This is a premium mediocre level apartment. They call it luxury and beautify the surface to go along with the location(Manhattan skyline view) to charge a crazy amount. It's nice...to a certain degree.
Some of their staff lack competency and professionalism - I've had my package given to the wrong person before and have seen/heard this happen to others while waiting for my package. We've created a maintenance request for the same thing more than once twice because the issue wasn't resolved by the first visit and was claimed to have been resolved.
During our move in, there were things that weren't cleaned or changed, and I had to call them in to do so - e.g., changing molded towel handles, cleaning crumb filled AC, etc. Things that should've been well inspected before the new tenant moved in.
Having ONLY Dino, the building manager as the point of contact for building issues is almost as reasonable as the amount of time it takes him to respond. Prepare to follow up more than once.
It's a nice building, but there's definitely room for improvement. Improvement that can be made without having to charge the tenants more because it should already be made for the term "luxury building." Their amenity fees are per person and not unit. Their wifi is open and not secure, and their "co-working space" is a small space by the lobby next to the leasing office. You need the key(which you pay extra for)to get in, but the door is always open during leasing office hours, and it's not exactly a quiet space to wfh in.
Overall communication with their staff needs improvement, this includes their leasing specialist. You'd always have to follow up even days...

They said they had no more units available and I am hearing from other people that they are getting selected and approved for apartment's in this building.they discriminated someone that was on a temporary disability/worker compensation, and I have been back to work since August which is less than a year from them lying and saying there is no more units available. I have emailed them and their excuse was that they closed my application when the someone else told me that if they opened up again they will call me back. BIG LIARS. I will try to see how to get legal matters in hands to this people. After the review I left about the discrimination and everything else I have appealed this application and they asked me for my all my documents again, after they saw I qualified they went ahead and told me that there was no more apartment available. I feel this company is very selective on who they pick. They did a calculation according to my income for this year they don't know if I will be returning to work again soon and calculated my income based on my workers compensation for the entire year. This building is a big no and deserves a zero. You guys don't know when I will return to work. Big time discrimination applied and got rejected for being a college student when I am only going dor a certification. I have qualified for the apartment with my income and my full time job. This is a big discrimination towards someone occupation.

Like other 421-a properties, TFC benefits from millions in tax breaks in exchange for offering affordable housing. However, they seem to do everything possible to reject eligible applicants instead. Agent Teresa Cruz repeatedly requested new documents, even after everything was submitted, and ultimately rejected my application without a proper explanation.
Appealing through HPD or City Council leads nowhere, and they conveniently avoid sending official rejection letters, likely to bypass the 14-day appeal deadline. This raises serious concerns about fairness and transparency.
Recent federal investigations have already exposed corruption in New York’s housing system, with 70 NYCHA employees charged with bribery and extortion. A simple Google search will lead you to the DOJ’s website, confirming the case. Given the questionable practices at this office, the city should investigate whether similar misconduct is happening here.
If tax breaks are being misused, they should be removed and redirected to actually help tenants. Many applicants in ZIP code 11101 received eligible draw numbers, yet were still improperly rejected. This pattern is highly suspicious. I am personally consulting an attorney and will escalate this matter to the Attorney General. Someone needs to step in and fix this broken system.
