We showed up at Koko Boba at 11:05 AM—five minutes after their opening time. But the doors were still locked, lights off, and not a soul in sight. Then I spotted someone lurking behind the curtins (hi, I saw you 👀), so we waited. Ten minutes later, the doors finally creaked open like we were entering a speakeasy for boba tea.

There were no menus up, just... vibes. Hot, sticky vibes. We waited another few minutes for the digital menus to power on. Once we placed our orders, they let us know the drinks would take 10–15 minutes. Cool. No problem.

So we played some games, laughed, sweated through our shirts (is the AC broken or just decorative?), and waited. And waited. And waited.

By the time we got our drinks, it was 11:45 AM. That’s nearly an hour for some boba. I’ve had dental work that was faster.

And then… I made the mistake of going to the bathroom.

Look, I wasn’t expecting a spa, but yikes. The trash was overflowing, the toilet seat had surprises on it, and there were very questionable hairs lounging on the sink like they paid rent. I noped out fast and used hand sanitizer like it was holy water.

Finally got our drinks… and they were… fine? Honestly it didn't taste like the boba was fully "cooked" & it kinda had a "fishy" taste to it. Not worth an hour of sweat either. Definitely not "drive across town" material.

TLDR: If you love waiting, heat exhaustion, and questionable bathrooms, this place is for you. If not, you might want to keep scrolling. We...

We just finished lunch and decided to try a new boba place near by. We walked in and there was 2 people working, we were still browsing the menu and the girl asked if we needed more time which we did. She then left the front register and went to the back, during that time I heard the two employees say they were running low on boba. We were ready to order and the gentleman came to the register to help. We ordered 5 different drinks, 2 of them were with boba. We sat down and waited and it took a bit before the employees started making the drinks. I understand being new but you are still providing a service, smile and make your customers feel important. She then called the drinks by a number (which we were not given) so when we went up and asked if the drink was ours the girl seemed so annoyed like we should know. Now here is my biggest problem, our drink had barley any boba. They should have honestly just told us it was out instead of filling cups with 5 pieces of boba to ration it out. Drinks are okay, service could use help. Also they are offering buy one drink get one free for a 5 star review. So you might just have to check it out for yourself to get a real feel for it. I visited this place last Saturday, and it was quite a disappointing experience. There was only one family who had already placed their order when I arrived. It took them well over 7 minutes to take my order, and I had to wait an additional 25 minutes to receive my order. On one of the tables, there was a guy sleeping, presumably a worker or a friend of the staff, and his table was messy with empty food containers. He was sleeping right next to them. The couple who seemed to be working there didn't appear to be on good terms, and you could sense the tension in the atmosphere. The girl who served me was in such a rush to get me out that my croffle was undercooked and practically raw on the inside. It was a complete waste of both time and money. It's disheartening because when they first opened, the atmosphere was welcoming, and the drinks and croffles were top-notch. Now, everything has...

I went 6/29 evening. This is not my first time here but other reviews are accurate, nice clean shop with friendly staff but...... Whoever made the boba that day or whoever was in charge of how it was stored needs to be re-trained Boba at this location is so inconsistent. Sometimes they run out...sometimes it's perfect...other times it's under cooked and now I find it well overcooked...they were so soggy in my wife's drink the boba had congealed into one big blob as pictured below....needless to say can't stuck that up the straw

What a cute little tea house! The girls that helped me were so sweet and helpful! I’m still new to the whole tea house/boba thing and they explained everything to me :) I ordered a brown sugar milk tea with cheese foam and bobas…OOOMMMGG sooo good! I got a strawberry matcha milk tea with strawberry poppers for my husband - DELICIOUS!! The strawberry poppers are these little explosions of fruit…it’s like a party in your mouth. Definitely going back to this gem!

I went 6/29 evening. This is not my first time here but other reviews are accurate, nice clean shop with friendly staff but...... Whoever made the boba that day or whoever was in charge of how it was stored needs to be re-trained Boba at this location is so inconsistent. Sometimes they run out...sometimes it's perfect...other times it's under cooked and now I find it well overcooked...they were so soggy in my wife's drink the boba had congealed into one big blob as pictured below....needless to say can't stuck that up the straw

What a cute little tea house! The girls that helped me were so sweet and helpful! I’m still new to the whole tea house/boba thing and they explained everything to me :) I ordered a brown sugar milk tea with cheese foam and bobas…OOOMMMGG sooo good! I got a strawberry matcha milk tea with strawberry poppers for my husband - DELICIOUS!! The strawberry poppers are these little explosions of fruit…it’s like a party in your mouth.
