Updates:They did not try to fix these problems at all. we are moving out this summer! We are done. We TALKED to the management team and they just LIED in front of your face. Fake promise!
Here are the updates: You will find there is 50% that the elevators smell like trash. Not only the elevators, you can smell trash smell in the lobby in the morning. Oh man, this is supposed to be a "luxury" apartment building. I have no idea how they define luxury if the building smells. No worth the price.
Rooftop grill and fire are still broken.
It took them the whole winter to fix the heat. And the heat is not working again this recent snow storm. The doorman in the lobby had to use an oil heater or wear a coat to keep himself warm.
Though there is someone vacuuming the hallway once a week. The job was done poorly. You can see dust and dog hair all the time in the hallway.
I have been living here for more than 1 year and I have experienced the changes between two different management team. Those good reviews are from the previous management team Bozzuto. When Korman took over the building, the maintenance of the building is getting worse and worse. If I know Korman is going to take over the building, would not renew my lease.

I reported a few times and it took them forever to fix them (one of the grills is still broken at the end of last summer). The management team people are acting arrogant, not friendly at all, and bragging the building is highly occupied to address your critics (well, the building is highly occupied under the management of Bozzuto, and I doubt that this will change soon). Much less frequent building events comparing the every two months events to every half year right now. They turn off the heat in the hallways (my floors, 3 floors above and below are freezing cold). And every morning, the hallway also smells like trash.
I will strongly recommend against moving in (it is not worth your money at all) and I am planning to move once my lease...
Read moreI lived here for 6 years from 2016 to 2022. I would have stayed, but they wanted to go up on the rent almost 20%. I tried to see if there was room for negotiation, but it didn't work out. When I first lived here the building was a Bozzuto building and then transitioned to a Korman building. I absolutely loved Bozzuto and I liked Korman well enough. When the pandemic hit, Korman did work with me and gave me a 2 year lease since I knew as a healthcare worker I wasn't going anywhere anytime soon while COVID was raging. I was able to walk to and from work at a moment's notice so the proximity to all the University City hospitals is a definite plus. They keep the building clean, but occasionally some residents are not so great with their trash disposal and/or pets. They send out reminders to everyone when/if it's a problem. I never had a problem with noise. Repairs were always done in a timely manner. The package storage amenity is a plus and the gym is decent too. With the way they do rent increases, if you are a Penn/Drexel student or if you have a temporary assignment (i.e. fellowship, residency) at a University City Hospital this would be a good temporary place (1-2yrs), but after my experience I can't recommend it for long-term. I wavered between 3 and 4 stars but ended up rating it 4 because the maintenance staff and Nicole the concierge always greeted me warmly and we had many good conversations over the years. Read moreLived here for 2 years, had to move for jobs. Overall, the experience was great. The location is great. Tons of places to eat within the walking distance. 2 CVS, various mail services and supermarket nearby. Close to Penn and there were many residents from Penn graduate programs.
I am a big fan of the kitchen. Nice counter top, cabinetries and new and comprehensive appliances. Definitely recommended for anyone who is into cooking. Otherwise, our apartment is clean spacious and has a great view. The ceilings was not as well painted but I honestly never notice or mind it during my stay.
Even though we lived right next to the 38th, the noise was not a problem to me. Usually I am quite sensitive to noises. There is rarely any noise from neighbors or any sound from the apartment above. The smell problem in the elevator and lobby others mentioned did exist from time to time but it was bearable. Otherwise, I had a good time with the front desk and the management team. The packages are always taken care of. I had very few maintenance issues throughout my stay. Of the few times I did, the team came in really quick to resolve all of them.
I would love to continue my lease if I didn't have to move and will recommend this apartment to any...
