Due to the unusual amount of five star reviews, I say unusual because I speak with many of my neighbors and I’ve heard nearly every complaint, I feel like I have to post a honest review so that people can get a realistic perspective of this place. The Pines used to be really nice, a relaxing, cute place to live, there was lots of wildlife and the local ecosystem was respected. It used to be owned by a family, this last year they sold it and now it’s owned by a corporation and managed by a separate company who came in at the same time. Immediately after the change in ownership, they started cutting down trees, and started the construction, which drove away a good portion of the species that used to dwell here. I don’t know if they’ll ever come back because it’s a constant construction zone now. There’s at least two buildings that they are “refurbishing” that they have been working on since the beginning of summer and now I’m being told that it’ll be until at least November that they’re done. Imagine not even being told that you were going to be living with constant sawing, hammering, all different kinds of noise for about half a year and had no control over that, and no previous knowledge that that’s what you were going to be living with. The first couple of months after they took ownership, they had to come into our apartment every couple weeks for something never with more than 24 hours notice and always notice being a piece of paper folded up and stuck in the door. After living under the new ownership since April, it’s become very apparent that the management company here does not genuinely care about the residents. We have landscapers that come on the weekend, they start whenever, there is absolutely no consideration to providing the tenents with some peace. Most of the time residence in these situations are too afraid to post anything negative, fearing there will be repercussions for saying something that didn’t quite bode well for owners and managers. It’s illegal to discriminate or charge someone a higher rent because of their personal opinion, however, it still keeps a lot of people from expressing their honest feelings. I don’t know any of the people who posted the 5 star reviews and they don’t at all match my personal experience after being here a year and a half. The last apartment I stayed in, entered you into a raffle if you left a positive review for the place, low and behold, they ended up with a ton of five star reviews that were very much unwarranted. Its very hard to know if the review you’re reading is legitimate or not, which is also why I’m taking the time to write all this out for anyone who is considering moving here. I would love to have known what I was getting myself into. It’s still fairly affordable rent, but I’m guessing that will change come next year… once these places become corporate owned, the rent goes up by hundreds of dollars every year. There is no laws in Florida to protect tenants so they can charge whatever they want and they don’t have to have any reason for it. I gave it two stars for the location. Previous owners were amazing and kept the property clean and free of trash and debris and always gave you at least 24 hours notice so you can secure your pet and such! New owners are horrible and have a staff of workers that leave their lunch trash everywhere. They now charge monthly $25 pet fees plus an annual fee for a pet registry program, monthly $25 valet trash fee and they repeatedly enter your unit with less than 24 hours notice(in less than 4 months they have entered my unit more than 4 times with only 12 hours notice. They inform you of their plans to enter by sticking a paper in your door, no call or email or text. In addition, the totally incompetent workers they send into your unit do not speak a single word of English and there is no way to communicate with them. The office staff’s favorite phrase is “I do apologize, we are working on that…”. The refurbished units are very nice but I’m finding that without a supportive and respectful leasing office, even the nicest unit can be a nightmare.
