I've been living at Mulberry Lofts for 1.5 months now. Overall, the experience has been positive but I'd be lying if I said there weren't downsides of leasing here.
Pros:
I love my unit. It's really spacious and up-to-date. I live in a 1-bedroom with a den, and the bang-for-your-buck is pretty great (the rent is a bit expensive but it's definitely reasonable given how big and nice it is). I figure that I would pay much more in a different city or location in Pittsburgh, so I consider it a win.
I ended up touring 4 different floor plans and each one seemed to come with everything I was looking for (i.e., in-unit washer/dryer, refrigerator, oven/stove, microwave, dishwasher, lots of cabinet space, etc. etc.). It's nice not having to worry about the essentials, plus there's a trash & recycling shoot on every floor.
The new property manager is super nice and helpful and I believe he actually cares about the tenants of the building, which is sometimes hard to come by.
The building is new so everything is super nice. The apartment complex itself has great amenities, particularly the lounge & balcony area on the top floor. The package room is also great and the gym is nice.
The location is solid. You can pretty much get to any hotspot in the city (downtown, The Strip, Lawrenceville, Shadyside / Walnut St., Squirrel Hill, Oakland, etc.) in 5-10 minutes which is hard to beat.
There's an option for indoor parking in the building's garage which I personally value a lot and would definitely recommend for anyone looking to lease a unit here.
The "rent portal" that Mulberry uses is very user-friendly. It's easy to pay rent / set up autopay, submit maintenance requests, etc. The technology-driven key systems in the building are also incredibly convenient and simple to use.
Cons:
It's noisy. You can clearly hear people walking in the units above you, as well as the activities of surrounding neighbors. The person living in the unit next to me has a yappy dog that never stops barking which can get super annoying. Maybe it's just the location of my unit, but you're bound to hear trains (there's a train-track 1 street over from the building) and garbage trucks in the early hours of the morning. It's almost inevitable that I wake up everyday between 4-6am from things happening in the surrounding streets. Also, I would caution against leasing a unit near the trash shoot because it's incredibly loud.
If you're in your early / mid-20s and are looking for an apartment complex that provides easy ways to socialize or meet new people, I'm not too sure this is the place for you. Feel like there aren't many tenants here that are my age – I'll leave it at that.
Reviewing the actual lease was a huge pain. It's really long so be prepared & plan accordingly.

Read moreI have been dreaming about living at this property since the first day I set foot in the lobby. First off, the limited access lobby is absolultley stunning, boasting the biggest couch on planet earth and plants everywhere. There are so many beautiful pieces of furniture, gorgeous rugs, the textures of the fabrics catch your eye and make you feel like you could spend and entire day there. The lobby feels alive and I love that. The top floor resident lounge is exceptionally gorgeous as well. Not only is it filled with plants, beautiful furniture, working stations (with a diner vibe), kitchen and restrooms, it is bathed in natural light from all the glass that surrounds it. That glass is the barrier between the club room and the wrap-around deck with views of downtown and Polish Hill. It's simply gorgeous. I tourtured myself for months deciding if i wanted to blow my budget and rent a pentouse here. I live in a house, I have a ton of stuff and a giant sized dog. I have to have at least 1000 square feet to fit comfortably. Even though I lost out on the loft because I waited to long, It is still is the most beautiful space I have seen in Pittsburgh while apartment hunting. High ceilings, a 30 foot long private terrace with a view of the Pittsburgh skyline, gorgeous finishes, huge closets and an open floor plan allows you to set up your things however you like. This building is also unique in that it is brand new construction but it feels like its been there forever. It blends right into the warehouse vibe of the strip only its fresh and new. The gym is great, the parking situation is awesome and the residents are so fun. Lastly, the work ethic of Justin, the manager is inspirational. He is exploding with motivation. He domonstrates his commitment to is role everyday(and night). He genuinely cares about you and your happiness as a resident which makes him a rare gem. If you are looking for a great spot, convenient location, all the good vibes, and the chance to meet some awesome neighbors, This is your spot in Pittsburgh's hottest neighborhood. Read moreWe are approaching our two years here at Mulberry Lofts and I’ve waited to write this review because what this building lacked for almost our first year here was consistency and management! After having nothing but wonderful community experiences in Chicago my whole life, our first home in Pittsburgh felt like the complete opposite. It was really hard to get used to, that was until Justin became the property manager of the building. His dedication and commitment to the residents here does not go unnoticed. We’ve seen managers come and go but Justin has definitely turned this place around. My dog’s opinion matters the most, and I know he loves it here. From the ease of navigating the building (4th to last video), the work from home vibes (3rd to last video), stunning window views (2nd to last video) and playtime with Justin and Ashton (not pictured), we truly wish rent would never increase so we could forever stay here! For real though, my dog loves his window seat SO much, he spends 75% of the day there. He loves it so much he wanted to share the views with his great granny (last video lol). On top of it all, the pet spa is insanely convenient in keeping my pup clean! Patio space is gorgeous on the second floor and last year we had a NYE party upstairs and the space was perfect with the decorations that were put up!
