Update 8/20/25 Let me start by saying I love everyone in the office. I do. Life is ALOT! And all I ask is to let me color and swim. I have NOT been able to enjoy my pool in over 2 years and that’s my truth. Bug and sht and debris… I know KNOW when something isn’t being taken care of but hey- you pick your battles. Again, I love all yall. Today I got in that water to swim off some pain and stress. The water was SOFT. It was CLEAN. It was balanced. If FELT clean. I didn’t want to get out. It’s MY form of exercise. I even have a wet suit for the colder months. I know that sht was intentional. So I stopped by and spoke with the new manager. I cried and held back how hard I wanted to cry. She expressed that it was intentional indeed! This is how I treat people at my job- like they matter! This makes me feel like home forreal forreal again. Truly… thank you šŸ«¶šŸ½šŸŒŗ Update 6/26/24🌸 the pool is all taken care of and has been for a few weeks. I wanted to get a good picture. I find the office is the best staff I’ve worked with. My honest response is- I hope the management company. I hope they give this staff all they need. I still say through it all I wouldn’t want to move until I get blessed with a house. Further, let me be clear- a relationship being good or great is not predicated on when everything is going well, it’s when you hit a bump and bruise to decide how great it is. And I think this is great! Still the best apartment complex I’ve lived in. And yes I recommend leasing. Update**** In my 7 years of living here I have NEVER seen such horrid atrocities. This pool is outrageous! 5/28/2024. I just don’t know what else to say. We are now without this amenity going on 2 straight months. I do love where I live! The only reason I couldn’t give 5 stars is because of the different management I have had over my 7 years here. I have had some not so good management and great management. Over all - no I do not want to move until I get a house. Which says a lot because trust me I would move my family if I needed to. I enjoy my neighbors now for the last 2 years. Real good working people so it wakes for a mature environment. Currently I’m working on a new stove ( has been an issue for 3 1/2 years honestly) now it super sparks. I’ve had the fire dept called out here 2 years ago, maintenance over the years but still this is unsafe. Last bight the thing sparked/ popped so hard I screamed. Hopefully they will show me they value me as a long time resident and get me a new appliance. I have advised the management office and the property management corporate office. I’m also hoping to receive my first concession for having lived here for so long. That would be nice. Maria in the office is a real treasure in my opinion. I used to manage and she has the same heart I do for people and making sure to provide the best living condition for us residents. Ellie is magic as well. When you care … it shows! I wish I had more to say but I’ve met so many different people in the office, I’m not able to give more information on the office team at this time. I find the best and most accurate statement or assessment is after you cross a hurdle together. So we shall see! Again, I love where I live and I would encourage someone else to move it for sure.

As a current resident I feel a need to share my experience to ensure people find a suitable place to make their home. While the staff are very accommodating and kind, the management of the property is not on par with amount of rent charged. Hallways and stairwells are not maintained, or maintained well. The general work orders requested or pest control fee charged does not apparently cover this. Be prepared to deal with numerous spiders and other pests in the crevices of your building if you choose this location. A valet trash fee is charged, however I have not been serviced on numerous occasions, even after notifying management. You can be charged for not following trash guidelines, however there has not been accountability from the complex or their vendors on their end. The property has an enormous amount of dog feces that are not picked up by the residents so be aware if you have a puppy or sickly dog - they more than likely will get worms (I have personally experienced this). This review is not out of pettiness but frustration and honesty. I hope this review brings awareness and full understanding of what you will experience if you choose to make Grayson at Baybrook your home. Again, the staff are impeccable but the state of the complex and how things are run do not equate with the amount of rent they charge. I would suggest continuing your search. 7.23.24 UPDATE: I waited an additional week, going on two and no one has reached out as they stated in their response. I have also included a picture of what our trash area looks like, EVERY week. I will continue to report with 100% honesty and transparency. 8.01.24 I hope the property owners are aware of the significant lack of follow-up and the inaccurate statements being provided by the management team. On two separate occasions, I was assured I would receive a follow-up, yet no such communication has occurred. I have yet to receive a call from Janet regarding either my initial or updated review. Regarding the cleaning of all thirteen buildings, it appears that the task was either not completed or was done inefficiently. Attached are photos of the hallways that were purportedly cleaned last week. If management’s claims are accurate, these images represent the current standard of cleanliness we can expect. Please see attached photos for reference. Additionally, the valet trash service, for which residents pay, has not been reliably completed. This is not an isolated incident, and I will continue to document and share the ongoing issues and the management company’s lack of accountability for this facility. Furthermore, I sincerely hope that at the very least, the management company ensures proper care and support for their staff.

Update: Please be aware that in order to discredit honest reviews Managment will proceed to say that can’t find your unit based off your google name. Which is true. Why would I use my real info considering you’re holding on my deposit until I move out? Considering how aggressive Managment is I wouldn’t use any matching information. Consider the flood of other 5 star reviews that suddenly appear…. The staff is very friendly and helpful it’s the Managment who is strongly contributing to the decline of the property. This property has some serious issues. I live in a 2x2 with my rent being about $1990 after community fees, wifi, and water. Some of those fees include valet trash and property maintenance. The property is spacious but filthy. There’s a lot to dog waste and trash which makes the property smell. Managment has changed since I’ve moved and the new management has been better but they are aggressive. The management issued eviction notices to every resident in a email mid march ā€œin errorā€ to serve as a reminder for when rent is due. They issued fines to everybody who had their trash cans out to enforce their valet trash policies but yet valet trash isn’t consistent, constantly misses floors and buildings. In addition to the trash, dog waste, and aggressive management, the property struggles with flooding. After it rains sidewalks and parking spots flood with water and mud. It’s Texas and I get it rains a lot but the property doesn’t drain well. I’m frustrated as a resident because of how much I actually enjoy the layout of my apartment but the property doesn’t match what I get charged in my rent. Maintence is very kind and works hard to keep up however, work orders can take weeks at a time to be complete completed. Beware about this property. I posted a picture of the trash dumpster that’s has accumulated. The dumpster was so overfilled when the trash company came to pick it up they scraped off the top layer and the trash sat over the weekend and the maintence had to scoop and clean it. The odor isn’t something I want to come home to everyday.

If I could give this place 0 stars, I definitely would. It has HORRIBLE pest problems: I'm talking wasps, huge spiders, roaches, and any poisonous insect you can think of. Please DO NOT listen to these good reviews most of them were faked, and some were asked to give a good review from management. (Look at the bad reviews they are true because I've experienced most of them)

Issue#1: Pets. Don't come here if you are not a huge pet person. It is pet-friendly, but the neighbors here don't keep their pets on leashes, especially the aggressive ones, so you are on your own if a dog runs up after you. Also, some of the owners release their aggressive dogs on people they don't like, for example, my neighbor let her dog out to run after me, and it bit me on my ankle (she's made it known that she doesn't like people of color).

Issue#2: Maintainance. Management does not answer your calls if you call for anything. You can leave a voicemail all you want, and they will take months to get back to you (and that's them being nice), or they won't get back to you at all. The building is not well taken care of on the inside; they don't care about any appliances inside. Our garbage disposal does not work and it sounds like there's glass inside of it. (We put in a work order, and they came to "fix it", and the problem came right back.) it's somehow connected to the dishwasher because every time we use it, dirty water comes UP the sink.

Also, our water heater busted and flooded our apartment. They didn't come until the next day, but thankfully, my daughter was home, so she was able to prevent things from being damaged. The maintenance guy, although very creepy, helped us fix it and then explained we wouldn't have hot water until the next day. The office added more money to our rent, which is already high ($1925 for 2&2), and made us pay for the water that flooded the apartment. (If you are a female or you stay alone, be careful in this complex because the males here are very weird.)

As for the trash, they don't pick up on trash days when they are supposed to and if they do, they forget (or they don't want to do) the upper floors like the 2nd & 3rd floors. You are also still charged for valet trash. The actual garbage bins are placed so far away from the units that it'll take ages to drop one bag into the garbage as well. It once got so bad, that our whole building smelled absolutely horrible. They are only concerned with the outside appearance of the building.

Issue#3: Insects/Bugs. If you are like me and you don't like insects or bugs. DO NOT COME HERE! It was not made known that there is a HUGE insect issue in this complex. The first day we moved here a hornet's nest was under the stairs and there was a wasp nest in the corner of the hallway. They often had to spray and get rid of them but it took them a while to do so. A LOT of wasps & hornets were in or around our building before they finally sprayed and got rid of them. 2nd week here there was a huge spider web covering half of the door and there were 2-3 spiders on the web, that day my daughter REFUSED to catch the bus for school because of that (and I don't blame her). I had to come home and clear the web, kill the spiders, and take her to school. A few months in we started getting roaches coming out from every corner of the house because the management refused to spray continuously like they had been doing. It wasn't bad at first but when they stopped coming completely, the roaches became unbearable. Some of our neighbors are extremely dirty as well so that is probably what contributed to the pest issue.

I guess what I'm trying to say is don't move here, it may look like it is but it is NOT worth it. Go look at some of the bad reviews, even if they are from years ago, some of these issues are still...

Me and my boyfriend moved here a couple months ago. The best way to describe how our experience has been so far is just good but okay at the same time. When we had our move in date the day had to be pushed back a week due to the apartment being incomplete, huge stain on carpet, toilet had a huge crack, the patio blinds had a missing blind, kitchen granite was falling off. I will say we were assisted by Maria at the office she’s absolutely amazing! We love her. Go to her if you need anything! They were very sincere, helped us get that resolved & we were able to move a week later. We get it things happen so we let that go. Parking sucks. :( Sucks sucks sucks. I hate it, I work a regular 9-5 and sometimes I’m rushing home because by 5:30 everything is full and I have to park FAR. Not the worst thing in the world but yeah. Forget about having any hot water. I’m a girl and since I’ve lived here I’ve yet to be able to take an everything shower because the hot water will last me about 15 minutes, sometimes if I’m lucky 20 minutes before it turns to freezing cold water. I’ve reported a couple times & they told me the boiler is new and they can’t do anything more. They recently accidentally charged us 90$. We had to go to THEM to let them know this happened they really would’ve let us pay that.. How do they do that accidentally? I don’t know it felt unprofessional. Then a little after that they accidentally sent us an eviction notice. Eviction notice that’s crazy lol. HOW do you accidentally even sent that!!? They apologized (I have the email) of them saying to please disregard the email as it was an accident. We were disappointed with both those things and it was unprofessional all the way! We have our own trash bin but they have valet trash so they give you an another trash bin so it can be put outside to add your trash bag into it for they come pick it up. They dont allow you to keep it outside by your front door (that’s where it goes when picked up) you are forced to keep it inside or on patio which means you still have to bring it in. Every time we do it attracts bugs in which we sucks a bit. At the gym they have 3 treadmills & for the longest only ONE works!! Also they give you no choice with the wifi that they recently introduced to the apartments. We loved our old wifi, we payed $45 & it was fast. Now we have to pay $69 without a choice because everyone has to have it. They add it to your rent, it’s not as fast either & these apartments are already so pricey and some of us are barley making it by with how pricey everything has gotten. 🄲

I’ll end this long book with the good things, like I said Maria is amazing, she always helps us out. Maintenance is always fast to come to any notice & have been respectful. The apartments inside are very beautiful & up to date. I think the outside can use some improvement but they do seem to be working on everything! They have cameras & gate. When the gate breaks they get it fixed asap. Sadly the gate code box at the front doesn’t work so if you invite anyone over you have to have your phone ready to buzz them in! Super quiet complex, everyone I’ve ran into are nice & chill. My neighbors are great too. They do little events sometimes where they offer mimosas, ice cream, food which is...

Update 8/20/25

Let me start by saying I love everyone in the office. I do. Life is ALOT! And all I ask is to let me color and swim. I have NOT been able to enjoy my pool in over 2 years and that’s my truth. Bug and sht and debris… I know KNOW when something isn’t being taken care of but hey- you pick your battles. Again, I love all yall.

Today I got in that water to swim off some pain and stress. The water was SOFT. It was CLEAN. It was balanced. If FELT clean. I didn’t want to get out. It’s MY form of exercise. I even have a wet suit for the colder months. I know that sht was intentional.

So I stopped by and spoke with the new manager. I cried and held back how hard I wanted to cry. She expressed that it was intentional indeed! This is how I treat people at my job- like they matter!

This makes me feel like home forreal forreal again. Truly… thank you šŸ«¶šŸ½šŸŒŗ

Update 6/26/24🌸 the pool is all taken care of and has been for a few weeks. I wanted to get a good picture. I find the office is the best staff I’ve worked with. My honest response is- I hope the management company. I hope they give this staff all they need.

I still say through it all I wouldn’t want to move until I get blessed with a house. Further, let me be clear- a relationship being good or great is not predicated on when everything is going well, it’s when you hit a bump and bruise to decide how great it is. And I think this is great! Still the best apartment complex I’ve lived in. And yes I recommend leasing.

Update** In my 7 years of living here I have NEVER seen such horrid atrocities. This pool is outrageous! 5/28/2024. I just don’t know what else to say. We are now without this amenity going on 2 straight months.

I do love where I live! The only reason I couldn’t give 5 stars is because of the different management I have had over my 7 years here. I have had some not so good management and great management. Over all - no I do not want to move until I get a house. Which says a lot because trust me I would move my family if I needed to. I enjoy my neighbors now for the last 2 years. Real good working people so it wakes for a mature environment.

Currently I’m working on a new stove ( has been an issue for 3 1/2 years honestly) now it super sparks. I’ve had the fire dept called out here 2 years ago, maintenance over the years but still this is unsafe. Last bight the thing sparked/ popped so hard I screamed. Hopefully they will show me they value me as a long time resident and get me a new appliance. I have advised the management office and the property management corporate office. I’m also hoping to receive my first concession for having lived here for so long. That would be nice.

Maria in the office is a real treasure in my opinion. I used to manage and she has the same heart I do for people and making sure to provide the best living condition for us residents. Ellie is magic as well. When you care … it shows!

I wish I had more to say but I’ve met so many different people in the office, I’m not able to give more information on the office team at this time. I find the best and most accurate statement or assessment is after you cross a hurdle together.

So we shall see! Again, I love where I live and I would encourage someone else to move...
