AVOID THIS APRTMENT, MOVE OUT CHARGES OUT OF NOWHERE!
Brief: Very unprofessional and in some situations rude leasing âprofessionalâ. We were given "wrong information" about the rent! And we have to live in this apartment. If I could give zero stars, I would give this apartment zero!
More details: I decided to live near UPenn campus and approached both âThe Chestnut â and â3737 Chestnutâ. 3737 offered an excellent priced unit in their Penthouse, while âThe chestnutâ price was higher. We finally decided to apply for 3737 Chestnut and got approved for Penthouse. Meanwhile, The Chestnut gave us an offer with an even cheaper price but a lower-level unit. We decided to move to The Chestnut since the price is cheaper and amenities looked better, however not the top-level units. I personally tried to confirm their price many (many) times via email, phone call, and even second in-person visit before I cancel my reservation for 3737 Chestnut, and every time leasing professional, very unprofessionally replied the same price. After we applied for the unit and when we wanted to sign the lease they changed the price. At that point, we had our credit checked with two apartments and we lost our original offer at 3737 Chestnut, something I tried to avoid since the beginning!
We had to sign the deal since we were out of time and options, the community manager simply said it was a simple mistake. The leasing professionals cannot even make a simple calculation! Be aware! Very careful about dealing with them, not lose your other option, donât fall for their emails and their number, it was a mistake I made.
Additionally, the leasing professional who handled our contract was rude, we are paying a good price and it is supposed to be luxury!

When I first looked at The Chestnut I will admit that I was apprehensive and concerned about the price. My past few years at The Chestnut proved that I never had anything to worry about, the community has been nothing but wonderful the entire time I've been here. Now when I use the word community I am not just talking about some apartment building calling itself a "community". Here at The Chestnut it truly is a community, the people are wonderful, there are a number of fun community events they organize, security is top notch, maintenance issues are quickly and properly addressed the first time, and the building is perfectly located in Center City and is easily in walking distance to many wonderful shops, schools, and historical and recreational activities. Public transportation is readily available and I have never had any issues with the location. Furthermore, the building manager Brianna is fantastic and does a phenomenal job. Whatever her boss is paying her, its not enough. She is always quick to help with any issue no matter how big or small and is just an absolute delight to speak and deal with. She alone is one of the biggest reasons I have stayed, you just don't find people like her that put as much care and dedication into their jobs as she does. The entire building staff truly deserves the highest recognition for helping to make this one of, if not the best community to live in, within the greater Philadelphia area!

   Read moreAwful living experience. The building looks great from the outside and the lobby and common spaces also look great, but there are some major problems:
Lots of noises from neighbors around/upstairs. Especially if some residents donât abide by the quiet hour policy or are just being disrespectful. Though the management has helped a lot with addressing the noise issues, the terrible sound insulation of the building makes the noise problem even worse.
For some reason, the shared wall between my unit and my neighborâs is not fully closed, leaving a very narrow gap from the floor to the ceiling thatâs completely hollow and open on both ends. I didn't notice there was a gap in the wall until my neighbors moved in, that their conversations and other daily activities almost felt like was coming from another room in the same unit I lived in. Can even hear their alarm in the morning. As far as I know, some other tenants also had this problem in their units. Depending on your noise tolerance and your neighborâs activities, it could mean from a minor annoyance to a huge suffering. The smell from the neighboring unit also permeates through the wall because of the gap. Not sure what goods does it bring to tenants by building the wall like this.
Management is generally ok and had been helpful with several issues I had, but some rules made are nonsense. No food delivery was allowed for the residents when I moved in 2020. Not allowed to throw away card boxes in the trash room. Had to break it down and bring it to the loading dock yourself, otherwise, you get fined.
Some members of the maintenance team lack professionalism.
