Nickel and dime you out of everything! They charge $5 for a electric submeter "READ FEE" and $15 for electric submeter "USAGE FEE". They want a $150 NON-REFUNDABLE reservation fee, which gets applied to your first month but is utter BS overall. You must put a $150 electric deposit down (no other park does this). As of today, they charge $0.09 for electric. They also ask for an emergency contact but this is just another way for them to track you down, not an actual emergency contact (no other RV park has ever asked for that before and I've been on the road over 15+yrs). They stopped accepting cash and pigeon hole you into using a credit card (or money order, which has a cost itself), and they then add on a Credit Card "CONVENIENCE FEE", as of my last bill, that fee was a $28.65. Want a gate opener, that's a $40 deposit. Want a PO mail box key, there's another fee of $15 and on and on it goes. One manager was charging a fee to hold your signature mail!! Not to mention, they take no security measures to protect your delivered packages, as they just keep them in the "Community Room", where ANYONE can steal ALL the mail in that room. That Community room has a broken stove and the RV park workers use the room as their break room too (they should have their own area to eat, take a break etc. because a "paying customer" shouldn't have to wait for a worker to finish cooking their food or get out of the way.). The Community room door is never locked and anyone can go in there. Washing your clothes cost $3.75 which is ok but then they charge the SAME amount of $3.75 for the dryer (no washeteria does that). The washer/dryer uses a stupid app called GreenwaldPay which you have to download, create an account, add money and use their super weak WIFI/cell service, to try to get the washer started. They are a pain to deal with and you need to watch your balance because the washer will steal money when they don't work right (I got a fast refund but it's just a headache). Be aware that this location has a bad theft/car break-ins, nobody patrols or keeps watch. 7 people had things stole in one night alone. The pools get used by people who don't stay at the park, people have what amounts to a block party at the back pool, 20-30+ people and DON"T EVEN stay there. Many of the campers/motorhomes in the park are decrepit looking, falling apart, plastic hanging off the camper because they have water leaks. It's becoming an actual trailer park, not a resort. There is a lot of noise pollution here too, we are very close to the airport and a railroad track. People tie their dogs up outside and just leave them. People even work on their cars like a mechanics shops, I saw someone replacing their cars' axel! People park in more space than they pay for because seems like everyone here has 3+ cars.
The current rate for a back in cover spot is $722 on top of all their other fees. They plan on raising the rates another $100 in July 2025 for every spot. This RV site will lose A LOT of revenue because people are not going to stay at overpriced RV parks.
Since this place is ran by a cooperation and they could care less about the actual people staying here, I will speak to any buyer of this RV park.... Overall, this park was built cheap and they clearly cut corners. The covered RV spots HAVE NO PITCH to the roofs, water just pools on top, rust is already setting in. Wood post at the small fenced in dog area were put directly into the ground to rot super fast. The outdoor seating in the dog area, is weak, breaking down and I almost fell backwards onto my head. The front gates will need work, as they are already breaking down and I'm just getting started!
Last note, the folks who run this site day to day are not the problem, it's the cooperate, sell quick, mind set that's killing this RV site. The 'resort' is dead. No community. If you're a snowbirder looking for a place to winter, stay away from this lifeless parking lot. Most go to Rayford Crossing RV Resort, where they host activities, heated pool, lots of community rooms. Also, lawn service is on Saturdays!! Bad deal! We're heading back there once it cools off. Update 9.5.25 - My response to USA RV Resort's response - Permitting issues? You put up an illegal chain link fence around pools, violating a long standing '96 Texas law. And, as an architect engineer, I know that all you need to accomplish in order to reopen the pools is to replace the code violating fences with proper structures. But you're holding out for a ridiculous bidding process (almost three months now). No works have yet been performed to rectify the situation your company created. And that $25 off thet monthly rate? You just tacked it on as a $9 increase to our electric meter 'read' fees, making the fee a whopping $35 per month on top of the kw/hour fee. It blows my mind, the high potential your park possesses, especially with the phenomenal access to bike trails and fishing, and you continue to sabotage it with short-sighted bad decisions and poor management. Update 8.29.25 - Labor day weekend, and no pools. No work started to remedy the reason for closure. No communication with guests and residents. And understand that pools are not heated in winter. The 'resort' owners are sabotaging their own business. Update 8.17.25 - Pools are still closed, without any attempt to fix the fencing. And a significant uptick in car break-ins. Update 8.10.25 - Pools are still closed due to cheap code evasive construction, from ownership who despise laws to save a buck. Residents still haven't been informed of the status of the pools. See my attached pics of how trashy this degenerate "resort" is. Stay away from this dumpster park. Original Review - Understand before you book!!! The park has shut down all of the pools and hot tub due to the pools failing a safety inspection. The owners went cheap, and knowingly built grossly non-compliant fences around the pools, violating a law well established in 1996. And, as of now, the owners have not reached out to explain to any of us residents how their negligence has affected the loss of any swimming during the middle of summer. They're totally silent. Again, the pools are closed for an indefinite amount of time. Do not book if you're wanting to cool off in a pool on your RV journey. There are no other worthy community areas here. Read moreIt is increasingly frustrating to witness the steady decline of USA RV Resorts while ownership continues to push unjustified rate increases. Two months ago, rent was raised by $25. Today, tenants are being hit with another $100 increase starting July 1. At $647 per month, plus utilities, this park falls far below the standard it claims to uphold.
The restrooms are a clear example of neglect. Until within the past week or so, the shower curtains contained mildew. Lighting fixtures remain nonfunctional, leaving areas poorly lit and unsafe. The floors show a visible buildup of dirt, a clear sign of how infrequently or how well they’re cleaned. This same filth can be seen in the laundry rooms, where hygiene should be a top priority but is obviously not. Toilets remain loose and unstable. There are no shelves, hooks, or towel racks to place personal items. On weekends, when the park sees the most traffic, there is no housekeeping. One of the restrooms has an alternate access code, with the explanation of it being handicap only- this forces individuals to have to potentially reveal they have a disability to gain access, handicapped restrooms should be accessible to all, another restroom has been locked for at least a week with no reason given. This is failing to communicate even the most basic updates.
Street parking remains a recurring issue. Although we’ve been told it’s not allowed, vehicles still line the roads and park outside designated spaces with zero enforcement. This creates accessibility and safety concerns that continues to be ignore. Even more concerning is the fact that people who do not reside here still gain access to the park, raising serious questions about security and resident safety.
The outdoor areas are no better. Weeds are growing unchecked throughout the grounds, general lawn care being neglected. For a property that employs several staff members, including some who live on site, many of these problems could be avoided entirely if simple walkthroughs were conducted throughout the day. It is not the tenants' job to report what is clearly visible to anyone paying attention.
I would like to make it abundantly clear. Devin and Grace are not to blame for these issues. These issues are a direct reflection on ownership.
I’ve reached out via email to ownership/ USA RV Resorts Admin with no response. Like many others, I’ve found that construction criticism is routinely ignored. It’s also worth noting the on many occasions, positive reviews are incentivized by raffles or prize drawings, not a reflection of genuine customer satisfaction.
This park is not worth what they are charging. Before imposing yet another rate hike, ownership should focus on delivering the basic level of cleanliness, safety, and communication expected from any livable community. Until then, any talk of increased rent is not just unreasonable, ...
