The staff were lovely and the building was beautiful inside. The reason for my 2 star review is because of the pricing model. We went for breakfast and I only wanted a sausage and bacon sandwich. I was charged for a sausage sandwich AND a bacon sandwich! I questioned this at the till and they said that’s how the manager wants it charged!! So… I paid £8.50 for one sausage cut down the middle and one rasher cut in half between 2 slices of bread!!! My one sausage and one rasher cost more than my wife’s full English breakfast!! Not very happy and certainly won’t be back 😡 After seeing your response, then how do you explain the price of the bill for 2 sausages and 2 slices of toast, an English breakfast, the 1 sausage and 1 rasher of bacon between 2 slices of bread, a latte and 2 glasses of orange:

Afternoon tea on Arundel’s High St at Cockburn’s will be a cherished memory when my daughter and I return home. The efficient friendly service, cozy and cute setting, and tasty offerings provided a delightful hour’s repast that helped to reset us to Calm English Countryside Mode. We chose cream tea with plain and fruit scones and added a slice of Victoria sponge as a treat. Our tea selections were Assam and the rose flavored one which really knocked our socks off. It was not at all overpowering, just perfectly perfumed with rose aroma. You can buy tea to take home if you’d like. If I’m ever lucky enough to be back in the area, I will definitely stop by for another pot at Cockburn’s Tea Rooms.

Pleasantly impressed with this lovely tearoom. We checked out 3 others before deciding to have lunch here. We both had jacket potato with tuna mayo and coronation chicken which came with plenty of salad. The vegan raspberry and chocolate cake was moist and delicious. There was a great selection of yummy looking cakes including gluten free and vegan options which was great to see. I would love to see if they could bake vegetable based cakes like courgette or beetroot. Heard they bake them freshly on the premises. The loose tea served in cute English teapots and china cups was a lovely way to drink tea. Highly recommended and looking forward to returning and trying the other cakes.

Stumbled upon this place to kill time because of road closure in way home from Chichester. It was a Friday afternoon, weather was very good. Town centre is bustling. This quaint tea room is busy too. It was about 2pm when I arrived. I was lucky to get a table as someone had just left. I was surprised at the coziness of this tearoom. I live just 10 mins away from Arundel for 8 yrs now but did not know this place even existed. I ordered a cream tea set ÂŁ8.50, it came in a huge pot of tea, I guess you easily can pour yourself 4 cups of tea. The tea came in loose tea leaves with a strainer presented. I had the plain scone with clotted cream, jam , butter and a strawberry for garnishing. Everything is perfect, if I really want to pick bones, it would be nicer to present the butter in a dish rather than a pre-wrapped small block. Again, I can understand why but it would have been really really perfect. I have attached photos for you. It was an upstairs seating. All I can say is, everything is perfect. The staff were friendly and efficient. Half way through, a lady came snd asked if everything was okay which is very nice considering how busy this tea room was. I would definitely come here again for lunch or even breakfast. Beats going...

Recently attended this place formerly known as the wonderful Grounds Coffee Shop, where I have been a patron for the last 12 years. I entered with my 12 year old son & was greeted by a table service waitress with “Sorry we can’t serve you following a TripAdvisor review” which took me by shock & surprise as I’m not on It. I spoke to the manager/owner and asked for proof and none was forthcoming. Brutally, my son and I were rudely shown the door. My parting comment was “You’re off your trolley, I will not be returning and will make others aware how we were treated”. A few days later I met 3 former employees and they all confirmed they had to leave due to the way they & others were treated, the atmosphere and it had gone down hill. This person should be ashamed of themselves for this type behaviour and slur on my character. Having read the review I was accused of writing, it makes one wonder if this person had good reason to put what they did if this is what they...

On a Sunny bank holiday, me and my good friend Josh decided to pop into these tea rooms for a bite to eat. On arriving, we were delighted to discover they offered a quiche of the day.

As members of the culinary institute of fine quiche, we are more than well versed in good pastry. However, nothing could have prepared us for the delight we were about to enjoy.

The selected form was Roasted Mediterranean - a classic item, and one we are more than familiar with. The quiche was succulent, multi-layered, and the ingredient selection was divine. Never before has such a standard issue quiche felt so outstanding and inspired.

We will return again, particularly to sample the quiche Lorraine.

Surely this must be one of the finest quiche institutes in the U.K. as a personal friend to the chair for the quiche institute, I shall be urging him to consider a group outing to Arundel to experience what we...
