Overall, I had a really lovely time living at the Stadium Lofts, and I can absolutely recommend it to people. The apartments are beautiful, every place comes with a balcony, and the price is UNBEATABLE for the area you're in. You will not find a better deal anywhere close to downtown in such a cool place. The stadium is really a fantastic sight to see every morning and it feels like such a special place to live and you'd think it costs so much more to live here than it actually does. There aren't a lot of amenities, but the staff always has these cool little events every couple weeks that they put on to make up for it.
However, some small complaints. The staff occasionally felt like they could be passive-aggressive, asides from Lindsay, the leasing manager, who is absolutely wonderful and such a pleasure to speak with. She really brings up the mood of the Stadium Lofts and always went out of her way to help me with any issue I had. The maintenance staff also could be quite passive-aggressive and occasionally took way too long to solve issues I have (or once outright lying about the extent of some extremely minor flooring chipping at one point).
Onto the apartment itself, there's really only two issues I had. One is the walls. They are PAPER thin. You can hear everyone around you and they WILL hear you, even if you aren't particularly loud. I'm pretty cognizant of this, so I never once reported my neighbors next to me or above me even though they were quite frequently making lots of noise (especially above me, I think there were a couple small children who would play day in and day out), but these same neighbors were not so kind in return, and I was often served with noise complaints for very average sound levels, such as watching TV, listening to music at reasonable volumes on speakers, or even just having conversation with people close to the wall. You need to either be completely silent or just be lucky that you have neighbors that recognize that every wall is paper thin and won't report you for making normal sound levels in your home. Good luck trying to have a birthday party or some type of family gathering here. The second issue is the parking situation. The parking is first-come first-serve for tenants, so if for example you are getting home late at night, good luck finding a spot anywhere near your apartment. Thankfully they don't charge for parking (which IS a huge plus since most places near/in downtown charge upwards of $100 a month for parking), but honestly I'd rather have paid a small fee monthly to be able to park next to my apartment instead of having to walk hundreds of feet to my place if I decided to return home any later than 8PM basically. Guest parking is also a significant issue. The guest parking is EXTREMELY far from the apartments, so it's a nuisance for anyone to walk over to my place from guest parking, especially during the winter months. I would like to see the lot expanded a bit towards the flats to be more accommodating for people getting there later in the night, and some new guest spaces added near the flats, since the guest parking is only near the Stadium itself, and even then I'd say it's still too far from the stadium.
Seriously though, you should absolutely take a look at this place and I can totally recommend living here over any of the other places I lived in downtown Indy over the last 2 years! Definitely better than Canal Square (nice place, good location but way too expensive for what it is), and Riley Towers (horrible place to live). Read moreUpdate: got my car broken into a few nights ago (inside the gate by the way). Contacted the office regarding the issue and they said they can’t do anything. They have Latch security cams that only take a picture when someone buzzes in. Great security and really values their tenants safety right? 👍🏻 awesome job here
I had an optimistic view of this place prior to moving in, and I ended up renewing here for 1 more year just because I couldn’t find another place that fit my necessities; though, I realize now I probably should’ve just taken a couple losses so I didn’t have to deal with all the headaches involved. Here are some of them:
-There is guest parking located INSIDE and OUTSIDE the gate, yet the towing company came and towed my car after it was there for only 2 days without a tag (upon moving in, it was listed that any car could sit in designated guest parking for up to 72 hours)
-There is a bike storage room, and when first moving in I was told to purchase a bike tag if I wanted to store my bike there. I did, but to my surprise they abandoned this system after only a few months. My lease renewed without renewing my renters insurance and during the time that I had no insurance, my bike was stolen. The property is not held liable.
-There are digital locking mechanisms with doors located around the entire complex. Multiple gates that all require code or app entry. Many times these systems are faulty in that they either don’t work or have connection issues with the touch sensors/Bluetooth/NFC connection.
-The walls are thin (so don’t count on full privacy), and the polished concrete floors seem nice until you realize they were never buffed or cleaned properly. Trying to mop? Well as long as you don’t care about random threads, pebbles, pieces of dirt embedded into the floor then everything should be fine!
I could go on with all the grievances I’ve had here, but I think anyone would understand my point. Go on a tour here first. Who knows, maybe you did/could have a better time here than I did, but lease here at...
Read moreWe lived here for a little over a year. The stadium itself is very cool and historic, especially for baseball fans. I can only speak about the Lofts, which are in the stadium building:
Pros: Definitely the history and overall character of the building. That's the selling point, and the reason we moved in, and the one thing we consistently loved. The maintenance staff were very responsive and nice. The mail/package system was a plus. There was also endless parking, assuming you live in the Lofts and not the Flats.
Cons: The walls are very, very thin -- like, thin to the point where you can hear your neighbors getting a plate out of the cabinet or chopping veggies for dinner. Had a few bug issues -- roaches, etc, -- but no worse than any other downtown apartment. Very hard water, which ruined a lot of our dishes. Neighborhood is not very safe, and the gates frequently malfunction. There are only three staircases -- one on each side and one in the middle -- and no elevator. This means moving in/out is a pain, as is shopping. It also caused a bit of stress re: what if we broke an ankle and couldn't do steps, or what if there was a fire? There wasn't a quick exit strategy or an easy way to make it up to the higher floors. So. Just things to consider.
Lastly, the office staff is just generally...meh. There were numerous instances where we would be told one thing, only to find out it was wrong, and we'd get an apology, but also attitude and no resolution to the issue. It was very frustrating. We got a new office manager in summer 2018, and she might be the rudest person I've ever encountered in a leasing office. The rest of the office staff was generally nice, but they were just all on different pages regarding the policies and procedures, which made it hard to decipher anything.
TL,DR: Overall, not sure I would recommend Core as a landlord, but the building...
