If zero stars were an option I'd give them that. They are the most shady people I have ever had to deal with. Their apartments suck. Their maintenance suck. The women in the office let their kids hang out it the office with them while they work and let them answer phones and hang up on people. During my first month I had packages delivered to me and all of the tracking links said they were delivered to the office and signed for. I would go to the office and ask for my packages and be told that they don't have them. Then I would call them several times to double check about each package because I was having a difficult time dealing with USPS/UPS/FedEx and all the stores I had ordered from. They kept insisting that they didn't have any of my packages. One employee even told me that my "neighbors probably stole them from my doorstep because that happens sometimes." I went to the office in person again to ask about my missing packages only to have an employee practically yell at me about how I have too many packages taking up too much room in her office. My heater wasn't working and I called maintenance several times to come fix it. The maintenance worker would spend for ever messing with the wires in the water heater closet only to give me stupid reasons at the end for why my heater was not working. My favorite was "You probably open and close your doors too much so it makes it hard for your apartment to stay warm." When I finally got the heater situation fixed, it turned out that the vents of the apartment were so packed with dust that the heat just couldn't get out of the vents. Even after that I still had to use window insulation kits on every single window in the apartment. There were so many gaps in all the windows and doors that bugs were constantly getting into the apartment. It was disgusting. I've tried to call the office several times during office hours to discuss moving out and each time a child would answer the phone and hang up on me. Now all of a sudden they are telling me I was supposed to let them know in writing 60 days before the end of my lease that I was moving out. When I have spoken to them in person and over the phone about moving out and this was never brought up. They even filled out a referral for my new place for me and never said anything. So now I'm stuck paying them 2 months worth of rent that I didn't know anything about. There were many times when I would go into the office during office hours for various reasons and no one would be there but there would be no signs or anything explaining why no one was there or when anyone would be returning. If there was anyone there it was usually only one person so I would have to stand there and wait forever. The neighbors were constantly fighting and screaming in the parking lots. They were always loud. Could hear everything through the walls. One neighbor thought it was appropriate to lean against my bedroom window while he got dumped over the phone by his girlfriend whining about "I don't understand, if you really loved me like you said you did you wouldn't be doing this." Broken glass bottles and cigarette butts all over the parking lot. I had one neighbor who would sit in her car and blast music so unbelievably loud with her windows down while her kids danced and ran around the parking lot screaming. I noticed cops coming by the apartments a lot. There were strong smells of weed and cigarettes coming from every apartment. You could always hear people stomping up and down the stairs and slamming doors. Everyone would speed through the parking lots. Parking lots always overflowing so people would just park in random places that would practically block the road. No assigned parking or parking passes.    Read moreI lived here for about a year and cannot recommend it. Here are issues I had with the complex:
When I first moved in, I discovered that the toilet leaked water onto the floor when flushed. It took four weeks of repeated requests to the office before a maintenance man actually fixed it.
In general, maintenance requests took multiple attempts before someone actually showed up to take a look at an issue.
My apartment was not well insulated, and was often quite drafty in the winter, especially near windows or the door, which was slightly bent and did not make a proper seal with the frame when shut. The heating is electric, and electric bills in the winter could be upwards of $170 dollars monthly.
The walls of my apartment were not well-sound-proofed. Being alongside Lee Road, I could noticeably hear cars passing by. The complex is also just south of a Fire Station, so you will hear loud sirens while there, and not always at the most convenient times.
A large pond on the property attracts many geese in the spring and summer, who venture out from the pond onto other parts of the complex. They can be aggressive and intrusive and often leave feces on the sidewalk.
The outdoor mailboxes they use can freeze shut in the winter.
The laundry room is small for the number of people living at the complex (I believe there are only two washer/dryer pairs). If you don't have a washer and dryer yourself, you're better off going to a laundromat somewhere.
Many residents appear to not pick up after their dogs' waste. I often saw it on the grass and even on the sidewalk at times.
The amount of parking space is small for the number of people living there. At night there are often very few open spaces available and finding one requires some searching. I paid for a parking space under a shelter to alleviate this; but people would steal my spot from time to time. When this happened the complex gave me the number of a towing company and told me that it was my responsibility to call and wait for a tow truck if someone parked in my spot (one time I did this it took about 90 minutes to get the tow truck out there); otherwise, they were not going to take any responsibility on their end in ensuring that only the right vehicles were using the shelters.
Unless you put down a very large deposit, do not expect to get your deposit back if you leave. When I moved out, my $150 deposit was swallowed by several unavoidable fees. These included a standard 75$ cleaning charge, a standard 75$ carpet cleaning charge, a standard 30$ painting charge (these are charged regardless of the condition of the apartment when moving out), as well as my last month's worth of utilities (they clearly never had any intention of giving any part of my deposit back to me under any circumstances). The breakdown of these charges was also not properly communicated to me. They were supposed to be given to me via a letter, but it was never actually mailed to me (the office's explanation was that they ran out of stamps). I only learned of these charges when I stopped by the office to ask about my security deposit in person.
If you are interested in living in the Fort Ben area for work or to be by the park, Triton Brewery, Jockamo, etc. (all of which are nice), I would recommend looking into The Fort apartments, as they appear to be better managed and are only slightly more expensive. I cannot recommend...

Cons to Harrison Place: Poor heating/cooling system: Our bedrooms are freezing/blazing (depending on season) when we have the doors shut Odor: Smell of cigarette smoke and marijuana so often in the hallways and filters into my apartment Trash: Residents leaving trash bags and litter in the hallways, patios, and parking lots One non-automatic trash compactor (i.e., you have to put trash in, close door, push on button, wait for it to slowly finish, then turn off) for the entire community: There are often huge piles of trash sitting outside of the compactor because of this (In the summer, that means flies buzzing all around it) Litter around property: Because people leave trash outside their apartments and the compactor is terrible, there is often litter around the parking lots, grass, and property Terrible parking: You generally do not get a space in front of your building if you arrive past 6 Weird smoke alarms: Our smoke alarm literally goes off because of steam from boiling water or opening a hot oven. Additionally, we have had to change the batteries multiple times (at least 3) since living here (for some reason, they would always start making the change battery chirp in the middle of the night) Concern for other residents: I have called police in one instance due to suspected domestic violence in neighboring apartment Slow response to maintenance requests: I was assured, at one point, that maintenance fixes would become more timely once the maintenance team was fully staffed. My leaking toilet has been âfixedâ two times in the past few weeks â it continues to leak, and I am waiting for maintenance to return to fix this issue a third time âLuxuryâ living (per the HP website): It is not a luxury apartment. Faux-granite countertops, modest kitchen appliances, built-in shelving in closets, nice natural light, nice window seat in a 2-bedroom layout. The layout and construction of the apartment itself is decent, not luxury
Pros to Harrison Place: I really enjoy the surrounding area (Ft. Ben State Park, Cafe Audrey, Farmerâs Market, YMCA, international groceries and restaurants along Pendleton Pike)
In summary, if I could take my physical apartment/floorplan and have it in a different location or with a more with-it company, I would still want the apartment. But the cons of Harrison Place far outweigh the pros for me...
