I purchased a home at Pratt in October 2016. I'm going to give a thorough review in each section. This is unbiased and I'm just stating what actually happened.
Salesman 4 of 5 Aaron was our salesman. He was a nice guy and we didn't have any problems going through the process with him. He always seemed eager to help.
Finance Department 5 of 5 After we had gotten through to selecting the home we had to go to the finance department. We spoke with Jennifer. She was fantastic! We have great credit so we didn't have any issues on our side but Jennifer worked to make sure we were getting the best deal from an interest rate perspective with their list of mortgage companies. She kept us up to date the whole time.
Construction (Crown Moving Service) 1 of 5 This is where this review takes a serious turn for the worst. We worked with Matt, the construction manager. I'm going to start out by saying that the result of what happened is not his fault. First off, when you purchase a home from Pratt it has to be delivered by another company that they use which would be called the setup crew. In our area, it's a company called Crown Moving Service. The home was delivered to our land to be put together. Crown is the worst company I've ever seen from a customer service standpoint and craftsmanship. After setting up the home, they left shingles missing on the roof and some loose. When it rained, it caused rain to come through the roof down into the Master bathroom ceiling as a result. I spoke with Matt who asked them to come back out to fix it. When I came back the following week to check on the home, the same shingles were STILL MISSING. But guess what, Crown said they had came out according to Matt and according to their receptionist who I spoke with directly. Yet, the same issues were there to clearly indicate that they had lied. This was not the first time they had lied during the setup process. They even half did the work inside where they were supposed to repair all of the cracks in the walls and had to be sent out again a total of three times. They lied on multiple accounts about coming out when they actually didn't. Crown setup gets 1 our of 5. I only give them a 1 because they did some work. Matt also is a nice guy but he's overwhelmed at times and this causes him to forget things it seems. That's my only real complaint when it comes to him. I give Matt 3.5 of 5.
Craftsmanship of the home 3 of 5 The home itself has problems. For example, there are walls that are uneven. The ceiling dips at the marriage line as well as the whole home. It's as if it's sunken in slightly at the marriage line. There are molding issues where it's uneven in the home as well. The warranty guys from the manufacturer came out to fix the problems. Most of the issues were able to be fixed but not all. The manufacturer says that the issues left over are related to Crown but Pratt Homes says they are the manufacturer. Either way, the guy from the manufacturer (a contractor who does not work directly for them) that came to the home to work on the problems said that EVERY customer's home that he comes out to fix is unhappy with their homes. He said not a single one is happy. Now, with these lasting issues, I'm stuck with it and this has not been easy for me to accept. The issue is that some of the problems are manufacture related according to Mr. Pratt and would be too much of an expense to resolve. I understand Mr. Pratt's position and why he cannot afford to take the hit on that. But still, I'm left holding the bag so to speak. I wouldn't doubt it if the issues are related to the setup crew either because of how terrible Crown was. The house was incredibly energy efficient, however, which we appreciated very much! Mr. Pratt seems like a nice guy and I think he tried which I appreciate.
I hope this review helps you all. Just don't purchase a display model. Get one newly built in the factory and brought to your land so that it's put together only once. It was our mistake for not doing this.

   Read moreDO NOT BUY FROM THESE CROOKS!!!!! We put $1000 down on our home on June 1, 2018, before we even went to Tyler, TX to look at the homes. We were promised that by putting that money down, we would get our electric bill paid for a whole year, or we would get a $2500 gift card to a home improvement store of our choice. We went to Tyler, TX on June 2, 2018. We met with Derek French at Pratt Homes, and picked out the house we wanted (The Gunny). We were told the house we wanted would be level on 3 sides of the house, except for one side that had to be left open and used for a crawl space. We were also told we would get to pick out all of our colors and cosmetics at a later date, which never happened. Derek French left the company in February 2019. We then started dealing with Chuck Conklin. Our house was delivered on February 20, 2019, in which the set-up was not done properly because our home flooded due to the dormer not being attached. Our house has now flooded 5 times due to their poor workmanship. A trim crew from Deer Valley Homes then came in the home on March 25, 2019, in which they attempted to make repairs. Here is a list of things that are still wrong on our home: an electrician never did our wiring for our house, the trim-out guy did it, in which he said he had no idea what he was doing, but did the best he could. He put our toilets on crooked, our outlets are all crooked, our floors are uneven, the house is unlevel, the doors to the exterior of the house will not close, the floor is caving in, in the laundry room, there are large gaps in all the cabinets and walls, the paint job on the interior and exterior of the home are done very poorly, they have painted over cracks in the walls and ceilings instead of fixing them appropriately, the master bedroom door will not lock, and they refuse to make the home level like they promised us. This house is indeed an overpriced trailer. We paid $210,000 for this home.. yet we never even got to pick our flooring... we ended up with peel and stick flooring that you are likely to see in a $40,000 mobile home. They are also refusing to give us the $2500 gift card as promised when we put $1000 down. We also told Derek French that we wanted white cabinets in our kitchen, and they are off-white. We paid an additional $500 for white sinks, tubs and toilets, in which we received yellow. Pratt Homes did replace the sinks and toilets, and are re-finishing the tubs. However, they will not re-finish the laundry room sink, even though we paid for that upgrade. All of the trim in our home was to be white, and it is not. We did not get to pick our wall color or the type (gloss, semi-gloss, flat, etc). It is flat paint that is painted very poorly. When the trim crew was at the home, we requested these things be fixed and they got extremely upset, and didn't fix anything appropriately. We were also promised a custom-made fireplace with outlets above to hang a tv, and there are no outlets at all, on the wall. We do not want to pay for a home that is unsafe to live in, nor done in a very lazy manner. We paid for a quality home, and we are far from getting that. We want them to fix all of these issues, as well, as everything they promised us. They are no longer returning calls or emails, either! We are wanting them to fix all of the items that aren't done correctly, and not done to safety measures, like the electric work. We want the toilets on straight, the outlets straight, an outlet above the fireplace, ALL of our sinks to be white, like we paid for, our home to be level, and level with the ground, as well. We want our doors to close appropriately, our floors to not be falling in, and actually PICK the flooring we want in our house, the cracks to all be fixed correctly, and the colors we wanted, to be done. We want our fridge installed straight and correctly. We want there to not be gaps in between the walls and counter/cabinets. We want our $2500 gift card they promised us.    Read moreWorst experience of my life dealing with Pratt. They will tell you whatever you want to hear before the sale and then don't do any of it afterwards. We aren't even done yet and I wish I hadn't done buisness with them. It seems obvious but be sure to get anything and everything in writing because they will not do it if it isn't. If you do buy one be sure to inspect the contractors work because they will not ever go out to the property and don't know anything about construction. Their "construction manager" didn't even know the outside unit of an AC system is called a condenser. They will up charge everything considerably so don't add things like driveways, porches, carports ect unless you want to pay double for it. So far I have found issues with the seal on the house, the insulation on the seam of the house and the plumbing. This is after Pratt emailed and said it was all done and good to go. I have attached photos of daylight coming through the seal, very little to no insulation in the seam and plumbing not properly insulated. Had I not found these issues myself they would have just been covered up. We started this process in Febuary and are still months away from moving in. It's so bad we are considering getting legal counsel soon if things keep going like they are. Just terrible! Avoid these guys! I will add photos of the problems.
Update #1. The shingles on the house are 2 different colors. There is an obvious line 2 ft from the peak of the house. As of now we are being told there is nothing they can do about the shingles. I will attach a photo. I just received an email from Pratt saying the decks and underpinning are done. They painted the underpinning the wrong color and havn't even started on the decks. We are seriously out of words to describe how terrible Pratt homes of Tyler is. We are worried sick how bad they are going to be as far as warranty issues.
Update: After 7 months of the biggest run around I have ever delt with we are finally signing the final papers. Keep in mind we started this process in Feb of 2023 so almost a year start to finish. We bought a display home to save time, we were told 60-90 day move in ready. I will attached more photos of the rips and tears in the shingles we found after they put shingles on the second time. They got the roof mostly right after the 3rd time. The house was painted 4 times and still looks like garbage. I plan to hire a painter after I move in to fix it. Avoid these guys, they have no idea what they are doing. I cannot say much on here but this probably isn't over, we have discussed possible law suites with a law firm out of Dallas. If you want to stress out, fight and argue with people, get a crappy job and possibly have to sue someone then these guys are for you.
Update: We've been in the house going on 4 months. So far we have had 5 plumbing leaks, electrical issues, floor boards all over the house popping and creaking like a 100yr old house, piping not insulated under home, broken rafters in the attic and allot of cosmetic issues we missed on our walk through that they are refusing to fix.
