the ground level patio was not landscaped, the water heater has a broken thermostat leading to no hot water (this was discovered on 2nd fix attempt), the bathtub shower did not work, and the bedroom light was tied to another apartments frequency and/or remote, and the water line to fridge wasnât installed. I still donât know how these werenât all checked before handing over the keys to a new resident. There is no quality control -
It took 10 hours to have someone from the on-site maintenance team on a weekday to address my hot water heater being out.
After a month of living here, appliances still do not match in the kitchen. They offered $50 off per month until thatâs fixed. So that makes it ok, still an eyesore.
The washer dryer is old and not effective - have to run dryer twice each cycle. Bathroom is a tad small and storage space is too small/skinny to be useful.
Eventually, I was able to sit down with the manager after multiple conversations with nice, but unhelpful, office staff. They continued to fail at communicating with each other and me. For example, gave clear expectations to send all people (maintenance, cabinet installer, and landscaper) to make apartment move in ready on a specific day and time since I work from home. All three proceeded to show up at different times and days. Itâs really frustrating.
Walls and floors are paper thin - I hear my upstairs neighbors dogs running around as I type this. Dog park is tiny and not really useable.
