The location of the resort is excellent. The beach is literally at their doorstep. The room quality however needs a lot of improvement. The wooden cabins are small, crammed, and dark. There's not so much as a tiny cupboard inside. For a resort that charges 3-star rates, this place falls short on things that aren't even difficult to do and are pretty basic. For example, in a bathroom that's rickety and tiny, they dont have a single soap dish or tooth brush holder. So you're essentially balancing a slippery soap around the basin and a really high ledge in the shower (not ideal for a short person like me). This is so easily fixable by just providing hand wash. They dont even provide napkins. There's literally one switch in the room that you have to use for the lamp, charging, fridge, kettle any other electric requirement. The lighting in the rooms is so poor that you have to squint. Again all of this is fixable if the management put a little care and showed some concern for the guests enjoyment.
The restaurant location is beautiful but the service is just terrible. There's only one waiter who was doing all the work and seemed dedicated. The rest of the staff was really clueless and incompetent. The resort rented out the restaurant for some event and the waiter wouldnt take our order at 3 pm, when the event only started at 8. Btw, displacing all your guests for an event just seems unprofessional. It's taking advantage of your guests who have also paid the tariff for use of this common area, which was cordoned off. The event music was extremely loud and continued really late into the night. There should be a separate area for events and guests shouldnt be inconvenienced.
The breakfast spread is decent, but because their service is not up to the mark, they miss on several basics like hygeine (lots of flies and bugs around), food is cold, fruits aren't cut, noone monitors anything, so guests have to remind the waiters for basics like replenishing hot water for coffee.
I have seen much better service and room quality for these rates in goa. Because the restaurant location is so lovely, we'd have loved to spend a lot of time there. But we were so put off by the lukewarm service that we ended up spending hardly any time there. I would come back to this place, but only if the service and room quality improved. Location: Without any doubt location is awesome, right on beach. Restaurant is placed so well that it seems like a shack ( Obviously premium) and few rooms are sea facing. Approach road to the resort is drivable and resort is almost at the end of approach road. Parking space is big enough.
Rooms : I stayed in Beach View Suite ( Also known as sea view suite ). Room is good. Washroom is also good. You will have One King size double bed and in other partition of the room you have sofa cum bed, which can sleep 1-2 kids upto 7-8 years. There is no cupboard in room but have bench on which you can put your luggage. Though I have not been to other rooms but from outside it seems to be smaller in size and can strictly accommodate 2 adults and BABY ( NOT KIDS as kids need extra bed). There is no intercom facility. They will provide one phone no. at the time of checkin thru which you can place your request. Mobile network is good and there is no connectivity issue. Food is not allowed in the room and neither they serve food in room as told by their staff member. You have to come restaurant.
Food : Again food is too good. Though they take some time to serve but both quantity and taste is very good. Cost wise both food and drinks are at par with other restaurants. Not too cheap and not too high.
Breakfast doesn't have much options. Hardly 2/3 options other than chicken sausage, Cut fruit and choice of omlette.
All staff is cooperative and polite.
Property: Property is very well maintained. Full of greenery . It's neat and clean. Swimming Pool is bit small but very clean.
One concern : Too many local dogs move here and there which might be dangerous for Lil ones. Some guests may not like it.
Have seen couple of more beach front properties and all of them have some or the other issues.

Before I go into the issues, would I recommend staying here? Yes, if your expectations aren’t high and you’re not going to spend much time in the hotel. I’m giving 2 stars only for the venue and location.
Staff: right from check-in to restaurant to housekeeping and check-out, staff could have been better trained and polite. We weren’t told breakfast timings or anything at checkin. When I asked for an extra key for the two people in my room as we had different plans, they refused and after much arguing have an extra key. I mean, their suggestion was that a man would accompany me to my room EVERYtime I needed to go to my room and I told them as a woman, I am not comfortable with that. They were also understaffed in peak season. Our plumber fixing the loo was also our server for breakfast. :-|
Rooms: were pretty average and had a lot of issues.
Housekeeping: Our rooms were cleaned only once in our 3N/4D stay. The cups and tea stuff weren’t replaced daily, neither were the towels. We had to follow up again and again.
Restaurant: the live music and vibe was nice, but the service was really slow. We waited 25 minutes before someone took our order.
The worst of them all: the Breakfast Buffet: the food was barely edible. The eggs guy had no idea what he was doing. One day the toaster wasn’t working. The food really gets 1/5. The one is for having bananas and tea coffee just so we had something to eat.
