It's cheap, but there are much better options available for the price.
Forget late check-in, this is a homestay. The manager will throw a hissy fit if you're not there by 7pm. It's documented on many reviews. They contacted me multiple times to make sure I would be there by 7pm. The amount of times I heard him complaining about "having to come in on my off day" was comical.
Wifi was very spotty and disconnected frequently. I think that's why they offered 2 networks.
Room sanitizing was a joke. The rooms are dirty and I don't think they even changed my bed sheet. The stain just moved from one side to the other like they just rotated the sheet or they replaced it with another dirty sheet.
Bathroom was awful. There's no shower curtains or partitions and the shower aims directly onto the toilet that's 2 feet away so that every time you take a shower, the toilet gets sopping wet. The soap is in a basket that is taped to the wall that has fallen off many times before. The bathroom sink was semi clogged so it took forever to drain.
Having a kitchen is nice, but the only way to heat up food is using a hot plate with a pot and I don't want to be doing dishes. A microwave would be much more appropriate.
Location wise, it is near impossible to find as it's a very narrow winding street and not accessible via cars. You have to walk or ride a motorcycle. It's near the popular Bui Vien Walking Street so it's really loud and there are dogs barking in the night that woke me up multiple times.
The "courtyard view" is literally 2 square meters of staring into the other rooms.
Air conditioning was not powerful enough and the room was barely cool even though it was running constantly. Nighttime was better, but daytime it was warm.
The only good thing was they were responsive via Whatsapp and sent a pdf with recommendations.
Responding: Perhaps it's because your manager has to be there 24/7 that he complains all the time. It's crazy to say that a manager is working there 24/7. But in this case i feel obliged looking at the answer the owner posts on a previous review.
When arriving at this place (somewhere in the early afternoon) the owner said our booked room on the lower floors was unavailable due to a defective air conditioning. We got "upgraded" to a room on the top floor. This turned out to be a gift with strings attached.
The room indeed could be more comfortable then the room we initially booked (more space and a nice view) wasn't it for the glass windows that are facing south. The room was bloody hot and the airconditioning couldn't cope with that. During the day, this room is unbearable (please see an older review where another guest mentions the same issue). This had nothing to do with the mode the airconditioning was on. Luckily we only booked one night. If you plan to stay longer please take this into account, during daytime this is really uncomfortable.
During night, of course the room got cooler and we didn't have any issues, wasn't it for the noise (loud music from the nearby walking street) from outside. Those windows aren't isolated and there are no other building to block the noise.
The owner should have been aware of the boiling room during daytime, and the so called upgrade was made under a false pretence. In my opinion other guests who stayed longer also complained, and they got the room we booked earlier (on the lower floors in the backside of the building).
