I have been a resident at Franklin Towers since December 2017.
I understood what I was getting myself into... a building that was under construction. I am a very positive person and disregarded the other reviews knowing that it could only get better.
The building was expected to be completed in April according to the leading agent. Itâs now September and we are still living under construction. While the building has positives such as great views, a clean gym....... BEWARE.
The management of PMC is BEYOND horrible. They do nothing to go above and beyond for their paying residents. If I wanted to deal with moving costs, I 100% would break my lease.
The elevators are dirty from construction. There always is construction dust in my apartment from walking from the elevators through out the building.
Oh, the grill..... doesnât work. In prime summer days when weâre paying for it.
A month ago, the elevators broke and it took them forever to fix the wall paper on our floor. There was a leak on the rooftop floor which also took them a month to fix. It was a shame to look at when you pay so much in rent.
I reached out to management with my concerns of elevators breaking, wall paper hanging, the ceiling leaking and they were nothing but rude. They directed me to call their boss in corporate and the least their boss could do is call me back and make me feel better about the living conditions.
I asked multiple times for another key fob to be given to me free of charge for being a resident who has concerns. Figured that was the least they could do. Management was nothing but rude or accommodating and did not do anything to please me.
The Alexander is a new building that is beautiful- located right behind us. Look there if you are searching in Philly! The Phoenix is also located across the street and their management is nothing but accommodating for their residents!
Hope that this helps potential residents have some insight of PMCâs management and saves them from getting into a lease before they move.

Update: we have had a burglary issue. 3 men got into the building- the footage was on the news and went into a unit and stole approx 50,000 worth of items from this particular renter. I have attempted to bring this up with management at Franklin Towers and insisted that I want a lower rent and they put me in circles. Great management, right?
I pay over 3,000 in rent and they should be paying ME to live here. When my year approached, after living through mice, fire alarms, someone falling through a broken elevator bank (YES YOU ARE READING THIS CORRECT A GUEST FELL IN AN ELEVATOR BANK THAT WAS UNDER CONSTRUCTION BECAUSE THE DOOR WASNT TAPED, elevators not working, the parking being a disgrace and me scratching my Range Rover 2x since the garage is under construction and itâs tight parking, the elevators donât work by the garage either- you have to walk around to the parking garage, this is NOT LUXURY. I repeat. Be VERY careful if you rent here. The front entry wasnât open for weeks- now I come downstairs at 10 pm or come home from work and want to be greeted nicely instead Iâm greeted by construction, the roofs in the lobby being fixed- itâs just a pure disaster. Honestly, now is a great time to report to action news since they are already on the news for a burgulary. Mine as well report how horrible it is that they have residence here paying top $$ while itâs hnder construction.
Your rent will go a LOT further at the Alexander or the Pheniox. Itâs worth paying more to enjoy your living situation!
I am trying to buy a home thatâs the only reason why I am still here- waiting through the process but the second that I can get out of here I am.
They should be lowering our rent and thanking us for dealing with construction. We asked them to either keep our rent consistent or lower it, and they didnât. They raised it.

It is clear that all the "positive" reviews are staged since none of them are getting any helpful "thumbs up."
Where to even begin? When moving in we were told the amenities along with the building would be complete by 2018. That has come and passed long ago and they are still working. I am paying close to $4000 for my apartment and could 100% be living in luxury at any other apartment building in the city.
APARTMENTS: The apartments at first glance are nice and cozy. Until you look outside and can see directly into your neighbors apartment and even bedroom. Also unless you live in a one bedroom you will have 0 windows. The icing on the cake is that most of the bedroom doors do not even lock, they are just french doors with ball bearings at the top to hold them shut but they do not have locks. All the bedroom doors also have glass fronts for some reason so light shines right on through. The designer of this apartment complex should be institutionalized. I've seen better designs by kindergarteners with legos. There was 0 thought process when laying out these rooms. I am so confused how this PMC company even makes money. The hallways are also disgusting. All the doors and trim are chipped of paint and the carpets are stained down every hallway.
SERVICE: Not a week goes by where something doesn't break down. Be advised that in your apartment your HVAC will never work. We either have to sleep with the doors open or turn off the system all together or we will be smoked out of the rooms by the heating. This is what happens when companies are penny wise and dollar stupid. They tried to skimp on everything in this building. In the winter be prepared to freeze in all hallways too because the heating does not seem to work anywhere in the building unless you want to be in a sauna in your room.
ELEVATORS: I decided to write this review today because of the elevators. NONE were working today. There are only 2 of 4 that are working normally and they were promised to be "high speed" They are definitely not high speed and today of all days NEITHER was working so I was forced to walk down 20 flights of stairs at 7am. (Maybe a good workout but not what I want to do before work)
Mice: Yes, it is true Stewart Little has made his home at Franklin Tower. I have definitely seen less of him and his family but nonetheless they are around.
FRONT DESK: The front desk people are nice especially the morning guys however they are being told by management that if you have guests they will literally call your cell phone and tell you that you need to come down in person to get them. Oh, and be prepared to lose about 1/4 packages that get delivered.
Keep in mind I am paying $4000 a month for this place. (I want this to be burned into your head because thats a ton of money for a 2 bedroom place in Philly.)
Believe me I realize I moved into an apartment complex that was under construction and I am fine with the noise and the dust etc. I have lived in worse conditions but this is almost unbearable.

   Read moreMy husband and I moved to Franklin Tower Residence in June of â22. We were sold on the "luxury and amenities", specifically the location.
Our unit was on the 18th floor facing north, with astonishing views from east to west. We loved seeing daily sunrises and sunsets and felt we made a good decision and (again) loved the location's proximity to center city and I-76 and I-95.
After the first large rainfall in Philly, we quickly discovered the apartment was far from ideal. During our 27-month lease, we had more than 15 water damage incidents.
When we moved in, it was apparent there were repairs made previously to one area affected by rainwater (and we learned quickly they were not good at cosmetic repairs once the damage was "fixed"). One repair left our unit and everything in it was covered in sanded drywall dust. They didn't bother to cover anything or clean up after the repair. One maintenance person confirmed the unit had water issues from the same spot when previous tenants had lived in the unit. This constant water leak in the wall led to a gnat infestation that almost killed all of our plants. While an exterminator was called in 3 times, we had to treat the plant infestation ourselves.
Our apartment had two bedrooms. The "primary" bedroom had a large heating and cooling unit, similar to what was in the living area (for the rest of the apartment), which left the room almost unusable when running the systems. Since the bedrooms lacked windows or ventilation, both bathrooms had moisture buildup when the air was running.
The amenities are abundant and nice, but they feel poorly maintained. Given its proximity to Temple, the building sometimes felt like a dormitory where many tenants didn't care about how they left common space. The building manager had to constantly remind the tenants of how to behave. That didn't feel like "luxury".
The elevators were regularly down or offline for some reason. The number of false fire alarms during our time there was uncountable and happened at all hours. Windows were falling out of units. We had fob-controlled front doors; they removed them and gave us all physical keys. Is that luxury?
When we finally got tired of dealing with all the in-unit issues, we went to the building manager to ask for compensation, only to be given unreasonable options by the management company. Each option seemed to stick us with additional costs we didn't feel we had to pay for.
In a nutshell, if you can move to any other building in the Philadelphia area that is not managed by the same company that operates this building, do it! Do your homework, and read the reviews of the other buildings they manage to see how poorly they manage the building once they land you...
