I wouldn’t even give it one star if it was an option to give the review with giving it 1 star. I’ve lived here since December 1, 2023. They’ve changed ownerships three times since I’ve been here and apartment managers four times. Out of all four managers we’ve had Delilah was the best yet they let her go. They continue to charge us for services that we do not get out of our amenities like the pool that has not been open that was supposed to have been open since March we were told they were waiting for an occupancy report and the inspection from the city. I’ve had problems with the younger adults in the apartment above me and have made multiple complaints that the apartment manager has said that she would address but has never tended to the problems. The individuals above us want to play loud music with the amp or sub hooked up at 0300-0500 with no consideration to the family below them that have children in school. I’ve made complaints about the trash around the property or around the dumpers that are just left out at the ground level below the dumper doors. The Manager now has an attitude cause she is hardly ever on the property cause their no real accountability here for her or the maintenance that should be picking up the trash to keep our community cleaner. We have residents that have trash on their porches but yet again cause the Property Manager doesn’t do her job with maintaining a clean, healthy environment they are not doing anything about the trash issues. Would love to be able to utilize the pool that we pay such expensive rent for or to get pest control to come out. Been here since Dec and not once has the outer side of the buildings been sprayed. I’ve asked for spraying inside and have had no response. I also asked for corporates number since I was getting no where with the manager she said she would find it and come put it on my door since I told her I refuse to stand there and continue to listen to her lying to me about her not doing the things I’ve ask or requested her doing that she wasn’t doing over the 2 months she’s been here. In my recommendation I’d look elsewhere before considering these apartments. No reason that at 11am the dumpster doors should still be open if the manager or maintenance is walking the property on a regular basis keeping up with the surroundings of the community.
Update July 9th still have not received any pest control services that we are paying for. Told Sandra over 3 weeks ago we had bugs inside our apartment and that the next time they spray I’d like to be notified so the inside could be sprayed as well. My children have bugs in their rooms now and have had them in our unit for some time. Sandra wants to ask what kind of bugs like we are bug experts or to tell us that she put us down on the list. A list that doesn’t exist. What’s more troubling is that in an apartment building two building down there’s a pest control guy that parks his work truck here. Or the fact that I’ve personally given her the names and numbers to two different pest control companies months ago, one which is a Marine/Veteran Company that he has told me she’s never reached out to him.
The amenities that this property was supposed to offer when we picked this establishment for the price that we are not receiving as here it is almost the middle of July and by School Calendar Year the Summer is almost over, the pool still is NOT open. No GYM or anything in which is why we picked this place. If I could recommend to anyone looking to rent here I’d advise them to take their business/money elsewhere where they would be more comfortable if not Happy for where they would call Home cause this...

Look into the builder, the management company, the area, the investors in the property, etc. This place is absolutely one of the worst managed complexes I have ever lived in. My apartment flooded because of a leak above me and they never brought in anything to make sure the interior of the walls were dried and wouldn’t grow mold, so who knows what’s growing in there at this point. My bathroom floor floods from under the tub when I shower and the maintenance legitimately said “we can’t get it to replicate what you’re saying” and left it at that. Even after I sent video proof. They even had maintenance people come out again and the guy was like “Oh… that’s not good.” When I told him that my floor boards stay damp from whatever is happening under the tub. I told him to touch it and he goes “I can see it.” I have yet to be called about either issue to be rectified. It’s been months. I pay my rent well over a week in advance most months and somehow I have almost $300 in fees this month? When I called to speak with the office manager nobody answered (go figure), I left a voicemail and never got a call back. The front office is closed half the time for who knows what reason so it’s impossible to talk to somebody in person. There’s trash all over the complex, they never clean it up. Let’s not forget that at one point we had ONE DUMPSTER for like 12 buildings worth of residents and they didn’t even pick it up every week. There was trash EVERYWHERE. Don’t get me started on the background checks that they DONT do. There’s no telling what kind of people live here. I thought I was moving to a nice new build complex and expected some inconveniences while they ironed out issues but this is just wild. When my apartment flooded, I went into the front office the next day and they had NO IDEA that my apartment was the one that flooded. I was standing there while they were talking about my apartment before they finally acknowledged me and I told them my apartment was the one that flooded. This place is a joke.
Update 10/2025: I have upstairs neighbors now… and I can hear absolutely everything they are doing. There is no insulation sound barrier. When they built these apartments, they did exactly what they needed to in order to pass code inspection. Nothing more. So if you want sleep (or any kind of peace and quiet for that matter) or work nights like myself, run away. Far away. I can hear everything. When they take a shower. When they walk anywhere in their apartment. When they open and shut their dryer. When they talk on the phone. When they watch tv. I can even hear them snoring. There is NO SOUND BARRIER. Just my ceiling, some empty space, and the upstairs flooring. The front office has gotten way better but they give you a bunch of empty promises just like all the rest. I’ve had a shattered window on my back door for over a month now that was broken by a rock being tossed up from them mowing. I’m sure it’ll never get fixed. The tenants are all still the same and they don’t spray for bugs regularly so I’ve learned to live with the ants inside my apartment that never go away. Which they charge everyone for every month. Read moreWhen my family and I picked an apartment we picked Joshua Landing because we liked the dwellings and management that worked there. But in just the past 6 months we have gone through 4 different managers. Which makes it hard to build a rapport with any of them. We first started having problems in October when the garbage wasn't picked up for almost 3 months. Which led to a rancid smell, rats, and a biohazard for my 3 children and whole community. When asked why trash wasn't being picked up they replied with "due to non payment." Which I find very unprofessional coming from Melissa (VP of management). Then this January all exterior lights went out for over 3 months leading to an unsate environment for myself and kids. So if you're looking for a place that's well ran and listens to the residents complaints I would look elsewhere. I’d also like to add We now have a new regional manager, and when I brought up my concerns with the trash enclosure doors being left open after the trash company comes to dump and fails to close it it’s causes trash to blow all over the complex.
