Please DO NOT be fooled by the beautiful pictures of this property. I’ve been here two months and it’s been nothing but a LIVING NIGHTMARE! I moved here after loosing all of my personal belongings and some of my health to black mold. I paid my deposit and was told I could move in on 6/22/25. Well on 6/20/26 I got a text stating “due to a miscommunication, your unit will not be ready until 7/7/25.” At that point I had already told my current landlord I would be out on the 23rd. I also already paid my deposit at Factory 101 (which is non refundable) so it’s not like I could afford to go find a different complex. So for 2 1/2 weeks I was forced to rent hotels rooms do to their “miscommunication.” (Costing me $1300) During those two weeks, I kept receiving emails from them demanding me to sign my lease online. Why would I sign a lease on a unit I haven’t even gotten the chance to inspect? Makes no sense. After all the loss due to mold, I will never sign a lease on a property I haven’t toured and inspected myself. Finally 7/7/25 comes and I loaded up a rental truck with what few items I had saved from the mold, showed up to sign my lease, and was told my unit still wasn’t ready. It would be ready on 7/8/25. Forcing me to pay for another night in a hotel room and an extra day for the truck rental (about $300) First night I was here I took a hot bath, got out the tub and had a 1/2 inch of water all over the floor. Come to find out my bathtub had numerous cracks in the side of it, causing water to leak out underneath the tub through the baseboards. I immediately reported it to the office. Maintenance came and put DUCK TAPE ON IT AND TOLD ME IT WAS FIXED. Tried taking a hot bath again after a long work day, flooded the bathroom again. Reported it yet again, 7 weeks later, they sent a professional to fix it. God only knows how much mold has been growing under the tub and the dry wall beneath. (Which I mentioned to them, they couldn’t care less) What confuses me the most is why the hell would you knowingly rent a unit with an inoperable bathtub, and expect me to pay you $1433 a month. I went 7 weeks without being able to take a bath, only showers and you don’t care to compensate me for this headache? That’s the absolute least you could do after all the chaos I’ve already had to deal with here. I’m a flight attendant so I started noticing everytime I would come home from a work trip, I get very congested, bad headaches and a terrible smell and taste in my mouth. The smell and taste of LITERAL GARBAGE!!!!!! Well, that’s caused by the dumpers directly outside my unit. Odor so terrible all of my outdoor plants have died. (God only knows what type of bacteria and fungus is in the air) Can’t spend any time on my balcony because of this disturbing smell. The nastiest complex I have ever rented at. Management does not give a crap about its residents nor the sanitation of this place. They will close the office during normal business hours, any time they don’t feel like working. Don’t bother wasting your time to reach out to Elmington Property Management, I sent emails and left numerous voicemails… no response. It’s only a year old and the complex looks this way. Oh, and don’t order anything to be delivered, people will open your packages, steal everything inside of them and leave the box behind for you to find in the mailroom. There’s security cameras, but I was told they’re FAKE security cameras. What a joke. All the doors on the outside of the buildings are supposed to be locked and only accessible by a key fob, but unfortunately none of the doors close completely so anyone can enter the buildings at anytime. As a 31 yr old single female I do not feel safe here whatsoever. All of this bullshit and they expect me to pay them $1433 plus $50 for internet a month. Read moreI’ve been hesitant to write a negative review, but after multiple unresolved issues and lack of communication, I feel compelled to formally express my concerns.
I signed my lease in August 2024 and vacated the unit prior to July 31st, 2025. Throughout my tenancy, I consistently paid rent on time, despite receiving a unit without a balcony—something I had submitted proper documentation to request. Unfortunately, I never received a response, and later learned that the office staff had been replaced.
Although I was disappointed, I remained at the property due to its proximity to my workplace. For the first month and a half, I was rarely at the apartment. However, once I began staying regularly, I noticed a significant decline in the living conditions. The hallways were frequently filled with trash, residents were smoking indoors, and I was repeatedly approached by children asking for money—both at my door and in the parking lot. The trash bins were consistently overflowing, and I often had to take my garbage to my brother’s apartment just to dispose of it properly. I was also confused by the incentive program encouraging residents to report others for improper trash disposal, especially given the lack of adequate facilities.
Additionally, my rent was increased without prior notice or explanation. I was never informed of the reason for the adjustment, which added to my frustration.
Upon moving out, I thoroughly cleaned the apartment and documented its condition with video footage. During the walkthrough, the staff member confirmed that the unit was in good condition and only required a fresh coat of paint. I submitted my 60-day notice well in advance, and although I was encouraged to renew, I declined and vacated the unit on time.
Despite fulfilling all obligations, I have yet to receive my security deposit refund. I was informed that the delay was due to my status still being listed as an occupant, which is confusing given that I submitted written notice and vacated the unit as scheduled. I do not owe any outstanding balances, and I’ve made multiple attempts to contact the office—none of which have been answered.
I respectfully request that this matter be resolved promptly and that my deposit be returned. I believe I’ve acted in good faith throughout my lease and deserve fair treatment in return.

I want to acknowledge that the apartment complex itself has great potential. The units are brand new and visually appealing, and with effective management, the property could truly be a spectacular place to live. I also want to highlight the kindness of the older residents in the community—they were consistently warm and welcoming, which made a positive impression during my time there.

Read moreI’ve been living here for 1 year. For the most part the living conditions have been manageable. The inside of the apartments are very nice however, everything outside of the apartment is filthy! Residents constantly leave their trash in the stair wells. During the summer months it’s infested with nets and the dogs pee and poop in the hallways. They won’t come and repaint or fix the holes in the stairwells. Management is constantly changing and you will always be told different information. I was approved for the pbv program back in March. I was told I could stay in my unit even though it was a straight pay unit they would change it so my voucher could be applied. Basically save me the hassle of moving when I already live there. I was told this by three different people in management. I literally went to the office for updates every week. I was told it’s a process because it’s a lot that has to be done to turn the unit into a pbv unit. Well being that management changes so much, here it is October and I’m told I have to move or lose my voucher because they won’t be changing my unit. They don’t have any other units available to give me. They have zero regards of how much this is an inconvenience for me financially and mentally. They have done nothing to help but tell me their hands are tied and I was told the wrong information. Well I can see one person having it wrong but not THREE PEOPLE! Instead of being honest saying we are wrong let us make it right. They would rather lie, which is more upsetting. “Cherry Haas” I’m not sure of the spelling but she is the worse! She’s rude and definitely not empathetic at all. She had the nerve to tell me, well i don’t know why they would give you a voucher when we don’t have anything available. Well of course you don’t now I was approved 7 months ago!!! I’m not sure what she did, but she was the one who pulled the plug on everything and stopped the process. I’ve paid market rent on time the whole duration of my lease and have been a great tenant. You can’t get in touch with anyone from corporate and when you do it’s not any one who’s willing to help. The reason I’m out of a unit is because no one was doing their job and instead of making it right there basically telling me it is what it is.
