As a business owner myself, I love to support local businesses. However, I know how important it is to keep up with maintenance and appearance. It's one of the first things customers see and can make or break their opinion of your business. I was disappointed with the poor level of maintenance at this Ihop Carrollwood Dale Mabry Hwy, location. The entrance sidewalk was a complete mess and the windows were filthy. Inside, the floor looked like it hadn't been mopped in days. While the food and service were good, the overall poor level of maintenance indicates that this business is not well-run. This poor maintained appearance unfortunately reflects poorly on the business as a whole. I hope this feedback reaches the right people so that corrective action can be taken. The impression i got from manager Tom was that he didn't care. sad to say, this poor maintenance led to my poor experience. Tom never once came to my table, and when i did speak to him, it was clear that he wasn't interested in my concerns. as a result, i left feeling frustrated and disappointed. poor maintenance is something that can easily be fixed, but it's sadly something that Tom doesn't seem to care about.

First off, I tried to give the restaurant a call to place a takeout order and was told they do not take orders over the phone and strictly have to be in person or order online. LOL. I came to pick up food from this IHOP and parked in the curbside parking space designated for CURBSIDE PICKUP. The sign clearly states to call their restaurant phone number to let them know you have arrived. I call and the woman states she cannot bring it out to the car because its “past 10pm” and shes the only one in there. I go inside to pickup my food and as I am waiting I could not help but notice the ASTOUNDING amount of dirty tables visible to me and any other potenital guest. Not one, not two, but about 6-8 dirty tables with food and drinks still left out on them….. DISGUSTING! So you cannot bring out my food because you are too busy looking at the dirty plates on your table. Then 5 minutes later she walks to her car…. Anyway I open my food in the car and 20 minutes later I still see dirty tables thru the front window. Oh and by the way all the food was COLD! 0 stars if i could

I recently ordered from IHOP and was really disappointed with my experience. I specifically ordered gluten-free pancakes because my baby has a severe gluten allergy, and I decided to get some for myself as well. When they arrived, I was shocked at how tiny they were—especially for a full stack. I expected them to be the same size as the regular pancakes, but they were smaller than my hand (and I have small hands!). On top of that, my order was missing the dulce de leche sauce for my cinnamon dippers, and the cream cheese they provided was rock hard. As someone who follows a gluten-free diet, it’s frustrating that IHOP doesn’t provide the same portion sizes for gluten-free items as they do for regular menu items. Gluten-free shouldn’t mean less food for the same price! I really hope IHOP improves their gluten-free options and ensures that all orders are complete and correct. Until then, I probably won’t be ordering from them again.

I recently ordered from IHOP and was really disappointed with my experience. I specifically ordered gluten-free pancakes because my baby has a severe gluten allergy, and I decided to get some for myself as well. When they arrived, I was shocked at how tiny they were—especially for a full stack. I expected them to be the same size as the regular pancakes, but they were smaller than my hand (and I have small hands!). On top of that, my order was missing the dulce de leche sauce for my cinnamon dippers, and the cream cheese they provided was rock hard. So, I just came home from a vacation to Florida. I had gotten to Florida around 1230am-1am, I was super hungry, so I decided to stop at IHOP. It was the next restaurant I had seen open. I was surprised how fast I was seated, bc it seemed to be extremely busy, even at that time of morning. Within 3 mins of sitting my waitress by the name Kelly came over and asked if I was ready to order. Although I had what felt like a book of questions, she was super nice, answered all of my questions without hesitation. I had made a few subiutes. When most people get annoyed with me, she handled it extremely well, and idk if I mentioned. They were extremely busy. She didn't rush me, she didn't push me aside and just said she would come back, no, she stood there helping me. Respect for that. As I sat waiting for my food, my drink was brought over within 2 mins, and was told my food would be out soon.. in the meantime I watched another young lady by the name of Shakira. I could hear her discussing the menu with another customer, who seemed to be extremely rude. The customer seemed to be a little annoyed about a situation that happened at the night club or bar( I over heard her talking to the other girls in the booth, and how there was a few people she didn't like in there at the time, and was annoyed they were there) even tho I listened as Sharkira some how took he blunt of the woman's anger, I was surprised how respectful, and pleasant Sharkira handled herself. I just kept thinking in my head, it's people like that, that make me know I couldn't handle being in Food services. Anyway, within just a few mins my food was out. That was the best scrapped eggs and hashbrowns I have had ever in IHOP. My waitress(kelly) wasted no time making sure I was comfortable, and had everything I needed, and if I did need anything, just to let her know. I must say Kelly was extremely fast. Not one glass of juice I had went empty b4 I had another one coming. LOVE THAT. I am a big drinker when I eat, and nothing make me more unhappy then an empty glass while I eat. Although I never explain this to any waitress bc I do understand I am not the only one there and that would be just rude. It was like Kelly already knew this about me and handled it very well. I watched as I ate as I seen a man(assuming bus boy/ dishes) as he even came to help the young women out w the tables when people were done. And gone. B4 I left I asked my waitress for everyone names that night that were working. To my surprise there was only 4. 2 waitress which were Kelly and Sharkira, the cook who was Kevin. (SHOUT OUT to Kevin for the best meal I have ever had at IHOP) in my life. And the dish washer POPS. While I finished up my meal and got ready to leave, I looked sat my watch and it was only 1:34am. So, over all. I must say, this is one of the greatest IHOPs ever. I have never seen employees work together under such a stressful environment as this. They were all polite, on point with the food, drinks, bo one waited for the checks, it was just extremely smooth how I watched them all work together the way they did No fighting, aurging, attuides, none of that. Thank u guys for making my night at IHOP wonderful. It was really nice seeing people come together. I haven't see this in a very long time. I pray management understands the team they have with all of u, and I pray they know yall worth. Keep up the wonderful work. P.S. I swear, I'm gonna go to Florida just to visit this ihop again. The manager at this location should be fired. He should be at the front greeting people and making work flow smoothly. Instead he was hiding behind the wall. All his employees were running crazy. Problems we had today:

  1. Waiting line to be seated passed the entry door. We were in the line for 20 mins. Manager was not at the desk assigning seats and gretting people. Waitresses stopped by at the waiting line a few times saying in hurry without looking at us who were angry " thanks for the patience, we are cleaning the tables". Everyone in the line was shaking their heads as there were lots of empty cleaned tables and did not make sense.
  2. we got seated first and put in order before two groups behind us. Those group complained that they were in the line for so long so manager came out and gave special treatment, black person to black people, served their table first. All customers regardless of race should be treated the same. Besides we got seated first and put in our order first.
  3. We waited 40 mis to get our food. By the time those two group behind us were done eating.
  4. our check had two extra items added which we did not order. Asked our waitress what were those two items. She went back and came back with new check and explained that the manager use her codes and added someone orders on our check but she corrected for us. Really!!! Manager duck up on someone bill. Make sure you look at you bill before you pay to my IHOP friends.

I hope IHOP management team see this review and take appropriate action on favoritism on race and color, inefficient manager and bad customer service at this Carrollwood location.

We live in this area, we frequently go there, we encountered different managers. This manager should be fired. He should not favor his own race. Every one no matter race, ethic or colors of customer should be treated the same and be respectful.

We won't be back to this location unless that manager is fired and IHOP management investigate this race issues and improve better customers service.
