I will lead this off with saying Arise Equity Management became the new management company about a year ago. My experience with Briar Park over the last nearly 6 years has been ok at best. 4/14/24 I woke up to my bathroom ceiling collapsed in. I am lucky I wasn't in the bathroom at the time as it was late morning. I called the visible leak in the week before and they did come and look, but did no temp patchwork or anything at that time. They said they would be back. So 4/15/24 I had many people (about 10 throughout the day) come and look at the condition of the bathroom. I was called by the office and went down there to Deena telling me I needed to move due to the condition of the apartment in 5 days. I was given the option to just vacate and find another place to live or move into another 3 bedroom on the property. I said I needed a few days do decide what moves I could make and that 5 days isn't enough time to move 6 years worth of life out while I work and kids are in school. I called on Friday 4/19/24 & told the office I would leave by 4/30/24. I opened a storage and started moving things out that day. They never sent me anything in writing so I had to go to the office and ask for that and got something on Monday 4/29/24 saying keys needed to be turned in on 5/1 & the unit needed to be cleaned and we would do a walk through. My last day was yesterday 4/30 and today 5/1 before I got a chance to turn my keys in, I received a call from Deena (property manager) who spoke to me in a very non-human and hostile and threatening way. I have never been spoke to like that in any way as an adult navigating this world dealing with so-called business people in the customer service sector (I have never had a non-cordial conversation with this office the whole time). Deena said "Chavon, I walked through your apartment and in 40 years I have never seen an apartment in this state and that you left filth everywhere. We are putting this on your credit. We saw you put your washer in the dumpster (which was picked up by someone on the same camera she saw me take it down there on). More than half the stuff I brought down there was picked up by other members of the community as I made post about moving out. I was so upset by how she spoke to me, so enraged, that my plan to bring the keys at 1pm turned to me leaving immediately after that call and going to the office to speak to her directly. She did email me her pictures and I have my pictures and videos. I will be posting all of that and telling my story through my social media profiles and I pray they go viral because this was despicable. So when I told her how unprofessional that was of her, she was taken aback as if she didn't just try ti talk to me as a child. She mentioned a hole in the wall (which is in my child's room and in 6 years you will have a wall or two in the wall) but she didn't mention the bigger body hole that they were suppose to fix from the 3rd time I had to call them about the stair rail coming down and my kid almost going through the wall with that. She also takes about the blinds in the other kids room (which again, you will have messed up blinds after 6 years). They have replaced my patio blinds before but never the bedroom blinds. They have only changed my air filter twice. Never addressed the messed up dishwasher that I was unable to use. Never addressed getting a new refrigerator which was visibly very old and the rubber around the refrigerator door was always coming off but they said they wouldn't replace. It was always super hot in the summer as if there was no air circulation upstairs and they never properly addressed it so I had to buy individual fans for my boys rooms upstairs. When I first moved in, the colony of roaches that lived up stairs eventually got addressed but they claimed they had already done pest control. 0/10 would not recommend. Pick people to manage your properties who know how to speak to people, not people who could be detrimental to the name of your business. Good...

NOW! I MOVED AWAY FROM BRIAR PARK FEBRUARY 2 2024 AFTER LIVING THERE 6 YEARS! I WORKED OVERNIGHT AND MY APARTMENT WAS BROKEN INTO, MY CAR WAS VANDALIZED "TWICE"! THE UPSTAIRS NEIGHBORS FAMILY FRIEND STOLE MY AMAZON PACKAGE FROM MY FRONT DOOR THANK GOD THE NEIGHBOR ACROSS FROM ME WAS ABLE TO LET ME SEE FOOTAGE FROM THEIR RING CAMERA AND THATS HOW I FOUND OUT WHO DID IT! OH AND MY CAR WAS TOWED OUT OF MY PAID PARKING SPOT WHICH HAD BEEN MY PARKING SPACE FROM THE DAY I MOVED THERE IN 2017, AND WHEN I ASKED THE THEN MANAGER THAT DROVE THE JURASSIC PARK TRUCK DOES THE TOWING COMPANY HAVE A LIST OF THE RESERVED PARKING AND THE TENANT WHO'S CAR THATS SUPPOSED TO BE PARKED IN THAT SPOT, SHE SAID "YES" SO I ASKED WHY WAS MY CAR TOWED??? SHE TRIED TO SAY THE PREVIOUS MANAGER IRENE DID NOT UPDATE THE PARKING LIST!!! OK MAM, I DONT KNOW ABOUT OTHER TENANTS BUT THERE IS NO REASON TO UPDATE MY INFORMATION BECAUSE NOTHING HAS CHANGED, I HAVE HAD THIS PARKING SPACE AND CAR FOR 5 YEARS WITH THE SAME LICENSE PLATE AND MY CAR WAS NEVER TOWED TIL "ARISE" STARTED MANAGEMENT. SO SHE SAID I DIDN'T HAVE A UPDATED STICKER FOR THE APARTMENTS WHICH I DID BUT EVEN RESERVED PAID PARKING DOESN'T KEEP YOU SAFE, THE STUPID APARTMENT STICKER IS MORE IMPORTANT AND YOU PAY YOUR MONEY TO PARK THERE. LIKE I SAID I WAS IN THIS APARTMENT 6 YEARS I NEVER WAS ABLE TO GO TO THE POOL BECAUSE THEY STARTAND THEIR MAINTENANCE ROOM WAS FOREVER BEING BROKE INTO THERE WERE THREE MURDERS AT THE CORNER STORE AND SHORTLY AFTER I MOVED THERE WAS ANOTHER MURDER JUST ALL KINDA DRUG RAIDS AND HOMELESSNESS WITH IN WALKING DISTANCE! OH NOT TO MENTION BEING WOKE UP TO HELICOPTER COPS ON THE INTERCOM TELLING SOMEBODY TO COME OUT WITH YOUR HANDS UP TYPE STUFF, LIFE FLIGHT LANDING AT THE SCHOOL NEXT DOOR BECAUSE COPS HAD TO SHOOT SOMEBODY AT THE APARTMENTS ACROSS FROM THE SCHOOL AND BRIAR PARK EVEN MADE GRIZZY NEWS (HOOD NEWS) SHOWING COPS CHASING A MAN THROUGH THE APARTMENTS BUT THEY HAVE THE AUDACITY TO TELL ME MY RENT WAS GOING UP FROM 1069 TO 1183 BECAUSE OF MARKET RENT!!! EXCUSE ME MARKET RENT??? THIS IS THE HOOD IF ANYTHING THE RENT SHOULD BE GOING DOWN OR STAYING THE SAME! NOT TO MENTION MY CEILING IN THE BATHROOM WAS CAVING IN AND IT TOOK A YEAR JUST TO "PATCH IT" UP! Read moreI do not recommend these apartments WHATSOEVER. They’re very unprofessional, they don’t follow contracts accordingly and when you catch them and tell them you have the contract then they want to follow the contract accordingly. So if you’re ever trying to move out good luck they’ll hold you accountable for things that the average joe wouldn’t see. They take advantage of their residents and not to mention very pushy when it comes to things they want immediately. For example, ((parking))it’s Very limited! So if you have to park even on the side fence you will get towed. So good luck with visitors and unexpected guests. Also, there’s allot of things that are prohibited like leaving things in your porch that you normally would leave like bicycles, grills, anything that’s not a chair or a table. They will be stolen anyway. Just down the road there’s nothing but crimes happening near the gas stations and homelessness. So If you’re looking for a place to feel like home please do not hesitate to look elsewhere. The gates are almost never closed and/or working properly so vehicles are being burglarized or wheels stolen. It’s sad to say that the management here is very rude and unhelpful. I had to extend the month to month base just to avoid getting charged for a failure to report termination and yet get charged for it for not being written. Not only was the market up by an extra $150 but they state over the phone that you’re doing everything okay but in reality they’ll hold you accountable for not writing it just so they can keep your deposit and mark it as a broken lease even though I’ve been paying my rent on time for the past 3 years. Over the course of 3 years it’s been getting worse and don’t expect it to get any better. There’s been a new change of owners recently so all the good reviews are from the previous owners.
