UPDATE: After over a year of living here with no issues. Now the "boss" of the apartments feels as he is above the law and can make residents feel unsafe, uncomfortable, and sexually harassed (meaning he made comments about my mouth and inappropriate gender based names. I made it clear that I was not those names and that I am a person, but he kept repeating them to me)
I no longer wish to live here or be here, but they will not allow me out of my lease 1 month early. I wildly overpay for this one bedroom just so i could feel safe compared to the other apartments in town that have shootings every week, but not anymore. Everything else about the apartment that I have described below has remains the same. They also make claims that certain reasons for coming into my apartment are emergencies when in fact they are not. The GA tenant laws state that they can only do this without 24 hour prior notice if it of dangerous or damaging conditions. A high water bill is NOT an emergency nor is it a reason to barge into my apartment after only two quick knocks and not wait time for me to answer.
Military: be aware they do not guarantee honoring military orders.
They are very friendly, helpful, and accommodating to different rental needs. Before moving in, I was living across the country and unable to fly in before hand due to the military. They had no problem accommodating me by sending the paperwork and pictures as well as working with me to provide my specific apartment needs.
The best pros: Fast, reliable maintenance. Safe. It's NOT college party apartments. Quiet hours. Safe gym and computer room with security cameras. Gated dog park and designated pet areas. Plenty of parking for residents and visitors. It's gorgeous and clean on the outside. I might just have an outdated apartment.
Pros: Weekly outside maintenance. Always call to let you know when you have packages [mail only goes to the secure mail boxes guarded by security cameras or larger packages securely to the office]. Pool. Apartments are spacious and relatively maintained. Many APT options; furnish, utilities, free wifi/cable. Comfortable place to live, especially in this town.
Cons: Higher priced, but worth it to not live with typical immature college students.
Extreme Con: Certain members from maintenance and the "boss" will walk in without giving notice prior and will insult residents.

Read moreAfter staying at the Garden District for six months, I think it's only fair to give my honest review about this establishment. On my day of moving in, I was welcomed by an overwhelming smell that was coming from the carpet in the studio. After cleaning it myself quite a few times, they eventually sent someone out to clean the carpet and I had gotten $50 dollars taken off of my next rent payment due to the inconvenience. After a few hours... the smell came back. If you're looking at a studio apartment, just know that you do not have your own thermostat and you share vents with your neighbors. After talking to one of the associates that worked up front by the office about the air conditioning and stench situation, she walked to the property manager's office and asked her what to do. After asking if I had put in a work order through the online portal, the property manager answered in a passive aggressive manner, "well we didn't know." I wasn't aware I could do that at the time. She begrudgingly walked out of the office to schedule a day and time for when it could be checked out. After I had gotten a visit from one of the maintenance employees, they supposedly couldn't smell anything and the A/C was fine. I had called the office a few weeks later to ask them to turn down the temperature from the other side and that's when the property manager told me with enthusiasm, that we share vents. Not having your own thermostat, smelling the stench from the carpet, smelling your neighbor's use of substance and often times, use of the toilet. Constant excuses for issues not being solved, poor WiFi, extremely thin walls so that you can hear couples argue every other week after getting home from a long shift from work and did I mention the smell underneath the sink? Of course the response will be filled with excuses with "why?" or "this is how it is." Why do you think I didn't continue asking for the issues to be resolved? With the bad experience in mind, the only pros to this establishment is the pool and convenience to work. That is all. At the end of the day, you get what you pay for. Read moreLet me start off by saying no renting situation is perfect! However, with a good attitude, flexibility, and a little bit of understanding, The Garden District comes very close! Recently my apartment flooded, due solely to mistakes made by an outside contractor who had nothing to do with the leasing office or maitenance staff, and the way the complex has handled it has been so professional!
The maitenance staff here is incredible, and exceedingly friendly. They got stuck with the cleanup after my flood, despite not being at fault, and they have been incredibly effiicient and kind. They replaced my carpet, and even though I was away from the apartment at the time they were doing repairs, they treated all of my personal items with respect! They've seriously been my heroes through all of this, and they went above and beyond to get my apartment back in working order!
Rheanna, the manager, is also amazing. She has been so helpful and friendly, answering questions and working with me to get various personal items that were ruined in the flood replaced by the outside contractor (who will be paying for everything). She helped put me up in a hotel (also paid for) at the last minute when I decided I didn't feel comfortable staying in my apartment due to the damage. She and the maitenance staff have been dedicated to helping me through this whole mess, and I can't thank them enough for how they've handled things!
Overall, I've been living here for a little over half a year, and recently renewed my lease! This is my first apartment, and being a woman I feel safe and comfortable here. The area is well lit, and there are frequently Statesboro police officers and/or sheriffs in the area as well. There's also plenty of parking so I never have to walk too far to get to and from my apartment. Rent is easy to pay through the ActiveBuilding app, and I find it to be very affordable compared to some other complexes in the area!
