First of all Erin the property manager made 100% false lies up to my face. The property is not safe ever sense this new crew has come in to take over. The property manager told me to my face that the tenants were trashy and nasty Blaming it on the prior management team. That's not true when I moved in the property was beautiful felt safe and well kept. She keeps the door locked constantly and everytime someone does happen to catch it open. She acts if though you're a inconvenience for her 100%. I have video after video of the activity going on at this property. I referred a friend while the old management team was there. Well from the time the new management team has come into play I moved out. My referral has a handicapped Aunt and a five year old and is a single mother. Her Aunt has been blocked from using the handicapped walk ways because of tenants having multiple vehicles blocking it. Her breezeway stays full of marijuana smells. 8000 building. People smoke in the parking lot night and day directly in front of the entrance with no care at all. The trash around the dumpster stays awful. Memorial Day weekend the pool area and club house was trashed. Several tenants called police they told us they couldn't do anything because it's private property. The new crew said they couldn't afford a patrol officer or on site security like we did have before Erin said corporates fault. They literally had to shut the pool down and drain it and clean up broken glass because of it. The property manager Erin was the only person that could have stopped it. She was aware of what was going on and didn't come to the property that entire weekend. She was the only one that had the authority to have it stopped Memorial Day experience. So maintenance Supervisor took it upon himself to drive to the property and put his self at risk to try to stop it. That ended with him being attacked when trying to leave afterwards. The property manager is always doing nothing or riding around in the golf cart mean while she puts all the work off on her Assistant that is actually wonderful and the Manager takes credit for it. I was told that corporate thinks Erin is amazing and they're loosing great residents and employees because of her in the mean time. If I could give zero stars and a warning label review I absolutely would. People come from other neighborhoods to use the pool. Erin told me directly because the prior management team gave them phobs. Parking is unrealistic. This last event I had with them I was attending with my friend because she is in a unsafe situation. The door stayed locked all day literally went by four separate times. Locked didn't answer emails calls nothing all day finally at about 4:45 the assistant answered I explained the situation was told she would unlock and let us in friend arrives we sat outside waiting for 35 minutes because was told they were opening the door after running a report about 10 min tops. Was met with rude like behavior with false allegations. Like we was putting them out and they felt threatened. LOL, crazy meanwhile we were just waiting like we were told to do. Erin finally comes outside talking about she's feeling pressure and keep in mind no one has even spoke with her at all zero not once. Was all lies. Have proof Anyways long story short this place is a joke unsafe and the property manager is telling false information and getting away with it. ( so if corporate wants to respond we are sorry and would love to speak with you then go ahead because I would gladly share my accurate knowledge and the proof that supports it all. Although I don't expect they will do anything to take action Even with proof. This place went from a 9 out of ten to a 1 out of ten in literally...
Read moreThe apartment itself was fine. Usual "luxury apartment" things (our floor was sunken in, amenities never fully working/open, horrible parking, no real shelter for tornados... the usual stuff), but it was the management that truly lowered my rating.
Right out of the gate, they told us there was a move-in deal when we first leased that would give a free month if we did 6 months or more. That turned out to be false. We were also told that the application fees would be waived since we worked in Clift Farms. We ate those costs still. As we were trying to get that issue sorted out, the leasing agent whom we were talking to quit and the whole apartment or the management company (still not sure) was bought by Capital Square Living or something like that, and they essentially straight up told us "we didn't promise you that, so don't talk to us about that."
Also, I know it's kind of a little thing, but they said many of the utilities are covered by rent/concierge fees, but we still ALWAYS paid at least $120 extra bucks a month for water and gas surcharges, even when we skipped showers every other day and washed clothes somewhere else.
Then we had a month where payment didn't fully process (it was showing that it was out of our account, but they didn't get it) and they didn't let us know there was any issue until 30 minutes before they closed on the Friday after it was late. We promptly fixed the issue but still had to eat the late fee.
Now, two months after moving out, they still have not sent us our security deposit with little to no communication.
Honestly, for the stupid amount of money they want from you compared to what you get in living space, amenities, and property management, I would simply look elsewhere. It is a bad deal no matter how you slice it, but the management is what puts it...
Read moreNew management has ruined this place. Billing is a nightmare and the facilities are not being well maintained. Trash compactor has been in a state of disrepair for months and it is not uncommon to see a mountain of garbage bags piled outside of the dumpster for days at a time. If you're looking for a nice, safe, apartment complex this place isn't it. I personally can't wait to get out of here, and that's coming from someone who used to live in Rime Village. Many of the residents that I have spoken to made it clear that they will not be staying at Farmhaus either once their lease agreement is over. On top of all that, prices have continued to increase for new residents. If any of these issues are resolved I will make the appropriate updates to this review.
Tl;dr: Please don't let the kindness of the leasing agents and the new facilities fool you, this place is not worth the high rent costs unless you are willing to look past some major issues.
Update: Multiple incidents have occurred on the property including a shooting and a car theft. I have seen non residents checking cars late at night several times. I do not think the criminal activities are coming from residents, from what I've heard a car at the neighboring Henry House apartments was stolen recently as well.
Another Update: I will give credit where it is due, a security officer has now been hired and is patrolling the complex, I don't see him very often even though I often get home late at night or early in the morning but I'm not sure what kind of schedule they have him on.
