We just moved out of here, and while there are some positives, there are plenty of organizational issues that made the complex a mess to deal with.
I'll start with the biggest complaint. We moved here and signed for an apartment that had hardwood floors. I did not find out that we weren't getting wood floors until we opened the door for the initial walkthrough. We were told that the carpet guys pulled up all the hardwood earlier in the week by 'accident'. I was NEVER contacted about this and with a uhaul full of my belongings in the parking lot, I didn't have much choice. If we had been contacted even a day earlier before being completely loaded up, this would not have been in issue. Management brushed off the issue and the apartment was deemed 'livable' despite being bait-and-switched. We were given the option to wait a month until an wood floor one opened up, but what can I do with no place to go back to and a full uhaul?
Second complaint; loud neighbors. I don't mean the kind that stomp around every now and then, I mean neighbors that love sharing their music with you. Management refused to assist, despite numerous complaints throughout our year stay there. If you get bad luck and get bad neighbors, don't expect them to help at all. It also took numerous complaints to management about neighbors (likely the same ones) who also loved sharing their weed odor with you almost nightly, despite being a 'completely non-smoking neighborhood'.
Third; Spiders. Not grass/house spiders, brown recluse spiders. Lots of them. Despite the monthly exterminator visits, expect to see plenty of them, especially after they mow. This is something that is difficult to handle, so not much a complaint, but a warning to those who don't want to share living spaces with them.
Fourth; Trash. People, use the compactor properly and it won't become a rancid mess. This again is something I can't ding the building for, but people... come on.
Final complaint, our move out. We had to break lease 'early' (the new lease hadn't even started yet, but they were unwilling to work with me) as I received a job out of state. While everything listed in the contract is fair and in plain text, the move out process is painful and full of miscommunications. While your move out might not be as bad, mine was complicated due to breaking lease and being told 2 different things by management and other things by other folks at the front desk. Everything spoken to me was different. Also, all of my old apartment complexes I lived at had a simple move out procedure including a final walkthrough by anyone available. Apparently, only management can perform final walkthroughs and management is not there on Saturdays. Also, ASK FOR COPIES OF EVERYTHING as they will place your signed documents in your internal folder, and forget to give you anything. They also have a bad habit of losing your documents regarding your apartment's damages, cleanliness, etc.
Suggestions I can offer, they desperately need better organization within the leasing team and management to avoid issues that happened on my move in and move out. If management could better listen to the tenants about a bad neighbor and take action sooner than 2 weeks, that would be fantastic as well. Also, DO NOT LIE TO YOUR TENANTS about documents signed, or in my case, LOST DOCUMENTS.
Now...you may luck out and get a non-spider infested, no bad neighbor unit that they actually properly leased to you. If you do, make sure you get what you ask for before loading up the uhaul.
Now you all see the same canned response below; unfortunately for them, I happen to have ALL the emails I sent to you about my complaints, none of them with responses. Your front office person acknowledged receiving them when I eventually went to the front desk to ask about it. Edited to respond to...
Ā Ā Ā Read moreI've been here over two years and I'm still very happy with my decision. The grounds are well cared for and the landscaping is beautiful with rose bushes and all types of trees and shrubs. I rent a one bedroom. The apartments are small but well designed for space and the two balconies on my unit make it more spacious. All of my maintenance requests are handled timely and efficiently which have been few and far apart. They send text messages when you have a package and the staff, in my experience is always professional and friendly. They actually care about maintaining a high level of standards, so no smoking on the grounds, and you have to clean up after your pet or you can get fined . My neighbors are friendly and good people. It is assigned parking which I enjoy because I dont have to hunt for a parking space. I've seen one car get towed by a resident during my time here because they were parked in someone else's spot. Theres plenty of guest parking though. It's really quiet apart from children playing outside in the warmer months, which is expected and it's always during the day. My OGE bill keeps at a steady 80 dollars a month and I keep it on 75 ac or heat all year round besides spring and fall when weather is nicer. I would have given it 5 stars but I have slight draft coming from the bottom of both balcony doors and it's noticeable in the winter. I put a small blanket/towel near the bottom and it stops it but it's still annoying. I referred a friend here once who also enjoyed living here and got a referral bonus after 30 days! She ended up in some financial straits due to covid and the office worked with her and waived late fees for rent. I was surprised because they are pretty strict with their deadlines but it was nice to see that they could be understanding. What really keeps this place going well are the good tenants and good management. I know managing an apartment complex isn't easy but I've questioned the decision to accept a handful of tenants who moved here but nothing is perfect, right? Oh and you have to walk/drive to the trash compactor to throw out your trash. There's only one. Trash gets piled up at least 2x a month because people don't know how or refuse to compact the trash after they put it in so the maintenance man ends up doing it immediately. I haven't had a problem with bugs or spiders or anything like that. Bottom line seems like if you play by the rules your stay here should be pleasant. The gates are always breaking down for different reasons (depth perception issues lol) but they are always repaired, and then breakdown, then repaired. You get the idea. I usually don't write long reviews but I pretty much SCOURED all of OKC apartment complexes before choosing this one so I understand how difficult it can be to find a place to call home. I still think I got the best for my money in terms of location, amenities, quality etc. You'll pay slightly higher prices than other places with the same sq ft but your not going to find any place like it in the area for the price. And with the nature reserve right next door it takes the cake....
Ā Ā Ā Read moreExtremely Disappointed With New Management ā Residents Beware Iāve lived in this community and had a positive experience with the previous management team. The people who truly make this place great are Jacie, Sydney, and Peteātheyāve always been respectful, kind, and professional. Unfortunately, my recent experience with the new manager, Bailey, has been extremely disappointing and frankly disturbing. Bailey falsely claimed that I am not allowed to burn scented candles or practice spiritual healing in my apartmentāneither of which are prohibited anywhere in my lease. She also insisted I couldnāt smudge my apartment, which again is not mentioned in the lease. These are blatant misrepresentations. Worse, she falsely accused me of smoking cigarettes. I do not, and have never smoked cigarettes. I keep a clean, well-maintained homeāespecially because I have petsāand there are absolutely no signs of smoke damage or odor. Despite the absence of any evidence, Bailey attempted to justify keeping my security deposit by making this baseless accusation. This raises serious concerns, especially for residents from different cultural backgrounds who may cook traditional meals or burn incense. Her actions are not only offensive but could easily become discriminatory. For instance, she expressed visible discomfort when I explained my use of white sage, palo santo, and lavender for spiritual purposes. These practices are meaningful and culturally significant, and they are not restricted by the lease. She also claimed she could tell I smoked because she did not āsmell it in the closetāāyet admitted she didnāt know I had pets and ignored the fact that no actual evidence of cigarette smoke was found. She even tried to claim my air vents and filters had never been cleaned, though that responsibility falls on maintenance staff, not residents. This isnāt just about me. Baileyās behavior sets a dangerous precedent where personal bias and intimidation are used against residents with no proof or legal basis. It feels like a calculated attempt to keep deposits by making unfounded claims. I will be reporting Bailey to corporate management and encouraging others whoāve had similar experiences to speak up. Her behavior is unprofessional, dishonest, and discriminatory. Zero stars. Do not move here unless this is addressed. Minorities and spiritual...
