It’s a good place (given location, value & price) with good management (Tiffany).

There are old building in DC issues that you have to accept. My neighbors were pretty quiet that I didn’t realize how bad the soundproofing is. At some point I’d regularly wake up to my neighbor coughing his lungs out (which is coming from the ventilation in the kitchen area), and hear someone else’s alarm, and there’s always one neighbor down the hall to slam the door in the middle of the night. Didn’t cause major issues for me.

Another thing is roaches. I didn’t know they lived in the pipes and had the unfortunate experience of learning about sewer roaches. If you plug the drains AND overflow drains overnight or better yet when not in use, you’ll be alright. There’s an employee (whose name I unfortunately don’t know) who’s always cleaning the premises, felt like all day everyday. Honestly, seeing him work & how clean the building is, in addition to Tiffany’s management made me stay longer past my roach mental breakdown. The unfortunate sewer roach incident happened with a previous manager, who sent someone to spray the corners and that was it. When I saw another small roach, I believe Tiffany arranged a whole building inspection with dogs involved.

There were issues with packages being stolen as they were piled in the hall. Tiffany allotted an unused room to be a mailroom. There’s also a a security person at night.

All in all, my experience has been overall positive and I’d probably come back if there’s a unit on the upper floors available and I don’t find a better place when...

If I could leave 0 stars I would. I spoke w Tiffany who was just, in general, super dismissive. She says she is the property manager but can’t tell me the qualifications to be approved for the apartment. I am currently apartment searching and this is the ONLY property that has been unable to outline what they seek in a potential tenant. Having tenants pay and submit applications who may or may not have a chance at being approved is quite literally illegal. At the very least TIFFANY should be able to say “no prior evictions on your credit.” SHE COULD NOT EVEN CONFIRM THAT. DONT waste your time who knows what they are ACTUALLY looking for the process is probably completely unfair and that is why TIFFANY is unaware. This place is in a great location and some of the units get great natural light through huge windows. That is pretty much the only good thing. They have a little gym, which is nice. Otherwise, the place is old and has a HUGE bug problem. There have always been roaches in the stairwells, and there has been a huge infestation in some apartments for months. Management does nothing except “add people to the list” for biweekly pest control treatment. The cabinets are old and poorly made, and the appliances are crooked and old and make a perfect spot for roaches to nest. Unless you value location over anything else, do yourself a favor and...
