After living here in a 1bed 1bath (Manette) for a few months I wanted to write an in-depth review that I wish I had to reference when I was weighing my apartment options.
The apartments are pleasantly spacious and nice, but cheaply made. 2 people and a cat comfortably fit in our space with some smart furniture arrangements. There are âlandlord specialsâ everywhere but that's to be expected. The property is nice and walkable. The staff are all very nice and the maintenance team is great. Parking has not been an issue for me. I am lucky to live in the quieter front part of the property, so I personally have not had any issues with loud music or yelling from neighbors.
By far my biggest complaint is how thin the floors/ceilings are and I do not think I would have chosen to live here if I knew how bad this was going to be. All it takes is a heavy footed upstairs neighbor to drive you crazy every single day. Iâve lived in apartments before, so I know what normal living sounds like and that it's expected youâll hear bumps and thuds from your neighbors from time to time. But oh my god itâs so bad here. Iâm not even exaggerating, I can hear EVERY SINGLE step my upstairs takes no matter where I am in the apartment. If I'm in the bedroom, I can hear them walking in the kitchen. It doesnât help that the ceiling creaks loudly with every step too. They also have a large dog and when it runs around itâs like a full grown horse is thundering above me. I cannot emphasize enough how loud it is and I canât do anything about it because they arenât violating any rules and simply just living a heavy footed lifestyle which, unfortunately, is not a crime.
There is only cardboard recycling, so all other recycling piles up fast and youâll have to find another way to recycle it if not just give up and throw it in the trash. Also, no one here seems to understand the concept of breaking down their cardboard so the single cardboard dumpster will fill up surprisingly fast, especially during moving seasons.
Very drafty windows and doors. If itâs 35° outside itâs 32° in the apartment. On top of that, our front door wasnât installed correctly in its frame leaving large gaps so it would let in bugs and even more cold air. The maintenance guy did his best to install some sealant but now locking the door takes two hands and brute strength.
The maintenance team is great! Shout out to Derrick whoâs gone above and beyond to help us out. It is a bit frustrating how many problems we discovered after moving and how many maintenance requests we had to submit in a relatively short amount of time. Luckily, the maintenance request process is easy and the jobs get done fast. First, our shower faucet was faulty and would leak large amounts of water on multiple occasions until Derrick found the problem and fixed it for us. Then, the front door being misaligned. Soon after, the closet door fell off its track and shout out to Derrick for yet again coming to our aid and replacing it. As temperatures drop I also just discovered our heater straight up does not turn on so that's another request I have to submit.
Overall, Iâm torn because I enjoyed living here and was in no rush to leave after the lease was up until the thin floors became a problem. Itâs impossible to ignore and now Iâm slightly paranoid that the person below me can also hear my every move.

When I first moved in this apartment complex seemed very nice & quiet, the reviews were decent and the location was great for most military families plus a discount for military. However, as the years went on things went very downhill with unhelpful rude office staff, unusable amenities, constant construction, military discount being revoked and insane neighbors. Within the first year, I was informed I was not on the lease despite having turned in all my paperwork, completing my online account and assured by staff I was approved. This was only revealed to me bc I accidentally locked myself out & went to the office for help but I would not have any way of doing so without my name on the lease. Mistakes happen I understand, but it happened AGAIN to our roomate a year later by the same staff member. The complex then decided to renovate the whole parking lot, which was awesome in theory but caused hell for all current residents. In the weeks of renovations, so many peoples cars were towed due to the closed parking. Instead of providing any sort of solution for the lack of parking (including those who PAY for a parking spot every month) they towed every single car that parked in the street within the complex without remorse. I witnessed many people leaving to go to work only to realize that their car was gone. My roommate got his car towed after being PROMISED by the front staff that his car was in a safe location, only to be gone by morning. Everyone that I knew moved out as soon they could & never received their security deposit back due to their scummy systems to ensure to squeeze as much money as they can out of you. The pool was disgusting every summer, filled with food, bugs and filth which caused it to constantly be closed for cleaning/maintenance. When I was able to go swimming, the pool had half eaten cheeto puffs floating around. With how much rent is, you would expect the place to at least be sturdy but the walls are THIIINN, you will hear your neighbors get home every day with a door slam, hear their conversations without them even yelling and dogs running throughout the apartment. So imagine how much you can hear with the constant construction they are doing outside your window at 8am & neighbors blasting music all day. Oh and dont worry you will feel safe here with people screaming for help in the parking lots, ambulances/ cops CONSTANTLY called for people in the complex with domestic disputes, abuse & even people dying. Don't forget the homeless that live in the woods behind your apartment which is only separated by a fence that has fallen over IF you are lucky to have a fence at all. People also constantly park like animals & WILL damage your car, plus half the cars in the complex are damaged or falling apart. Overall, I would have blamed the location and residents for all the shortcomings, which would have been a 2 star review but the lack of effort from the office staff just left a sour taste in my mouth. Especially when issues are brought up & I'm met with a staff member who got angry, defensive & refused to even ATTEMPT to fix any problems. My roommate and I were both on the Nimitz. We were just like you and didn't know better when it came to choosing an apartment complex. Please stay away from this place at all costs, there are so many other options.
During my two years here, I've had issues parking nearly every night which means you will be looking for parking here more often than not. At one point here, residents had to park anywhere they could, blocking fire truck curbs, fire hydrants, anything just to be able to park. This was the first of many things that would indicate to us that this complex was terrible.
My price for a two-bedroom apartment, which was as big as some broom closets, was nearly 2k a month. This means that you are paying almost double what you would pay if you would just rent out a home or even flat out buy one. For what? This subpar apartment complex? At one point they had tricked us into thinking we would be paying less since we had a military discount. This discount was taken from us within the first few months. Imagine you paying this premium of a price for a small apartment AND YOU DONT HAVE YOUR OWN PARKING SPOT.
A year and a half of us living here we saw some traumatic things. This complex is not safe at all. There was a shooting outside of our building, H, and I have never felt safe here since. My roommate had to call 911 after hearing someone groan and die outside of our apartment and he still talks about it to this day. We had trouble sleeping from all the loud chatter and music being played outside of our building. These things really made us regret our lease with Olympic.
I am currently battling Olympic over our move out bill. THEY ARE TRYING TO CHARGE US NEARLY $2,000 IN DAMAGES. The truth is, they are trying to scam us so we will pay to replace and renew their appliances. There actions are unlawful and despicable. Very much like thieves, they will attempt to pinch you of any profit they can get from you and scare you with threats of sending you to collection. Keep in mind that these people will charge you for a lightbulb out. In addition, they will fight tooth and nail to steal your "Security deposit" away from you. Your move out bill will have a full $300 dollar "standard" cleaning on it. THIS IS AGAINST THE NEW WASHINGTON STATE LAWS.
I cannot stress this enough. MILITARY MEMBERS PLEASE STAY AWAY FROM THIS APARTMENT. They do not care who you are and they will scam you. They have forced me and my roommate to have to reach out and get a lawyer just to battle their claims. I moved out two months ago and I'm still fighting them on their bold charges.
PLEASE, PLEASE, PLEASE, familiarize yourself with Washington state laws on Landlords and Tenants. A lot of them have changed and Olympics' lease agreement is directly infringing...
