UPDATED REVIEW! I've been living here for 3 1/2 years now. The first 2 years were 4.5-5 star rating but now it's down to 1-1.5 stars.
The staff are nice enough and helpful when asked, but they do the minimum it seems like. The entire complex lost power (buildings around us never lost power though) several months ago (couldn't even get in the building) and the staff NEVER once addressed the situation or apologized for the inconvenience! Was very disappointing and felt unsafe not being able to get into my own apartment. I miss the old staff! They made you feel welcome and appreciated as a tenant.
Rent continues to increase at an unexplainable rate, without ANY additional perks or updates to the complex. And don't forget to add a minimum of $150 extra to your rent for all the extra fees. Oh and be prepared to pay a fee just to pay your rent!!! I used to pay by check to avoid this fee, but now they even charge a fee for that, so ridiculous!!
Pool is nice enough, but it takes weeks if not more than a month for the water to get warm because of the design of the building. Be prepared for the pool to be closed without notice at least a couple times a month and no compensation for when it is closed.
The ceilings are thin, so be prepared to hear things in the middle of the night you don't want to (even though there's a quite time policy after a certain time). The halls almost always smell like animal poop or weed and are rarely cleaned (used to be vacuumed and dusted at least once a week) so there's always dirt and trash in the halls and lobby areas. Trash is always piling up around the trash cans outside attracting bugs and smells awful.
Parking is still a nightmare!!! The west side of the building where most of the parking is never feels safe and I refuse to park there for safety reasons.
Because of the security, I'd still recommend living here. Just be prepared to pay a lot.
Initial review after living here for a few months: Overall I’d give 4.5 stars. If I could give 6 or more stars for the staff, I would!! They are all amazing to work with. Friendly, helpful and always quick to respond if there are questions or issues.
Parking can be annoying at times now that most of the units are full and share with the local businesses and I’m not willing to pay extra for the gated parking area. For apartments they are relatively quiet, I usually hear the dogs barking more than people. Windows are not the most insulated and usually more a problem in the winter. I do wish people were required to keep their pets on leashes.
The space and storage in the unit is utilized nicely. There are plenty of perks/extras for the complex too...gym (with more than just treadmills and a few weights), pool with a nice lounge area, peaceful outdoor patio seating with grills, indoor lounge/kitchen/tv area, study area, all at no extra cost to your rent.
Highly recommend...
Read moreI had a deeply disappointing experience with The Flats at Leighton District. I was specifically looking for a short-term lease for the summer and was drawn to this property because they prominently listed short-term lease options on their website and advertised this feature on multiple rental platforms. This was the primary reason I decided to apply. However, after paying the application fee, I was informed that they do not actually offer short-term leases, despite what was advertised. When I requested a refund, they refused, claiming the fee is non-refundable. I understand that such fees are typically non-refundable, but this should not apply in cases where the application is based on misleading or incomplete information provided by the property. Advertising something you don’t actually offer, charging a fee for it, and then claiming it’s unavailable is what’s usually being called “FRAUD”!!!
The entire process felt deliberately misleading and frustrating. Even more ridiculous, I began the quoting process a week before submitting my application, using their website system where specifying the desired lease term length is one of the first required steps. Despite this, their agents never raised any concerns about my lease term length until after I had paid the application fee. They later claimed to me that their agents did not have access to this information during the quoting process through THEIR SYSTEM until after my application was processed, which is too absurd to believe. Even if this were true, it points to a serious flaw in their system’s design—one that shouldn’t be the financial responsibility of their customers.
Their refusal to refund the application fee, despite their misleading advertising and failure to communicate essential information, demonstrates a clear lack of transparency and fairness. I strongly advise potential renters to be extremely cautious. My experience has left me with a very negative impression of this property and its deceptive business practices.
A final word of caution about this property’s reviews: A funny observation—most reviews over the past couple of years are either 1 or 2 stars or 5 stars, with very few ratings in between. What does this polarized review pattern tell? Make of that...
Read moreI have now been a resident of Leighton District for a year and it is among the best apartment living in Lincoln.
I would consider this to be a more mature living environment with the majority of the residents being in their 20s, and is certainly not a party/college oriented living environment.
The staff are attentive and very competent in their positions, I have never felt ignored, nor frustrated with a member of their staff.
I find that people who live here respect the complex itself more than residents of other places. People clean up after themselves and take care of the facilities
The fitness center isn’t expansive by any means, but it is a convenient facility to have in a bind.
Parcel pending delivery system - having a locker that is electronic access to get your packages is secure and easy, love it.
The study room. Great for college students or people that work from home, it’s a quiet environment equipped with Wi-Fi, they also offer Allo which is the best internet in Lincoln.
The pool and deck are very effective selling points, they are beautiful parts of the facility. They have events a couple times a year that are a blast, and it is a great opportunity to meet other residents.
The appliances are very good for the most part, I would say that the dishwashers just as any other economy dishwashers, are not fantastic.
The granite countertops are a great look and easy to clean.
Gotta love a nice walk-in closet.
Overall, I truly believe this is a top-five apartment living complex in Lincoln. The central location not far from downtown, great places to go within walking distance, and scenery of the complex is the cherry on top. If it is within your price range, I highly recommend living here, it was a fantastic...
