Worst management company. They neglect the property and just steal your money. Everything they do is illegal and they are asking for a lawsuit at this point. Lyn is SO unprofessional, is never around to perform her duties as a property manager, and does not value my time, valuables, and assets. Clearly you are undereducated Lyn because you don’t understand that tenants have so many more rights than renters do. Property managers have a responsibility to maintain the property. She is never there and I can’t even contact anyone because she gives me false emails. I moved into my unit on July 1st, 2021 because my unit #2017 (garden unit) was severely damaged due to the rain and caused a great deal of my property, assets, and personal belongings to be destroyed. I was given no resolution other than to move units and pay the additional difference in cost. However, I moved into a unit that was not at all move-in-ready. I verified and when I moved into my new unit, you were not there to hand me my keys, Lyn, nor did you give me a revised or new lease agreement for my new unit. As underlined and explicitly stated under the Residential Landlord and Tenant Ordinance, outlines protections and responsibilities for both sides, so there’s a large part of the city that could benefit from learning the more. If a tenant doesn’t get a copy of it when they sign a lease, then they can terminate the agreement based on that omission. Moreover, my apartment still had clutter from the previous tenant. My sink is spray painted rather than properly cleaned. Spray paint contains hazardous chemicals and can cause damage to my liver, kidneys and potentially cause cancer. My stove does not work properly. None of these issues were resolved before I moved into my new unit my refrigerator does not work properly. You have responsibilities as a property manager, Lyn. To maintain the property in compliance with all applicable provisions of the Municipal afore. (Mun. Code Ch.5-12-070) To not require a rent to renew an agreement more than 90 days before the existing agreement terminates. (Eff.1-1-92) I’ve attached directly from the RLTO where it explicitly entails your responsibilities as a property manager, being that it seems you aren’t fulfilling your duties and and taking care of maintenance issues that with my refrigerator and stove. Those are safety issues and I do not feel safe in my unit. I will not be defrosting my refrigerator every month. That is an inconvenience. You should have working appliances in the units. Telling me “oldies are the goodies” does not cut it. You gave me five incorrect emails and they all bounced back every single time. You were not present when maintenance came into my unit today and that is your duty.

DO NOT RENT FROM HERE! Rats, mice, mites, gang tags, and horrible landlords. I needed a place and Evelyn rented to me at short notice. At first I was thankful, but then I realized how I would be entering the worst lease of my life. First, she forced me into a longer lease. I wanted a 1 year rental and she tried to get a few more months out of me. She is a scammer and will attempt to corner you. She took advantage of me when I needed a place. Secondly, she told me the unit had water damage, but “everything would be fixed”. Nothing was fixed. Windows are held together by duct tape, holes in the floor, and the walls leak a yellow substance. She claims it’s “oozing with character” on Facebook but it simply means it lacks proper code and maintenance. Next, the fridge was being held together by popsicle sticks. When it finally broke, she refused to get me a new one. She suggested that I leave my food out in the back staircase (ridden with rodents and gang tags) instead of getting me a new fridge. She delivered a new one after threatening legal action and the fridge had bugs and dirt in it (pictured). Had to threaten legal action again in order to finally get a new fridge. Finally, when it came time for her to list the unit when my lease was up, she gave my number out to random people and insisted I plan and coordinate her showings. I was getting calls and texts to view a place while working from home. Once I did move out, I moved out early but told her I would return the keys on Feb 29 (end of my lease). I return to my unit to do a final walk thru and collect my last things and she threw my stuff away and turned up the heat that I was paying. I asked to settle things since my stuff was gone and she refused, only offered to give me a broom back that she would leave in the entrance (I no longer have a key, keep in mind) If I could go back in time and never rent from here, I would. She is the rudest person I have ever worked with. Do not listen to her lies, she is a scammer and even her handyman speaks so poorly of her. Photos included show the level of quality of the unit. Please note I am a renter that pays on time with a great credit score and have rented in Chicago before with positive reviews.

12/01/24: No possible way those 5*s are real. If I could give them zero stars, i would. A married couple swindles anyone they can for their own benefit. In the unit 3 years. Went back to school and took my rent off autopay during my second year. She (Evelyn/ Lynn brown/ Buckley) spent an entire year harassing y trying to evict me. When I kept paying, she continued the case or did not show up. Collected 20 thousand from me during the procsss yet she persisted in trying to hurt my name by defaming me to potentially new landlords i applied. I was confused at first because she knew that she gave a service my phone number so that i was forced to field calls and show her apartment to my replacement. I even left the bedroom doors and storage i built as well as my ring camera. After being refused every apartment, i had to put my life in storage. She then tried to life to collect eviction fees that were not mine. Ithe whole time, the husband (Garrett/Gary) quietly tried playing both sides. In the end, after paying 2500 per month and taking good care of my unit, i scrubbed the apartment clean for the current tenants knowing i had nowhere to go. I am happy I’m gone and can finally be publicly honest about them without some vengeful repercussions. Here is a list of their violations to the landlord and tenant ordinance:

Pretending that they don’t on the building

Intentionally deceptive lease agreement

Opened my mail from my mailbox and returned it so I can see she opened my bank statement.

Left me without ac for 1 year and only repaired it when I called 311 and filed a report.

Left without heat over last winter with no credit or apologies.

Refused cleaning the building as well as joint inspection before moving in and out.

Allows a roof leak to flood units and damage drywall above the windows with no apologies, assistance or care at all.

Turned off my ability to make payments to my account using my bank while filing for eviction Dec 23 2022. I never fell 30 days late and always paid the late fees. Yet I was messaged everyday by Evelyn. Which is funny because if you’re having an emergency, she’s unreachable.

All their properties are maintained by one person, Alex. ( he always communicate with me that she’s crazy and he doesn’t know why she tríeme this way). Don’t worry, I know.

I am the only black person in the building and also the only one not allowed cannabis even though I’m a cancer survivor. All other units (at that time) smoked both cannabis and cigarettes in the unit. As for me, I was threatened with a broken lease if I continued it in my own unit.

Case finally closed in 15 Nov. ( I moved out in august) inconvenienced ti the maximum while begrudgingly paying every penny I owed.

I could go on but I’ll stop here because I can also see things that happened to me also happened to many of these reviews. If i saw Lynn on the street today, I’d punch her square in the face and happily go to court. Luckily i have already proven my credibility as valid and honest person who simply could not fight them anymore without losing myself along the way.

So, I’ll end this message about the heartlessness of ‘Greenleaf’ by saying…

Good riddance to bad rubbish.

Updated 18 Feb 2024- Recently found that the landlord took my last payments but has not closed the eviction case. I moved out 4.5 months ago and there is still a lingering conviction case pending which prevented me from potential apartments while my old place is occupied. I guess I’ll have to continue with court...
