Okay - so in all fairness, I hesitated for a brief moment in writing this review because I’m an unrepentant gatekeeper. I generally don’t like sharing great experiences because then, I’m always annoyed when those finds become unavailable due to resounding popularity. But it would be truly immoral not to review the “other worldly” level of an exceptional experience that was my stay at the Franklin Guesthouse. It’s worth noting that I travel all the time. Never have I been compelled to write a review of any of my hotel stays, many of which have been notably great. It’s just that Franklin Guesthouse was in a class of its own. I was compelled by the sheer quality of service to do it. ||From the moment I checked in, I was greeted by the most wonderful staff. I primarily was served by Valentina who was a literal doll and was accommodating to my every need. There wasn’t anything I asked for that she wasn’t able to resolve directly herself or immediately find someone who could. She was genuinely the perfect representative of the Franklin Guesthouse and immediately set the tone that my stay would be something special. I miss her like I personally knew her lol. ||The rooms were HUGE and had every modern amenity imaginable. I always judge a place by its bathroom. My bathroom was so beautiful, large and luxurious that I would happily live in it. The shower - oh my God - I’m still thinking about it . . . They provide their own branded liquid hand soap (so that you don’t have to use bar soap to wash your hands all the time - nice touch). The in-room kitchen has everything you need (dish soap, sponge, dishwasher (!), oven (!) even tea towels lol) And the queen size bed felt like a king - I didn’t notice a difference. I stayed in the Deluxe Loft Suite with Patio on the Lower Level. World class accommodation. As a native New Yorker, the room was miles better than any apartment I ever lived in the city 😂. And I know - “lower level” might sound a little scary to some out-of-towners but please rest assured, the area is incredibly safe, secure and completely inaccessible to anyone not on the hotel grounds. The patio, while small, offered the perfect touch to make the room feel even more like a home. And yooo - they have a 24-hour accessible sauna, ya’ll. Like, what more could you want? ||The neighborhood is the perfect neighborhood to experience all the “cutesy” pieces of Brooklyn. The hotel sits right in the middle of a bustling street of wonderful restaurants, delis, shops and cafes that would make most decide to stay locked in. But I was outside lol - and couldn’t be happier that a train station was literally a block and a half away (the G at Greenpoint Avenue). I would return to the hotel at all types of late hours in the night - completely safe. And there was always someone at the front desk there if you needed. In fact, Melanie, another one of Franklin Guesthouse’s wonderful team, was mostly there in the later part of the afternoon/evening and at night and she too was super sweet.||When it was time to leave, I legit teared up. I’ve never felt that sad leaving a hotel but I was a bit heartbroken that I had to go. Carlos, another member of the Franklin Guesthouse team, was there to help me with my bags and was available for help with anything really. They really staffed this hotel with the best people. I’m usually a Marriott girl, but not anymore in NYC I’m not! I’m a Franklin Guesthouse girl now - it’s a wrap on any other place. ||So if you made it this far in the review, then just book it. This is literally the best place to stay in NYC. Don’t look anywhere else. I don’t work for Franklin Guesthouse. Never met them before my stay. And don’t know them from a can of paint. But let me tell you this: every 👏🏾 single 👏🏾 time I come to New York, I’m staying there. I will literally plan my trips around whether Franklin Guesthouse is available. If it isn’t, then I’m not going to New York. Plain and simple. I think the owners also own The Box House Hotel in Williamsburg so if you can’t find availability at Franklin Guesthouse, after this experience, I would totally trust staying there. ||Also anyone who had a single negative thing to say about this hotel didn’t stay there - or they’re truly miserable and can’t be satisfied by anything that this life has to offer. I want to prove to you that I’m being fair and think of anything subpar about this place but I literally can’t think of a single thing wrong. Even the cleaning staff is perfect. They come at the right time (no early morning knocks) and they leave your room feeling brand new every time you come back. I can’t explain why the cleaning feels better there, but it just does! FRANKLIN GUESTHOUSE IS APEX! It’s honestly as close to a perfect stay as you’ll ever experience in NYC. And frankly, it was a perfect experience for me. ||No notes. ...

My wife and I stayed at the Franklin Guesthouse House in Greenpoint Brooklyn in early July 2025 right after the 4th of July holiday. I understand it was in middle of a holiday weekend, and we understood there would be a surcharge to their regular rates, but did not realize it would be close to 3x their usual daily rate.|But that is not the real issue here. They assigned us to room #4 which was located in THE BASEMENT!!|The room felt like a dungeon!...|it had a small window that faced a wall and "the patio" was dark and so thin that 2 people couldn't stand next to each other. You certainly couldn't even tell what the weather was outside.|Another awful feature of the room was the horriblly load A/C unit . When it went on sounded like a truck starting and it woke me up 6 00 in the morning after rumbling load all night long We are from California and I thought there was an earthquake it was so loud!!|The internet was spotty at best and I couldn't make a phone call, and of course there were no land lines.|They didn't even have or know what a luggage rack was to put your suitcase on.|We tried to reach an Onsite manager but we were told he covers their other hotels and is only their on Wednesdays and we were told to email him|He proceeded to ghost us for the next several days and didnt respond until Wednesday! When we were unable to use our phone to get or receive calls or texts, the front desk sinply said her phone worked and the internet seemed phone and there was no attempt to help us. We asked to move out of the basement and very unfriendly front desk person did accommodate a room change, but 1st tried to upcharge..us $75 per night for a room on the ground floor , which we did not accept. It wasn't a suite, but had a king size bed, so essentially it was a smaller room than we had. We took a different room, which was also considered a patio suite, like the original, but on the 2nd floor, for the same price. At 10pm, we had to personally move ourselves into the new room .The front desk didn't offer to help us.|On Tuesday night, there was a fire in the building next door with 5 fire trucks out front. They were there when we left for dinner at 6pm and was still there when we returned at 10pm. We asked the front desk attendant what was going on and she said she said she had "no idea" about it when we asked her!!|The hotel manager Peter finally responded back by email after ghosting us by not responding to our emails or speaking to us on his Wednesday visit to the Franklin.
