I wanted to share an honest yet detailed review of my time here at Sunset Canyon Apartments. I toured the apartments a few times but never was allowed to tour my specific apartment that I was getting ready to move into . I was originally supposed to move on September 1st of 2022, and they informed me that my apartment won't be ready for another month. The day before my move in, they called me at 3:29 p.m. to tell me that my apartment will not be ready on October 1st, 2022. I had already made arrangements to move, had the Mover scheduled, even gave my final notice to the storage unit that I would be out on the 1st, and I had to demand that my apartment be ready by the 1st since I had already made Provisions for everything. I lived here for 15 months, during this period the front Gates, the security gates, only worked for consecutive two weeks. Upon my initial walkthrough with the office staff, they told me that the security fences were under maintenance, and that's why they were open. Residents have had to take safety into their own hands and install cameras around the mailboxes because someone was stealing people's mail. Instead of the office taking matters into their own hands and installing cameras. My first experience with an auto theft here was due to the security fence being open. A gentleman and his wife had the police in our complex, with a Mustang and army decal all over it. I could see that the husband and wife were distraught, asked the wife if everything was okay, and she said her husband's car had been stolen 4 months ago, and somebody stashed the Mustang in our complex with a tarp over it. There are multiple issues with the foundation of the complex where the walkways are crumbling. There are jagged shards of steel sticking out of the ground. There is no playground for kids, so the kids play in the street and play in any grassy area that they can. Which is a danger, especially playing in the street because some people have no respect for parking lots and speed through them. The dog park is an absolute joke! With big potholes in it. No grass The interior of the apartments are landlord specials. If you look at your cabinets closely, you will notice that they are all original cabinets crumbling plywood painted over a few times. The only new thing is the doors on the cabinets. The bathtubs are all reglazed multiple times over creating a thick surface. The toilets are made for children. They do not have adult size toilets in the apartment. The ceilings in the bathroom are crumbling from the moisture. The carpets are not even being rewashed before tenants move in. I know this for a fact because my apartment had carpet in it, I bought a personal carpet cleaner and removed black water from cleaning it. No matter how many times you reach out to the office staff for help with situations on grounds, like stolen packages, stolen vehicles, break-ins, anything that has to do with security and safety, they find someone else to blame. Say that it is out of their hands. Or just butter you over with either an office party or a food truck. My safety is my concern! I reached out to the office staff multiple times, even got into an argument with the office manager Stephanie about the security gates not being closed, we had an incident a few months ago where a gentleman was shot in his neck left to die, and all they initiated, was closing the middle Gates. However, the two gates on the east and west side were wide open. There have been cars that have gotten their tires and rooms stolen during the night. I personally had packages stolen off my front porch. They seem to think that security and safety aren't a big concern for people, yet they are increasing rent for folks. Recently, we had a fire on our complex grounds. An entire building was burned down to the ground. It's been 3 weeks now, in the building, and debris and trash are still sitting on the complex grounds, with a rickety fence around it. Not to mention the roach problem here, there is an abundance of roach infestations in different units. Do your research first!

This apartment complex has tremendous potential. The property speaks for itself. It is being ruined by unqualified and unprofessional property management. From water outages, gates, gym, false advertisement, pests, here are some examples for this review. We moved in around May. We were told gates would be up and running the following month and the gym would be open in 2 months. The person we dealt with seemed so positive and joyful. Everything changed once we moved in. Gates have yet to be working. The gym is open to limited hours even though the signs outside that have recently been planted read 24 hour fitness. A lot of what is advertised is completely misleading. It is completely understandable that problems arise that could be completely out of their hands. The way in which they choose to communicate these issues to their residents is the worst way possible in my humble opinion. They over promise and underdeliver. Emails are send out with high hopes and “positive changes” but no time frames or deadlines are set leaving the residents with nothing but more questions. Why try to create some type of resolution that only creates more problems? The gym is not well kept. There is no soap or paper towels or any way of sanitizing the equipment after use. So people use the bathroom with no where to wash their hands and then use the equipment with no way of sanitizing what you’re about to use after someone uses it. I tried calling the main office, and man are they passive and rude about your issues. It’s really disappointing. The property management advertisement speaks of a professionally run company, but I have found no truth in that. I’m speaking out to help future tenants before making a year long lease. And to the property management company, broker, and owners: Your help could possibly turn this complex around in a better direction. Simple customer service training would make a big difference. You can’t really blame the employees if they don’t have a strong backbone or real leadership in place. Transparency could possibly help tenants better understand what’s really going on vs. untruthful statements. My intention is to not upset anyone but rather push in a better direction. The website

It really just depends on what apartment building you decide to apply for (or end up in). Also, avoid extremely dark parking areas! (Oh, and there’s a lot of roaches- especially during the hot days!) The new remodeled apartments look good, however, you can most definitely find better looking ones (and in better areas) for less. Either way, living here for a year wasn’t too bad. The only reason I decided to leave is due to the rent increase - from 861 to 1226.

My move in experience was horrible… they didn’t have the apartment I originally signed for ready so they put me up on the third floor. I lived at sunset canyon for three years and I compiled this list of things that I experienced during my time at sunset canyon. This place is awful. Please read the bad reviews. Clear properties are scammers and liars. If you like black mold, shootings and water shutoffs then this is the place for you.

Everything they advertise is a lie. The good reviews you see below are written before tenants move in because they ask them to after they sign their lease. These people have no idea what it’s actually like. I’m so glad to have left Sunset Canyon apartments. Brittany and Catherine in the front office are kind and helpful in the best way they can.

Maintenance is cool they try their best and I appreciate them. They have helped me a lot and probably deserve a raise.

MICE!! BLACK MOLD!! Frequent water shut offs with practically no warning Office turnover, there is new management and staff like every few months. ROACHES. The sidewalks are crawling with giant roaches at night. It’s disgusting. They have a huge infestation of drain roaches Valet trash is not optional Apartments need major renovations not just new paint and floors every now and then. The counters are falling apart apart. I submitted at least 15 maintenance requests during my time there. Buildings were built in the 80s. Appliances are old and yellow. Stove only has one burner working. Front gate doesn’t work. Has never worked. Not a safe location. Gym was closed for almost a year I never received a gym/gate key in three years. Rent increased by hundreds not matching current market costs. It’s all lies. *Ugly Popcorn ceilings No parking have to park far away after 7 pm. Only two reserved parking spots per building. Fences are peeling and falling apart. An addition fee of $100+ a month for fence. Dog poop every where Awful smell of trash outside The dog park is just a tiny space with a disgusting tire. The pools are loud with people and full of trash over the summer. Lounge chairs are torn and falling apart. If you live near them you have to deal with the noise all night as the pools are never closed at night. The gates have never worked for more than a few days. Their whole advertisement website is a fraud. My option to renew or move out was delivered on the day it was due. If I had not been home or able to stop by the office that day I would have been stuck with another lease. The property manager and assistant property manager are useless. They are rude and passive aggressive. Every conversation with them is unpleasant. The apartments are old and dirty. Everything is falling apart down to the doors and cabinets. The counters are chipping away. My ceiling leaked into my bedroom multiple times due to flooding upstairs. I can’t even imagine the amount of mold there is up there. In the 3 years I lived there my water was shut off for hours at least five different times. Someone was literally shot here and nothing was done about it except a vague email. And lastly, I was harassed and followed by their groundskeeper for months. When I reported it they told me he had been employed there for 14 years and they had never heard anything like that. They defended him and only had the maintence man have a word with him. No other questions were asked. I was terrified and felt that the staff were not interested in my concern and simply brushed it off. The man stopped following me after they spoke to him but then repeated it again. If I was walking my dog somewhere he would be right behind me. He would leave whatever he was doing to find me. Peaking around corners. Asking me questions in Spanish like if my dog was aggressive or if I worked from home. I felt disgusted, horrified and afraid for my safety. There was no effort to reassure my safety. I have no reason or benefit to lie about this. Please be careful.

Update 1.6.2020: full deposit was refunded after some clarification and proof that damage was existing at my move in. They state it could take up to 30 days to get your deposit refund, but in my case the check wasn't cut until 43 days after move-out and it was another 13 days after that when it was mailed. So I didn't actually get it back until closer to 60 days.

Update 8.30.2019: in case there was any question as to the sincerity of management's response, or truthfulness of my below statements: Clear Property Management's action to back up their below reply was to terminate my lease. I will update once again upon move out with one more report on their ability to maintain professionalism through move out; though at this point I am not hopeful.

Update: thank you for the quick reply, though I have a hard time believing the statements made below. It would seem that, if you truly cared, your actions would be evidence as opposed to the cookie cutter 'we really do care' replies to the numerous complaints...

Overall, conveniently located, and the apartment is ok and the grounds are nice. This is an ok place to be if you don't mind dealing with the management. If not for the current management I would rate 3 stars. I hope the owners don't mind constantly losing good paying leasers due to "Clear Property Management". Two years ago when I moved in the lady I dealt with was extremely cordial and helpful and I would probably stick around if she was running the place; however, she unfortunately disappeared shortly after the current regime showed up. The locks on the walk through gates have been broken for ages now; the pests are treated reactively instead of proactively; the drive through gate for my entrance is perpetually in a state of disrepair (even though you pay extra for being in a gated community), and when working the keypad shocks everyone trying to use it -painfully- (and they refuse to upgrade to a wireless system for it even though that would likely resolve most of the accidents that frequently damage it from people trying to get in the out side not wanting to get shocked, and they won't provide a wireless key to the other entrances for you if you are in any of the central buildings); I personally reported my dishwasher leaking like a sieve to the front office over a year ago and it's still not fixed (though I haven't made a deal about it because the thing is so antiquated that I would still have to hand wash despite it's functionality); the current management has taken it upon themselves to try to parent my children in front of me, and most recently threatened to revoke my pool privileges because my son was looking over the fence into the pool equipment area, not going in, looking... heaven forbid a 13yo be curious (mind you, the pools are frequented by people that are not even residents, and not once have they ever said anything about that). The non-direct communication from the management is very poor, frequently relying on notes left on the doors of residence to blow away in the wind, and most recently I had to go extremely out of my way to pay my rent on time when their online payment system went down and they didn't advise me of it (and when the front office was informed of their poor communication around the issue, instead of an apology, I received a threat that they can force me to pay rent however they want to according to my lease) this was nearly the first time ever for me to be late on rent and I had to take time off work to accommodate them and prevent late payment. Also as others have mentioned, the rates are perpetually and variably raised. I may have to fight extra hard now upon move out to retain my deposit (because punishment seems to be the current management's fetish) but I felt it prudent that you be aware before renting. I'm not saying to not rent here, just be aware before you make a decision.

Also, my car has been broken into twice (presuming kids because nothing of value was taken), and parking can be horribly...
