FELONY ASSAULT ON PROPERTY DO NOT RENT HERE!!!! I wouldn’t recommend at all especially if you have a family. I loved these apartments and the community but the crime in this complex was ridiculous in the 13 months we lived here. Not only did the mailboxes get broken into numerous times but so did our cars. They pried open locked doors and compartments on both our cars for a total of 4 times! Between these break ins my identity was stolen and right after I gave birth to my second child and I was dealing with this. I brang it to managements attention and was basically told you should call the patrol and tell them they should monitor our grounds more often. The patrol never monitors their property. We sat in our cars multiple times almost all night worried about the damages that had been done to our cars we couldn’t afford to keep paying deductibles for lack of security or cameras on the property. To top it off my husband walked out to someone cutting off our catalytic converter as he was heading out to work, my husband takes my 4 year old to school every single day and when he caught them they drop my car off the jack and begin running my husband tries to take a picture of the car because we already know the property has no cameras, and no courtesy patrol. As he was trying to take the picture they drive a car right into him hurting the whole side of his body!!!! My daughter could have been hurt horribly and they didn’t give a care in the world. A police officer came out and filed a felony assault report for this crime. At this point we bring our safety concerns to management and want out of our lease, they apologize but again NOTHING they are now telling us we can not break our lease, we have to continue to either live there or move our newborn, 4 year old and ourselves elsewhere but still pay them 1,786$ a month!!! ( we already moved when they told us all of this what a joke) We tried to talk to management NOTHING no call back, we even let Michelle know because she is the one who said management would contact us about what happened. I have called over 10 times and they have just ignored us. They promised they would call us back we have not received a phone call but we are still tenants and suppose to be paying a lease??? So now we are speaking with a lawyer and are suing for medical, emotional distress, and lack of safety we received while living here because this was a foreseeable event.Completely inhuman,...
Read moreIf you're looking for a safe and easy living apartment complex, look no further than Rush River. The only reason I am leaving is due to my job, if I was going to keep working in Sacramento I would stay here at Rush River Apartments.
The whole complex is very green, lots of bushes and trees. Makes the complex look very nice. Each unit has a washer/dryer, there is a small on site gym, pool and hot tub, grills, and absolutely AWESOME staff. Anytime I had a maintenance request it will be handled within the same business day. Michele in the leasing office is AMAZING and was great when I first saw the apartment, and continued to be great my whole time living here. Right across the street is a Bel-Air, I have gotten very used to just walking across the street for groceries, I'm going to miss that!
My biggest worry about moving into an apartment are the pests and the safety. I lived on the first floor and have had no issues with bugs or roaches. As mentioned before there are a lot of trees and bushes, so during the spring and warmer months, there are spiders outside, but I have never once seen a pest inside my apartment. There have also been no major security issues while I was there.
The only downside I can think of is that the parking spaces are very small. I have a compact car so it's not that bad for me, but sometimes I drive a larger SUV and I have to park on the far end where the spaces are slightly bigger. You'll notice that most people park and leave one space open so people don't bang each other's doors!
If I ever have to move into an apartment in Sacramento again, I will 100% be coming back...

Rush River Apartments are in a beautiful location, and many of the apartments are tucked back far enough to evade any street noise you might hear off of Rush River Drive. The community is also very friendly and quiet — after renting here for two years, I can count on one hand the number of times I heard my upstairs neighbor. Amazing!
The management is next level. Michele, Heather, and the maintenance team go above and beyond to make sure residents are happy and comfortable. All of the staff is friendly, and the often do fun little community events like pool parties or scavenger hunts! Maintenance requests don’t go unaddressed for more than 24 hours, so I never felt like my requests were going unread or unanswered. When it was time for me to leave, management was very transparent with me about costs that would be incurred for cleaning my unit, and I still got some of my security deposit back. Contrary to previous reviews, they certainly didn’t do any wasteful work to deplete my security deposit. I can attest that the communication in that department went above and beyond.
