Edited to add: In the last month, maintenance and concierge staff have gone downhill quickly. I have been dealing with HVAC issues and they have been particularly terrible to deal with. This has not been my experience the past year, so may be some insufferable new hires. I have lived here for a few months now and am extremely happy with my choice to move to Riverpoint. This is for several reasons: first, not only are the apartments themselves beautiful, modern, and brand new; the amenities here are incredible as well. The rooftop pool is stunning as well as the several lounge areas and courtyards around the building. The gym is quite large and stocked with excellent equipment and free weights, I no longer need a membership with a state of the art gym in my building. The lobby, gym, pool, other amenities, and elevators are always kept clean. The new management company, Berkshire, and concierge team are excellent, especially the new manager, Wendell. I have only had trouble with receiving a package one time, and Wendell went above and beyond and personally brought the package up to my front door. The leasing agents are spectacular. Ever since I toured the building with Rakiyah, she has gone above and beyond to ensure my move in went smoothly. I needed to move in to my unit pretty quickly and the entire leasing team helped make this quick timeline possible for me. The other residents are very friendly and quiet and I have not had any problems or felt even remotely unsafe in or around the building (which is huge as a young female living in a city). The doors and elevators are all controlled by key fob, so we don’t have to worry about stragglers hanging around or inside the building. The maintenance team is incredibly friendly and efficient—although with the new appliances in the apartments, I have not had to have many encounters with the maintenance team, anyways. Before moving in, some of the reviews made me nervous. I’ve seen reviews about fire alarm issues; I’ve only experienced the fire alarms go off one time, and that was because of an actual kitchen scare in an apartment on one of the top floors. The building also has 3 or 4 separate sets of elevators, so I’ve never had any trouble with not having a working elevator, either. The construction has not bothered me, but I do not work from home. I’ve noticed it slightly on days I have been home mid-day, but it is pretty minimal. The only slight downside I’ve noticed is the proximity to the metro. If you don’t have a car, the commute can be a bit long. But there is a bus stop right beside the building, which will take you to the waterfront metro station in about 5 minutes. Otherwise, the walk to the metro is about 20 minutes. But, you can definitely make it work. Overall, this is an amazing place to call home and an absolute gem of a building. Thanks for making my new home amazing, Riverpoint!!

After an exhausting and extensive process of researching and touring properties. I came across RiverPoint, I scheduled a tour and was paired with Ashley Talley. She was very warm and inviting. She had such passion and conviction when discussing the property and it’s numerous amenities. The building spoke for itself, but it was Ashley that truly made it possible for me to envision myself at home. She showed me multiple floor plans, most of which didn’t seem to fit my needs or personality. But she was determined to find what I was looking for. With her tailored questions and my feedback, she was able to hone in on the perfect layout. I am now a new and proud resident of the RiverPoint community. The leasing staff: Heidi O, Ashley Talley and Travis and exceptional professionals who go above and beyond the call of duty to ensure that your needs are met or exceeded. Our Concierge staff: Ashley, Travis, and weekend staff are some of the most knowledgeable and intuitive people you could ask for in their post. Lastly, the maintenance staff is superb, their speedy response to a ticket and willingness to explain what they are doing is above board. I genuinely love this community and you will too. Thank you RiverPoint Staff, you’ve made my relocation and move-in process seamless.

The walls inside of this building are filthy and the people you see wandering around on the inside make you wonder how they passed the screenings and background checks to rent from this place. Just wanted to try the food in the area, won’t be back haha. Dog potty area got my dog sick. Lol go figure!

I don’t even live here and there is a lot to point out about this place, but the one thing that really rustles my jimmies is the vending machines saying $2.50, and then charging nearly $2 more for something. I was waiting to write a review after being settled here for nearly a year. THIS PLACE IS AMAZING. It is advertised as luxury apartments, and given the location, the direct river views, the amenities, and cleanliness, they definitely are luxury apartments...but that's not what makes them luxury residential living. What makes them luxurious is the staff! From Senior management, the leasing agents, the front desk, the maintenance, security team, and the cleaning staff, the customer service is consistent, available, friendly, quick and efficient. Please prepare for a long review because I'd like to give each team it's due. Again, I waited a year to do this so that I could assess for consistency and professionalism.

I can not say enough about the leasing agents who sit at the front of building and who are available to answer questions immediately professionally and with friendliness, in spite of how busy they are. Not once have I approached the leasing agents with a question that they have not put down what they were doing to respond to me WITH A GREETING AND A SMILE. I have to give Juan Fana, who was my leasing agent, a shout out for sure. Juan continues to be a source of consistent support and care while I've been here.

This segways to the front desk folks who are the welcoming committee of the building! The front desk people have to deal with so many issues, so many complaints, and have to be on response overload, and yet, EVERY SINGLE TIME, they smile, they respond respectfully, and professionally. The management team made a quick move earlier this year to make sure that the front desk team was well trained on customer service and front desk etiquette. It has been a success! The front desk team have found a beautiful balance, in spite of everything that comes at them on a daily basis.

The Berkshire Management Team is so on point! They are in constant communication about changes, improvements, and safety. THEY ARE RESPONSIVE PERIOD. I have yet to experience a lag around communal or individual issues that need to be resolved, whether it's security, dog safety, parking, construction,...THEY ARE ON IT QUICKLY AND EFFICIENTLY. I know that in the past there have been several security breaches in this building. This particular management team have an expertise in addressing these issues and do so unapologetically. Like in any good home, they take care of safety first. In fact, they upleveled their security staff and you will find the security team wondering the building continuously and always greeting the residents. What makes a solid family and community are safety and communication. This management excells at both!!!

Management and leasing agents also promote communal living via monthly happy hours, giving campaigns to dog shelters or food during the holidays.

AND WHAT MAKES THIS HIGH LUXURY is the maintenance and cleaning staff!! Without their incredible service, this building would be a mess! The maintenance staff respond as soon as they receive a query and even more importantly, when they come into the apartment to fix something, not only do they take as much time as they need to fix things properly, THEY HAVE SUCH A FRIENDLY AND HELPFUL DEMEANOR. I feel like a VIP because they respond with such efficiency, professionalism, and kindness.

Lastly, and I hope I haven't missed anyone, is the cleaning staff. THEY ARE HERE ALL DAY from early in the morning all the way through the evening, week-ends, and holidays! The public places are so clean in spite of careless accidents by dogs on occasion. Even though some don't speak English, they don't hesitate to greet with a nod or a smile when passing by. I know that the management has also put in more guidelines to make sure it stays that way and in order to support the endless work the cleaning staff is doing.

Again, what puts the LUXURY into RIVERPOINT, is the staff!!! I feel inspired and encouraged to stay for several years, given the level of professionalism, commitment to communication, and friendliness that I have encountered in...

I had high hopes for this apartment, especially since I’m relocating to DC for work and had to rely on virtual appointments. However, my experience has been extremely disappointing from the start. Before even scheduling my virtual tour, I had a number of questions—basic things like whether there were any available concessions and if so what were the parameters, cost of parking, etc. . Questions that couldn't be answered by simply viewing the website.

Despite calling the leasing office every day leading up to my virtual tour and even following up with an email, I received no response whatsoever. The concierge would always take my message, promising that the leasing office would return my call. And I do believe she notified the leasing agent who was on site every time I called. The leasing agent was the one who failed to call back here.

Now, with my virtual tour scheduled for tomorrow, I've decided to cancel it entirely. If this is how they treat potential tenants, I shudder to think how they handle current residents.

After reading past reviews, it’s clear that this lack of professionalism and total disregard for communication is not an anomaly—it's the norm. It’s honestly baffling, especially considering some of us are willing to pay a premium for an apartment in a competitive market like DC. This level of neglectful customer service is unacceptable.

I can't imagine trying to get maintenance help, only to receive the same "no response" treatment. This place clearly doesn’t value your time or money. There are plenty of other buildings in the area that actually care about their residents and prospective renters. This is not one of them.

I’m sure someone from the leasing office will eventually reach out to "address" this review, but I won’t be holding my breath. Honestly, it’s hard to believe that the people in this office are still employed—they’re clearly not interested in attracting new tenants.

One last thing: during first my interaction with the concierge, I should’ve known this place wasn’t right for me. The first concierge I spoke to (a male) got "sassy" with me when I explained my situation. I was simply asking if it was possible to get a video of the floor plan I was interested in, as my virtual tour was still several days away and there was only one unit left. His response was, “What makes you think they can do that?” A simple “no” or “I’ll make a note for the leasing agent” would have sufficed.

To make matters worse, his manager (or co-worker) had to take the phone from him to handle the call. She took my name and number, apologized for his behavior, and explained that he was “new.”

The only positive interaction I had was with the kind woman at the concierge desk who took my information for the leasing agent to call back.

Based on my limited personal experience, I would caution against moving here. However, I acknowledge that my experience may not be representative of everyone's. My main concern is the lack of communication I've encountered. Despite understanding that things can get busy, I've been waiting for several days for a return call. A brief 5-minute callback would have been appreciated. This suggests to me that there might be issues with staffing and their customer service capacity.

Ultimately, the decision to move here is yours to make. I simply wanted to share my perspective to help inform your choice. If you do decide to move here, I hope your experience is better...

There is a serious issue with bugs in this building—mosquitos, spiders, and all manner of insects routinely make their way into my apartment. I don’t even have windows that open, just a Juliet balcony I never use because it’s perpetually swarmed with bugs. Despite multiple complaints, maintenance has failed to offer any explanation for how they’re getting in, let alone a solution.

On top of that, the resident experience here is shockingly poor. While not all staff are to blame, there is a very real problem with how residents are treated. I’ve had multiple, deeply unprofessional encounters with the maintenance supervisor, Andy—so disturbing, in fact, that I had to formally request he never be allowed in my unit again or even speak to me. I’m not alone; other residents have reported similar behavior.

Sadly, the issues don’t end there. I’ve personally witnessed staff making rude, embarrassing comments about residents in front of other residents and even potential renters. Some employees outright refuse to assist residents, and others lie or simply ignore calls to avoid doing their jobs. The level of unprofessionalism I’ve experienced—and heard echoed by others—is jaw-dropping. Frankly, it’s not worth the cost of living here.

At its best, this place is lipstick on a pig.

And let’s not pretend the location makes up for it. Sure, being a few blocks from Audi Field sounds fun—until there’s an event and police block both roads leading to and from the building. You either sit and wait for hours or find yourself arguing with officers just to get to your own home. It’s a logistical nightmare, not a perk.

Despite marketing claims, this building is not conveniently located. The nearest Metro and grocery store are a 20–30 minute walk away. Resident and visitor parking is outrageously expensive—garage rates are at least $20/hour, with daily rates hitting $50. Street parking is basically impossible whenever there’s an event, which is often.

Yes, there are a couple of restaurants nearby that offer a decent vibe on occasion—but aside from that, the area lacks essential businesses. For nearly everything else, you’re commuting to the Wharf or Navy Yard.

That said, the one bright spot—and frankly, the only reason I’ve stayed as long as I have—is Bianca in leasing. She has been the saving grace of this building. Since the beginning of my leasing experience, she has consistently gone above and beyond. Whether it's mediating issues with other staff, being a calm and supportive voice when something goes wrong, or stepping in as a middle-man with management, Bianca always works to create the best possible outcomes—even when it's well outside her scope. And she does it all with professionalism and grace.

I believe in the idea that where you live should feel like a community—not just among residents, but with staff as well. From the staff perspective, Bianca is the reason that sense of community is even remotely possible here.

Unfortunately, her efforts are the exception, not the rule.

The entire experience—from the infestation, to the mistreatment of residents, to the many daily inconveniences—has been profoundly disappointing. I regret signing a lease here, and I would not recommend this...
