EDIT: Before moving in, I was super excited about living at the Arbol, so I gave it 5 stars. I just moved out. It was the worst rental experience that I have ever had.
First, please be aware that the Arbol gave tenants $50 off rent for a five star review.
Second, this building is very poorly managed. I cannot begin to describe the number of issues that I, along with other tenants, have had here. The same problems just kept reoccurring, too. For example, management constantly blasted music in the inner courtyard so loud that I could hear it from inside my apartment, even with the windows shut. Additionally, management is very difficult to work with and the company is very inflexible. For example, we were told that we had to pay a $1000 moving deposit to move in to make sure we didn’t scratch the elevators.
Third: Arbol over promised and under delivered. Half of the amenities I was promised I never saw— I was told there was ample parking, a Biergarten, a dog park, and more. There is no dog park, no bier garden, and parking is EXTREMELY difficult. I understand the contract says the amenities are subject to change at any time, but it seems to me like any reasonable, experienced landlord would know that these things wouldn’t be done in a year and a half and that they shouldn’t be promised to a tenant.
Fourth, the neighborhood is not safe. A tenant’s car was stolen from the block about a month ago. Last year, someone was murdered across the street. Nails in tires and shattered windows seemed to be like a daily occurrence. Additionally, I saw police inside of the building several times during my tenancy.

I lived at Sussex for over 2 years and the apartments were brand new and I whenever i need any assistance from Management, they were always responsive. I never had a bad experience with parking on the streets. The only downside was because the building is a walk up, but that was an exercise I enjoy and if it wasn’t for having an issue with my ankle, I would probably be living there.
I believe this is the most responsive Management Company I have worked with. The buildings are clean, they always address any issues, and the application process is in depth which makes me very comfortable, and happy with the tenants I had!

The management here is the worst I've ever encountered. They never answer calls or return messages. They charged $1,100 just to unclog a toilet in my $2,250/month apartment. After I sent nearly 50 emails asking for an explanation of the charges, they increased the maintenance fee to $1,350 for late payment.
Their new policy now includes a $100 monthly amenities fee for a broken pool table, two treadmills, five dumbbells, and a so-called "zen terrace" where you can inhale the hot air from 25-30 apartments. It's ridiculous.
The building quality is poor. The wooden floors start squeaking after a few months, cabinet doors are flimsy, the dishwasher is terrible, and the refrigerator's ice maker never works.
On top of that, no one replies to emails for at least a month.
My genuine advice is to stay away from this management. The five-star reviews are mostly from people paid $500 to post them or from leasing agents and employees of Gomes Management.
