Avoid at all costs!
I'll start from most important reasons why you should never move in, and progress to less important reasons:
The management company is terrible. Terrible. They absolutely are lacking a customer service mindset. The management company is supposed to exist to serve tenants, but if you bring up an issue to Amy, expect to be presented with all the reasons why you just need to be patient and "work with her." I have patience in abundance, having served in the Army for 5 years, but I have no patience when it comes to inhospitable living conditions. For us, our A/C unit was inadequate to cool the apartment. It blows 55 degree Fahrenheit air, but the interior temperature of the apartment has exceeded 85 degrees Fahrenheit every day for the past week. And that's after installing blackout curtains on the entire west-facing wall (floor to ceiling windows, amazingly beautiful, but we had to cover them entirely with curtains). Additionally, we have borrowed a 14,000 BTU portable A/C unit from a friend. All of that, and it's still over 85 inside. Amy has known about this issue. Her solution was to offer us a fan--as if a fan would do anything more than blow 85 degree air around. To be fair, they have changed the air filter, but give me a break. Furthermore, after attempting any kind of fix, they don't bother to follow up, that's on the tenant. To me, this is indicative of their attitude towards tenants: only squeaky wheels get attention. This is in contrast to previous management companies that are proactive, actively follow up, and are dedicated to fixing the problem. But who knows... maybe you'll land in one of the apartments that doesn't have any issues and you won't have to deal with them. I informed Amy that I would be making complaints (BBB, building owner, etc.) and received a reply email saying such actions were "despicable." Sorry to be "despicable," Amy, but I'm paying $2,100/mo... I expect to have a working A/C unit during summer in the valley.
Additionally, their enforcement of parking rules is ridiculous. The parking lot is nowhere near full, and i had a friend over for a couple hours and I asked if he could park in the spot next to mine (vacant, and has been for months), and I got told no. To be fair, this is in accordance with their parking policy as posted and in the lease agreement, but give me break... They set an adversarial tone from day one.
For the building itself, we like the modern look of concrete and glass. However, the building was not insulated properly between floors. It sounds like your up/down -stairs neighbors are in your apartment. Even as I type this, I can her my upstairs neighbor's spoon clink against their cereal bowl. You get to be a part of your neighbor's every daily moment: intimate moments late at night (if you catch my drift), fights, etc. I usually know what shows they're watching because I can hear the theme music.
There's no denying the apartments are pretty, but the lease agreement is nuts. She says you have to provide 60 days written notice of intent to vacate, but CA law says only 30 days is required. They also tack on this super-nifty $500 cleaning fee that comes out of your deposit when you move out. I totally understand the purpose, but a little research will show that this is unusually high. If you move in here, definitely know your rights. I sat down with a copy of CA Civil Code in front of me and the lease agreement and combed through it and marked it up with a red...
Read moreI just moved into this building a week ago. Its ridiculously hard to describe just how amazing the Landlady Amy Alviz and her lovely son EJ are! They are the best management team that run this entire tower and make sure every tenant's concerns are immediately taken care of. I am very lucky that Amy played a big part in making sure that I get the apartment I needed. She welcomed my parents and I with respect and greeted us like a family. We are very thankful of Amy's hospitality.
My Shower head was not working properly and Amy got it replaced for a new one immediately. You won't ever go wrong by moving into Panorama Tower. This place is a luxury to live in and the views from the apartment window are just breath taking. The tenants are extremely friendly and very comfortable to get along with. The building is gated and Security guards are also very approachable and very helpful.

I have had experiences with bad building managers in the past, and Amy is the farthest thing from that. Whenever she sees me, she is nothing short of polite and welcoming. Since the first time I met her she has done everything in her power to accommodate myself and my girlfriend and make sure that our living experience is nothing short of the best. The pricing is very reasonable for what you get. I have never heard noise from my neighbors, my windows have never leaked. My ac blows cold and always works. You don't buy a Ferrari and complain about maintenance costs. Luxury comes at a price and with a need for more regular up keep. Thats not a problem for me.
