EDIT: Since my original review below, I've become a regular at Rise & Dine. For an in-restaurant breakfast/brunch dining experience, it has no competitor in the area.
HOWEVER, for delivery, I CANNOT recommend Rise & Dine. From ordering a few times, I can say confidently that the quality of their delivery is terrible. They consistently get orders wrong, for example my most recent order from today (see pictures). I asked for over easy eggs, and they gave me runny yolks that seemed more like they failed to keep the yolk intact from sunny-side up eggs.
The food WILL arrive lukewarm at best. They'll stick all of it in a tightly crammed container without care, creating one homogenous sloppy mess. Fries caked in yolk, soggy disgusting toast. All of this was probably prepared long before I ordered it, sitting under a heating lamp waiting to be shovelled carelessly into a single too-small container.
The quality and care just isn't there for delivery, they're just sending out this garbage as fast as they can. Which, considering I'm a ten minute walk away, still took an hour to arrive (could be driver availability/UberEats nonsense, to be fair).
Recommend them for a sit down experience, but steer clear of their delivery.
Considering the good experience I've had while dining in-restaurant, my new modified rating will be 2.5 stars, rounded down.

Amazing experience!
Staff was very friendly, did a fantastic job. The service was speedy, they were always there to refill coffees, had all the bases covered. They didn't rush us out of the place, just great service.
Food was fresh and delicious. The toast was soft and nice, the fries were really fresh and great, nothing was too greasy or cheap or anything. And the plates were stacked for the price!
Tables were clean and nice! Condiments weren't in gross containers like a lot of diner type places, even the salt and pepper seemed like it had been freshly filled.

Particulary, service was not good on this visit. A tall white male who didn’t greet us with his name. After he took our order he made a scarcastic remark by Thanking us for not making our order too difficult because we substituted two items on the tag team menu option. He did not check in on us after giving us our food in fact to grab his attention to ask for more items was a daunting task because he rarely looked up at his other tables. I was with my daughter for a mother daughter breakfast outing. She asked for a to go container he brought us a dirty already used one.
