If you're looking for a relaxing, high-quality vacation in Santa Rosa Beach — don’t stay at The Louva Shack. It was by far the worst rental experience we’ve ever had, and we visit Florida regularly. We spent over $20,000 expecting a clean, luxury home. What we got was mold, broken amenities, and constant stress.
The home is advertised as new construction with high-end features, but that’s not what we walked into. The ceilings had black mold, the air conditioning broke, and the elevator — which one of our family members needed after surgery — didn’t work at all. The owners told us they know it’s a problem and plan to stop listing it, instead of fixing it.
The house was dirty and poorly maintained. There was hair and grit on the floors, dusty ceiling fans, and a grill so filthy we had to clean it before using. The kitchen and pantry were full of ants that got into our groceries. It was disgusting.
The pool wasn’t much better — the water was cloudy, the temperature spiked over 100 degrees, then dropped to freezing, and there were no instructions on how to manage it. The outdoor TV didn’t work. The “new bikes” were all broken — rusted chains, flat tires, bent parts. Maintenance showed up, pumped air into the tires, and left.
We had maintenance at the house 10 times in one week, often ringing the bell early in the morning. It felt like we were babysitting a broken property, not on vacation. Even worse, some guests got sick from the mold and had to leave early.
The owners clearly know about these issues — they admitted many of them directly to us — but they keep renting the house out anyway. We wish we’d read their other one-star reviews ahead of time.

The “brand new bikes” were all broken — rusted chains, bent handlebars, flat tires, wobbly seats. When maintenance came, all they did was air up the tires — zero effort to actually replace or repair them.
We paid over $20,500 for this house and expected a luxury experience. Instead, our family member recovering from surgery was stuck inside because the elevator didn’t work. Some guests got so sick from the mold they had to leave early. Maintenance showed up 10 times in 7 days, ringing the bell early in the mornings, destroying any chance of a relaxing stay.
The owners know these problems exist — they even told us they plan to remove the elevator as an amenity because it always fails — but they keep taking bookings anyway. We wish we’d read their other 1-star reviews beforehand — they’re accurate.
If you care about your family’s health and your vacation time, book literally anywhere else. And if you are a property owner and you use this company to manage your rental, they are failing you miserably — they are neglecting maintenance, ignoring obvious safety hazards, and destroying your reputation...

A review from January said the house was under construction and the person didn't realize until they got to Florida because it was not communicated to them. Did more research on Google and Facebook to find the same kind of reviews from 3 other people. Decided I would give Kelley the benefit of the doubt and message her to see if the construction was completed to ensure we didn't run into the same issue. She read my message and didn't respond. I sent another message 2 days later to check in - once again, read the message and no response. Left 2 voicemails with my phone number - never got a call or text back. Thank THE LORD our trip was still 3 weeks away and I had time to cancel the reservation and find somewhere else to stay (for 13 people which is generally not easy to do last minute). All Kelley and All 30 A Properties had to do was be honest about the situation and be communicative with someone who had paid to stay in their home almost a year prior - but they didn't have the decency to respond to anything. I'm assuming so they got paid their full amount and I wouldn't be able to get the refund just to find out I wouldn't have been able to stay there?? Who knows. All I do know is that it is false advertising to have a house listed for rent that is under construction - especially with 0 communication to the guests. Do your research, ask questions, and read reviews before just assuming your rental is 100% good to go with...
